Housing stock in Worli
Worli is a small district with very expensive housing. Sea Face and the Dr Annie Besant Road towers look at the Arabian Sea from one side and the bay from the other, which is spectacular and materially hostile to hardware. Behind them, Worli Village and the older colony stock are a completely different and far cheaper market.
Sea-facing towers
Forty to seventy floors on Worli Sea Face and toward the Sea Link. Full salt exposure, high wind load above the twentieth floor, and developer fit-out manuals with substantial deposits.
Dr Annie Besant Road towers
The Lotus Colony and Pandurang Budhkar Marg corridor. Slightly sheltered, still coastal, large formats and a high finish expectation.
Worli Village and Koliwada
Low-rise, dense, historic. Maximum salt exposure and minimum vehicle access — a genuinely different scope from tower work.
Older colony and mid-rise stock
Behind the sea face. Compact, unglamorous, and priced well below the towers in front of them.
What interiors cost in Worli
Our Worli rates run from ₹3,410 per sq ft at an essential finish to ₹6,080 per sq ft at luxury. Every figure below is that rate multiplied by the carpet-area band in the same row, so you can check the arithmetic against your own flat. These rates come from homes we have completed and billed, restated at October 2026.
| Home | Typical carpet area | Essential ₹3,410/sq ft | Premium ₹4,620/sq ft | Luxury ₹6,080/sq ft |
|---|---|---|---|---|
| 2BHK | 750–1,050 sq ft | ₹25.6 – 35.8 L | ₹34.6 – 48.5 L | ₹45.6 – 63.8 L |
| 3BHK | 1,200–1,800 sq ft | ₹40.9 – 61.4 L | ₹55.4 – 83.2 L | ₹73.0 L – ₹1.09 Cr |
| 4BHK | 2,000–3,000 sq ft | ₹68.2 L – ₹1.02 Cr | ₹92.4 L – ₹1.39 Cr | ₹1.22 – 1.82 Cr |
| Duplex / penthouse | 3,500–5,000 sq ft | ₹1.19 – 1.71 Cr | ₹1.62 – 2.31 Cr | ₹2.13 – 3.04 Cr |
Ex-GST; 18% applies on top. Civil work, appliances and loose furniture excluded. Run your own carpet area through the cost calculator.
Worli budgets are dominated by three line items: stone, bespoke metalwork and imported hardware. Carcass and labour are a smaller share of the total here than anywhere else in the city, which is why a Worli rate per sq ft is not comparable to a suburban one even at the same finish description.

Design and build under one accountable roof in Worli
Local factors we plan around in Worli
- Salt air is not a finish problem, it is a fastener problem. SS 316 throughout on anything exposed, including the screws nobody sees. SS 304 pits within two to three seasons at this distance from the water, and the failure shows first at hinges and handle fixings.
- Wind load above the twentieth floor is real. Balcony glazing, external light fittings and any openable panel need a wind-rated system with structural fixings. A domestic-grade sliding system on the fortieth floor of a sea-facing tower will fail, and it will fail in the monsoon.
- Deposits here run into lakhs. Sea-facing towers commonly hold a refundable fit-out deposit of ₹2–10 lakh, plus insurance certificates, contractor registration and a named site supervisor. We carry the paperwork; you should expect the deposit to be your cost, not ours.
- One goods lift, fifty floors, several concurrent fit-outs. Slot competition is intense. Stone slabs and full-height joinery are sized to the lift car, and anything oversized is either fabricated in situ or rejected at design stage.
- Air-conditioning coils corrode. Specify units with coated or corrosion-protected coils in every sea-facing flat. It is a small premium at purchase and it roughly doubles the service life this close to the water.
