Where an office in Worli actually is
Four kinds of space, and the commercial terms differ as much as the buildings do.
Dr Annie Besant Road commercial buildings
The 1990s and 2000s office buildings along the corridor. Purpose-built, with a passenger lift bank, a service lift if you are lucky, and landlord rules written down but administered informally.
Worli Naka and the Lotus junction
Smaller floors above street-level commerce, 1,200 to 4,000 sq ft. Frequently the best value in the district and almost always the tightest logistics.
Mill-land and Pandurang Budhkar Marg conversions
Upper floors of older commercial and light-industrial buildings, converted piecemeal. Generous heights, honest structure, and services that were never designed for an office.
Residential-to-office conversions
Ground and first floors of older buildings let for professional use. Legal only where the change of user is documented — we check the position before quoting.
Small floor plates and what they do to a budget
A reception, a boardroom, two meeting rooms, a pantry, a server position and a fire-detection loop cost broadly the same whether the floor is 3,000 square feet or 15,000. On a small Worli plate those fixed items are a third of the contract rather than a tenth, which is the real reason the per-square-foot rate here looks like a Grade-A business district rate for a building that is not one.
| Floor plate | ₹ per sq ft | Fixed core as a share | What it suits |
|---|---|---|---|
| 1,200 – 2,500 sq ft | ₹3,230 – 4,080 | 35 – 40% | Family offices, boutique funds, two-partner practices |
| 2,500 – 5,000 sq ft | ₹2,980 – 3,660 | 25 – 32% | Agencies, consultancies, small investment firms |
| 5,000 – 9,000 sq ft | ₹2,720 – 3,320 | 18 – 24% | The largest single floors available in the district |
| Converted upper floor, any size | ₹2,810 – 3,740 | Varies | Add services from scratch; height is the compensation |
Ex-GST, on chargeable area unless the lease says otherwise. Excludes loose furniture and IT hardware. These bands come from commercial fit-outs Greenbox has billed and completed, audited line by line and escalated to October 2026.

Small plates, full cores, a narrow commercial spine
Worked example: 3,200 sq ft office, Dr Annie Besant Road
Fourth floor of a 1990s commercial building, one passenger lift bank, no dedicated goods lift, a twelve-person investment team plus visiting partners. The floor comes back as a bare shell with a previous tenant's partitions still standing.
| Scope | ₹ lakh | Note |
|---|---|---|
| Strip-out, debris and protection | 2.20 | Previous tenant's partitions, ceiling and flooring removed |
| Civil and blockwork | 4.80 | Two solid-wall meeting rooms; server room enclosure |
| Glazed partitions, doors and cabins | 14.50 | Double-glazed to the boardroom for acoustic separation |
| Joinery — reception, storage, workstations, pantry | 19.60 | Bespoke reception in veneer; storage wall to the whole east side |
| Flooring | 6.40 | Engineered timber to the front of house, carpet tile to the floor |
| Ceiling and lighting | 13.80 | Plasterboard with a linear lighting scheme; acoustic raft over the open plan |
| Electrical, DB and small power | 9.20 | New sub-DB, floor boxes, UPS provision to the trading desks |
| HVAC modification | 11.50 | Existing ducted system re-zoned; separate unit for the server room |
| Fire detection and suppression alterations | 5.60 | Loop re-routed to the new layout and re-commissioned |
| Data, AV and meeting-room technology | 7.30 | Structured cabling, two video-conference rooms |
| Washrooms and pantry | 6.40 | Floor washrooms refurbished as part of the lease deal |
| Painting and finishes | 2.20 | Full floor |
| Project management and contingency | 2.10 | Against the HVAC re-zoning |
| Total, ex-GST | 105.60 | ₹3,300 per sq ft carpet |
Add 18% GST. Around 31% of this contract is core work that would cost almost exactly the same on a floor twice the size.
Constraints that shape a Worli office project
- Most of these buildings are mixed-use. Flats above, offices below, or both in the same stack. Core cutting, chasing and demolition happen on Saturday afternoons and Sundays with the society's written agreement; quiet trades run on weekdays. We build that split into the programme rather than discovering it after the first complaint.
- There is usually no goods lift. Material goes up in a passenger lift with the car protected, which caps panel sizes and rules out full-height single-piece glazing. Where a boardroom needs a 3 metre glass panel, it is craned or it is two panels with a designed joint — decided at design stage, not on delivery day.
- Parking and unloading on Dr Annie Besant Road is enforced. There is no tolerance for a tempo standing on the carriageway. Deliveries are early morning into the building's own bay, and the bay is shared with every other tenant.
- West-facing glazing runs hot. Several of these buildings have large unshaded west elevations. Solar-control film, internal blinds and a re-zoned HVAC layout are not optional if the desks are going near the glass, and they are cheaper to plan than to retrofit in April.
- Change of user has to be real. Where the space is in a residential building, we ask for the documentation before we quote. An office built in a flat with no change of user is a liability that outlasts the fit-out.
What the occupiers here actually want
The Worli office tenant is typically a fund, a family office, a design or communications agency, or a professional practice with twelve to forty people. They are not optimising cost per seat; they are hosting clients in a district where the address is part of the pitch. That pushes the budget toward the front of house — reception, boardroom, the meeting room a visitor sees — and away from density. We plan these at 90 to 120 square feet of chargeable area per person, against 65 to 80 in a back-office floor in the suburbs, and the brief usually includes a serious pantry because people eat at their desks and clients are given something better than a paper cup.

Frequently asked questions
Why is a small Worli office more expensive per square foot than a large one?+
Because the core does not shrink. Reception, boardroom, pantry, server position, fire loop and HVAC re-zoning cost broadly the same on 2,000 square feet as on 8,000. On a small plate they are 35–40% of the contract; on a large one they are under 20%. It is arithmetic, not a premium for the address.
Can we work at night to avoid disturbing the residents above?+
Partly. Noisy work — core cutting, chasing, demolition — is normally confined to Saturday afternoon and Sunday with written society agreement. Night working is rarely permitted in mixed-use buildings here. Quiet trades, joinery installation and services run on weekdays, so the programme is built around two different working weeks.
Our floor has no goods lift. What does that rule out?+
Single-piece glazing above about 2.4 metres, full-size stone slabs, and pre-assembled joinery of any scale. Everything arrives knocked down and is assembled on the floor, which adds three to five days and means the design must have joints where joints are acceptable rather than where they end up.
Is a residential flat converted to an office legal in Worli?+
Only with a documented change of user and the society's consent. Plenty of professional practices operate from converted ground floors here quite properly. We ask to see the position before quoting, because a fit-out in an undocumented conversion is a risk you carry for the whole lease and we would rather flag it than build it.
How long does a 3,000 square foot Worli office take?+
Ten to fourteen weeks. The programme is longer than the work because of restricted noisy-work windows and shared lift access. Where the landlord's washroom refurbishment forms part of the deal, add two weeks — those are always on the critical path and always start later than agreed.
