No rear door, and what that means
Almost every commercial unit in Worli is on the ground floor of a building whose service access was designed for residents, not for a restaurant. There is no back lane. Deliveries, gas cylinders, waste, linen and staff all arrive at the same face of the building as your customers, frequently through the same lobby. This is the single most common reason a Worli F&B lease turns out to be unworkable after signing.
What we do about it: establish a delivery window with the society in writing before design, usually before 11am; plan a dedicated goods route from the kerb that never crosses the dining room, even if that costs a table; specify a sealed, chilled waste hold rather than bins in a corridor; and put the staff entrance and changing area where a delivery can be received without opening the front door. On a 2,200 square foot unit that discipline costs perhaps forty square feet of trading area and is the difference between a good relationship with the building and a lease dispute in year two.

The catchment arrives by car and lives upstairs
Worked example: 2,200 sq ft restaurant with a bar
A ground-floor unit off Dr Annie Besant Road, seventy covers, a full production kitchen, a bar, flats above from the third floor up. The landlord provides a bare shell with a water connection and a three-phase supply.
| Scope | ₹ lakh | Note |
|---|---|---|
| Strip-out, protection and hoarding | 2.10 | Previous tenant's works removed; hoarding to the street |
| Civil, drainage and waterproofing | 6.40 | Kitchen and washroom drainage re-laid; full tanking to wet areas |
| Kitchen — civil, exhaust duct and gas | 13.60 | Exhaust routed to terrace level with the society's consent; gas bank and manifold |
| Kitchen equipment interface | 2.80 | Services brought to equipment positions; equipment supplied by the client |
| Bar — structure, services and finishes | 5.90 | Under-counter refrigeration, glass wash, drainage |
| Joinery, seating and fixtures | 11.00 | Banquettes, loose seating frames, service stations, host desk |
| Flooring | 4.10 | Stone to circulation, timber to the seating zones, non-slip to the kitchen |
| Ceiling, acoustics and lighting | 9.80 | Acoustic ceiling and isolation to the slab below the flats |
| Electrical, DB and small power | 6.40 | New sub-DB, kitchen load, dimmable dining circuits |
| HVAC, ventilation and make-up air | 6.20 | Balanced supply against kitchen extraction; no negative pressure at the door |
| Fire detection and suppression | 2.40 | Kitchen hood suppression, detection, extinguishers |
| Shopfront and signage | 3.10 | Powder-coated aluminium and marine-grade fixings |
| Project management and contingency | 1.00 | Against the exhaust route approval |
| Total, ex-GST | 74.80 | ₹3,400 per sq ft carpet |
Add 18% GST. Kitchen, exhaust and ventilation together are 30% of this contract, which is normal for F&B and always underestimated in a first budget.
Three constraints that decide a Worli commercial project
- The exhaust drawing decides the lease. A kitchen extract has to reach terrace level, and every society in this district has an opinion about a duct running up the façade. Settle the route, the cladding and the noise attenuation with the committee before signing the lease, not after. We have seen two leases abandoned over this and both were avoidable.
- Acoustic isolation upward, not just outward. Flats sit above these units and the residents are the people who will complain. That means an isolated ceiling with a resilient hanger system, plant on anti-vibration mounts, and a music system with a limiter set at handover. Doing it afterwards means closing for a fortnight.
- Salt eats the shopfront. Sea-facing and Sea Link-facing units need powder-coated aluminium sections, marine-grade fixings and glass with a coastal-rated seal. Mild steel shopfronts on this stretch look neglected within two monsoons, and a tired shopfront costs more in lost trade than the upgrade ever cost to build.
Where the money should go in this market
The Worli customer is discerning about a narrow set of things. The arrival sequence — how the car is received, what the first three metres look and sound like — carries more weight than anywhere else we work, because the customer is local and will decide in the first minute whether this is a place they bring people. Lighting quality matters more than lighting quantity, and a dimmable scheme with a scene for lunch and one for dinner is worth more than any decorative feature. Washrooms are judged harshly. Conversely, the finish on the back-of-house does not need to be expensive, and the kitchen budget should go into ventilation and drainage rather than into stainless steel you can see.

Frequently asked questions
Can a kitchen exhaust be routed up the outside of a Worli building?+
Only with the society's written consent, and it is the question to settle before signing anything. The duct has to reach terrace level, be clad to match the façade, carry attenuation so the fan is not audible in the flats, and be maintainable. We have seen leases abandoned over this after the fact, which is a very expensive way to learn the answer.
How do deliveries work when there is no rear access?+
Through a written delivery window with the society, usually before 11am, and a goods route from the kerb that never crosses the dining area. It costs roughly forty square feet of trading space on a 2,200 square foot unit. Skipping it produces daily friction with the building and, eventually, a formal complaint.
What does the acoustic isolation add?+
Roughly 6–8% of the contract for an isolated ceiling on resilient hangers, plant on anti-vibration mounts and a limiter on the music system. Against that, retrofitting it after residents complain means closing for two weeks and stripping a finished ceiling, which costs three times as much and loses the trade as well.
Is a Worli clinic a different scope from a Worli café?+
Entirely. A clinic needs separated clean and soiled circulation, dedicated drainage from treatment rooms, coved washable finishes, and confirmed floor loading and power for any imaging equipment. It costs less than an F&B fit-out because there is no kitchen, but it is far less forgiving of a layout designed before the equipment schedule arrives.
How long does a Worli restaurant take to build?+
Fourteen to eighteen weeks. The build itself is twelve; the difference is the exhaust approval, the society's delivery restrictions and the licensing file running in parallel. We sequence so the kitchen and ventilation are commissioned before the front of house is finished, because that is the part that fails inspection.
