Housing stock in Chembur
Chembur's housing history is unusual. Refinery and railway colonies, Gujarati and Sindhi co-operatives from the 1960s, and a dense chawl fabric around Tilak Nagar and Ambedkar Nagar — most of it now either redeveloped or in the queue. The Eastern Freeway put south Mumbai twenty minutes away, and the prices followed.
Redevelopment towers, RC Marg and Tilak Nagar
New possessions replacing colony and chawl stock. Efficient layouts, developer basics, and families with thirty years of accumulated storage needs and no prior fit-out experience.
Diamond Garden and Chembur Colony
Established, leafy, largely 1960s–80s co-operative blocks. Generous plans, old services, and committees that are approachable but formal.
Basant Park and the Union Park side
Premium mid-rise stock. Larger carpet areas and a higher finish expectation than the suburb average.
Govandi-side and Mahul Road towers
Newer, more affordable high-rise. Watch the air-quality side: we specify washable finishes and better filtration on the refinery-facing elevations.
What interiors cost in Chembur
Our Chembur rates run from ₹1,760 per sq ft at an essential finish to ₹3,040 per sq ft at luxury. Every figure below is that rate multiplied by the carpet-area band in the same row, so you can check the arithmetic against your own flat.
| Home | Typical carpet area | Essential ₹1,760/sq ft | Premium ₹2,310/sq ft | Luxury ₹3,040/sq ft |
|---|---|---|---|---|
| 1BHK | 380–520 sq ft | ₹6.7 – 9.2 L | ₹8.8 – 12.0 L | ₹11.6 – 15.8 L |
| 2BHK | 600–820 sq ft | ₹10.6 – 14.4 L | ₹13.9 – 18.9 L | ₹18.2 – 24.9 L |
| 3BHK | 950–1,300 sq ft | ₹16.7 – 22.9 L | ₹21.9 – 30.0 L | ₹28.9 – 39.5 L |
| 4BHK / duplex | 1,400–1,950 sq ft | ₹24.6 – 34.3 L | ₹32.3 – 45.0 L | ₹42.6 – 59.3 L |
Ex-GST; 18% applies on top. Civil work, appliances and loose furniture excluded. Run your own carpet area through the cost calculator.
First-time fit-outs in Chembur are almost always specified from the carcass outward: BWP, hardware and internal fittings first, shutter finish last. That ordering is the difference between a home that still works in year eight and one that looks tired in year three.

Design and build under one accountable roof in Chembur
Local factors we plan around in Chembur
- Most of our clients here have never done this before. A family moving from a chawl or a 1965 colony flat into a new tower has no reference for what joinery costs or how long it takes. We spend longer on the BOQ walkthrough in Chembur than anywhere else, and it prevents almost every later dispute.
- Corpus-fund budgets need honest framing. Redevelopment settlements often include a corpus payment that families intend to spend on interiors. We will tell you when a corpus does not cover a full-home scope and which rooms to phase instead of thinning the specification everywhere.
- Refinery-side air quality. On the Mahul Road and Govandi-facing elevations, surfaces collect a fine deposit. Matte laminate and washable emulsion outperform gloss and textured finishes there by a wide margin.
- Old co-operatives have plumbing, not drainage. Diamond Garden and Chembur Colony blocks frequently have common stacks that cannot take a relocated WC. We confirm the stack position before drawing any bathroom change.
- Access is genuinely good. The Eastern Freeway, Sion–Panvel Highway and the monorail corridor make Chembur one of the easier eastern suburbs to supply. Material lead times here are a day or two shorter than in the far west.