Getting labour and material into Worli
This is the part of a quotation that separates studios who work here regularly from studios who do not. These are the four or five constraints we programme against on every job in this district.
| Constraint | The reality here | How we plan for it |
|---|---|---|
| Fit-out deposit and registration | ₹2–10 lakh refundable, insurance and contractor registration required | Full documentation pack submitted before mobilisation; deposit reconciled at handover |
| Goods lift | One per tower, heavy competition, protected car with fixed dimensions | Stone and joinery modularised to the lift car; slots booked a week ahead |
| Working hours | 10am–6pm, no Sundays, no festival days, silence periods in some towers | Noisy scope front-loaded; finishing scope planned for the constrained weeks |
| Material protection | Common areas protected at the contractor's cost | Lift car, lobby and corridor protection installed on day one and photographed |
| Worli Village access | Lanes will not take anything larger than a small tempo | Hand-carry planning and in-situ fabrication for low-rise Koliwada work |
What we specify in Worli
Specification follows the local environment and the building rules, not a house style. These are the choices we make here that we would not necessarily make elsewhere in the city.
| Element | What we specify | Why, here |
|---|---|---|
| Exposed hardware | SS 316 throughout, including concealed fixings and screws | SS 304 pits within two to three seasons at this proximity to the sea |
| External joinery and balconies | Marine-grade plywood, anodised or powder-coated aluminium | Direct salt spray on the sea-facing elevations |
| Balcony glazing | Wind-rated system, structural silicone, stainless fixings | Genuine wind load above the twentieth floor |
| Air conditioning | Corrosion-protected or coated coils as standard | Roughly doubles coil service life in a sea-facing flat |
| Stone | Slab sizes set by the goods-lift car, not the supplier's standard | An oversized slab that cannot go up is a total loss, not a delay |
A typical Worli programme
- Weeks 0–2 – survey, tower documentation, depositsMeasure, obtain the fit-out manual, confirm lift car dimensions and slot policy, register the contractor, lodge deposits and insurance.
- Weeks 3–6 – design, stone and metal detailingBespoke stone, veneer and metalwork are detailed and modularised to the lift at design stage, because the lead times are long and the sizes are fixed.
- Weeks 7–9 – demolition, first fix, protectionCommon-area protection installed on day one. Plumbing, electrical and AC first fix with corrosion-protected equipment.
- Weeks 10–17 – joinery, stone, ceiling, glazingThe long stage. Wind-rated balcony glazing and stone install both depend on lift slots.
- Weeks 18–20 – finishes, commissioning, handoverPaint, metalwork, lighting commissioning, deep clean, snag closure, deposit reconciliation and warranty documents.
What clients here say
They changed the stone slab sizes because of the lift car. Our previous contractor in the same building had two slabs stranded in the loading bay for a month.
Four years on and not a single pitted hinge. They insisted on 316 on the fixings too, which we thought was excessive at the time.
Worli is where specification discipline earns its money. The design ambition here is high and the environment is unforgiving, and the projects that age badly are almost always the ones where somebody substituted 304 for 316 on a component nobody would ever see.

Frequently asked questions
How much do interior designers charge in Worli?+
₹3,410–₹6,080+ per sq ft of carpet area, the highest residential band in Mumbai. A 1,200–1,800 sq ft 3BHK runs roughly ₹40.9–61.4 lakh at an essential finish and ₹73.0–109.4 lakh at luxury, excluding 18% GST. Duplexes and penthouses commonly exceed ₹1.8 crore.
Why is Worli so much more expensive than the suburbs?+
Salt-air specification on every exposed component including concealed fixings, wind-rated balcony glazing, bespoke stone and metalwork with long lead times, six-figure tower deposits, and single-lift logistics that slow every delivery. Carcass and labour are a smaller share of a Worli budget than anywhere else in the city.
What hardware grade should a sea-facing Worli flat use?+
SS 316 throughout on anything exposed, and on the fixings too. SS 304 pits within two to three seasons this close to the water, and the first visible failures are at hinge plates and handle screws — components that are expensive to replace once the joinery is finished and installed.
Do Worli towers charge a fit-out deposit?+
Yes, commonly ₹2–10 lakh refundable, alongside contractor registration, insurance certificates, a named site supervisor and a signed undertaking on working hours and common-area protection. The deposit is the flat owner's cost and is reconciled after handover against any damage to common areas.
Does wind load affect interior work on high floors?+
Above roughly the twentieth floor on a sea-facing tower, yes. Balcony glazing, external light fittings and any openable panel need a wind-rated system with structural silicone and stainless fixings. Domestic-grade sliding systems fail on these elevations, generally during the first monsoon.