Getting labour and material into Chembur
This is the part of a quotation that separates studios who work here regularly from studios who do not. These are the four or five constraints we programme against on every job in this district.
| Constraint | The reality here | How we plan for it |
|---|---|---|
| Material supply | Eastern Freeway and Sion–Panvel access, hardware markets close by | Shorter lead times; we hold less buffer stock on site, which keeps the flat workable |
| Redevelopment fit-out rules | Developer window, deposit, protected lobbies | Registered with the developer before mobilisation, lift and lobby protection installed on day one |
| Old society NOCs | Formal committee process, structural undertaking, deposit | NOC pack with marked drawings submitted at survey stage, not after design |
| Working hours | 10am–6pm standard, no Sundays or festival days in most societies | Programme assumes 5.5 working days; noisy work front-loaded |
What we specify in Chembur
Specification follows the local environment and the building rules, not a house style. These are the choices we make here that we would not necessarily make elsewhere in the city.
| Element | What we specify | Why, here |
|---|---|---|
| Carcass | BWP plywood throughout | Eastern-suburb humidity plus long monsoon; the one component you cannot replace |
| Shutters | Matte laminate on refinery-facing elevations; acrylic inland | Fine airborne deposit shows immediately on gloss |
| Paint | Washable interior emulsion, not economy distemper-grade | Surfaces here are wiped far more often than the city average |
| Bathroom layout | WC position retained unless the common stack permits otherwise | Old co-operative stacks will not take a relocated soil line |
| Hardware | Hettich or Ebco soft-close throughout, full-extension drawers | First-time fit-out clients notice drawer quality more than anything else |
A typical Chembur programme
- Week 0 – survey, stack check and paperworkMeasure, locate the common plumbing stack, confirm the developer or society fit-out rules, and take the deposit receipt.
- Weeks 1–3 – storage audit, design, BOQ walkthroughA long, line-by-line walkthrough of the bill of quantities. For a first-time client this is the most valuable hour of the project.
- Weeks 4–5 – demolition and first fixBuilder platform out, plumbing and electrical first fix in, everything photographed before it is covered.
- Weeks 6–10 – joinery, ceiling, tilingCarcass-first sequencing; ceiling closes only after the services are tested.
- Weeks 11–13 – finishes, snag, handoverPaint, hardware, lighting, clean, our snag list closed, then yours, then warranty documents.
What clients here say
First house we have ever had designed. They went through the quotation line by line with us twice. Nothing on the final bill was a surprise.
They checked the drainage stack before drawing the bathroom, and told us straight that the WC could not move. Saved us a very expensive mistake.
Chembur projects reward patience at the quotation stage. Families coming out of forty-year-old housing are making decisions they have never made before, and the studio that explains the bill of quantities properly ends up with the least friction on site.

Frequently asked questions
How much does interior design cost in Chembur?+
₹1,760–₹3,040 per sq ft of carpet area. A 600–820 sq ft 2BHK runs roughly ₹10.6–14.4 lakh at an essential finish and ₹18.2–24.9 lakh at luxury, excluding 18% GST. Redevelopment possessions typically sit in the essential-to-premium range.
We are moving into a redevelopment flat. Where should the budget go?+
Carcass grade, hardware and internal fittings first; shutter finish last. A family leaving a forty-year-old flat is usually short of storage, not short of decoration. BWP plywood, soft-close full-extension drawers and full-height joinery with lofts do more for daily life than an upgraded shutter finish.
Can the bathroom be moved in an old Chembur society flat?+
Rarely. Buildings from the 1960s–80s in Diamond Garden and Chembur Colony have common soil stacks that cannot accept a relocated WC without cutting into the slab or running an unacceptable gradient. Basins and showers can usually move; the WC generally stays.
Does refinery-side air affect finish choice?+
On Mahul Road and Govandi-facing elevations, yes. A fine deposit settles on horizontal and gloss surfaces. Matte laminate, washable emulsion and smooth rather than textured wall finishes stay looking clean far longer and take repeated wiping without marking.
Will a redevelopment corpus cover a full-home interior?+
Sometimes, for a 1BHK or a modest 2BHK at an essential finish. For a 3BHK it usually will not. Where it does not, we recommend phasing by room — kitchen, wardrobes and the living area first — rather than thinning the specification across the whole flat.
