Start with the storage audit
Before drawing anything we count what has to be put away: clothes by hanging metre, bedding sets, suitcases, kitchen provisions, appliances, documents, shoes, sports equipment and the things nobody mentions until week ten. It converts a vague brief into a volume target.
| Room | Builder standard | Target after design | How the volume is found |
|---|---|---|---|
| Master bedroom | 35 – 45 cu ft | 95 – 130 cu ft | Full-height wardrobe to the slab, loft, bed storage |
| Second bedroom | 30 – 40 cu ft | 75 – 105 cu ft | Wardrobe with loft, study with under-desk storage |
| Living and dining | 0 – 10 cu ft | 45 – 70 cu ft | TV unit with closed storage, crockery unit, bench seating |
| Kitchen | 20 – 30 cu ft | 70 – 95 cu ft | Tall unit, corner pull-outs, loft over wall units |
| Entrance | 0 | 18 – 30 cu ft | Shoe unit with a console top |
| Bathrooms | 5 cu ft | 14 – 22 cu ft | Mirror cabinet, vanity, recessed niche |
| Total | 90 – 130 cu ft | 317 – 452 cu ft | — |
These are usable internal volumes, not carcass dimensions. A well-designed 2BHK roughly triples the storage a builder-standard flat provides, without reducing the floor people move through.
Layout strategy, room by room
- Living and dining as one zone. In a 550–750 sq ft flat, a physical divider costs you both rooms. Zone with a rug, a ceiling change and a lighting shift instead, and use one flooring and one wall palette throughout so the eye runs.
- The TV wall carries the storage. A full-height unit with closed base storage, an open display band and a loft above holds more than most people expect and removes the need for a separate sideboard.
- Dining against a wall, not in the middle. A four-seat table with two chairs and a bench against a wall seats the same number in two-thirds of the footprint, and the bench can have storage under it.
- Master bedroom: wardrobe first, bed second. Place the wardrobe run on the longest uninterrupted wall, then site the bed with 600 mm of clear circulation on both sides where possible, 450 mm minimum on one.
- Second bedroom with two jobs. It is almost always a guest room plus something else — study, nursery, home office. A bed-cum-study with a wall-mounted desk and a loft handles both without committing the room to either.
- Kitchen: work the corner and go tall. In a 6 x 8 or 7 x 9 kitchen a magic corner and a single tall unit recover more than any layout change.
- Entrance zone, however small. A 450 mm deep shoe unit with a console top and a mirror stops the shoe pile that otherwise lives by the door in every 2BHK in the country.
Every 2BHK we are asked to redo has the same fault: the joinery stops at seven feet. There is a foot and a half of free storage above it.

What a 2BHK package should contain
Packages are useful shorthand and easy to compare badly. Here is what each tier should actually include, so you can check a quotation against it rather than against a headline number.
| Scope item | Essential | Premium | Signature |
|---|---|---|---|
| Wardrobes | 2, laminate, with lofts | 2, veneer or acrylic, with lofts and internals | 2, custom internals, lighting, dresser |
| Kitchen | L-shape, laminate, BWP carcass | L or parallel, acrylic, branded hardware | Full custom, quartz top, tall units |
| TV and crockery units | TV unit only | TV unit plus crockery unit | Full wall composition with lighting |
| False ceiling | Living and dining, peripheral | Living, dining and both bedrooms | Designed ceiling with layered lighting |
| Electrical | Points augmented, same fittings | Rewiring where needed, new switches | Full rewire, automation-ready |
| Painting | Emulsion throughout | Emulsion plus one feature wall | Texture, wallpaper, feature finishes |
| Beds and study | Not included | Bed with storage in master | Both bedrooms, plus study |
| Typical total | ₹7 – 11 L | ₹12 – 19 L | ₹20 – 28 L |
Excluding 18% GST and civil work. Compare quotations item by item rather than on the total. A cheaper package with one fewer wardrobe and no ceiling is not cheaper. Detailed figures are on our 2BHK cost page.
Sequence and timeline
- Week 0 — survey and briefMeasured survey, storage audit, and a conversation about who lives here and what they own.
- Weeks 1 to 3 — design and 3DLayouts, storage volumes confirmed, material palette, photoreal views, and revisions. Changes here are free.
- Week 3 — BOQ and sign-offLine-item bill of quantities, fixed programme, milestone payment schedule.
- Weeks 4 to 5 — civil, plumbing, electricalAny wall changes, point augmentation, chasing and making good.
- Weeks 5 to 7 — false ceiling and factory fabricationCeiling on site while joinery is cut, banded and pre-drilled off site.
- Weeks 7 to 10 — joinery installation and kitchenCarcasses, shutters, countertop templating and fitting.
- Weeks 10 to 12 — finishes, snag and handoverPainting, fittings, deep clean, joint snag walk and warranty documents.
If you want a figure for your own flat rather than a band, the 2BHK cost calculator gives a room-wise estimate in about a minute.
What to build now and what can wait
Not every 2BHK is funded in one go, and the split that works is not the obvious one. Anything disruptive belongs in the first phase; anything that installs cleanly into a finished flat can wait without penalty.
| Item | Phase | Why | Cost of deferring |
|---|---|---|---|
| Electrical augmentation and rewiring | Now | Requires chasing and making good | Reopening finished walls |
| Plumbing changes and waterproofing | Now | Wet trades with cure times | Full bathroom redo |
| False ceiling | Now | Dusty; coordinates with AC and lighting | Re-running conduit |
| Modular kitchen | Now | Ties to plumbing, gas and electrical | Kitchen downtime twice |
| Master bedroom wardrobe | Now | The household's primary storage | Living out of boxes |
| Second bedroom joinery | Later | Clean install into a finished room | None |
| TV and crockery units | Later | Wall-fixed, no wet trades | None |
| Loose furniture and styling | Later | No site work at all | None |
The rule: never split flooring, ceiling or painting across phases within the same visual zone, because the join always shows.

Frequently asked questions
How do you design a 2BHK properly?+
Start with a storage audit — count what has to be put away and convert it into a cubic feet target per room. Then place the wardrobe runs before the beds, treat living and dining as one zone with a single palette, take all joinery to the slab with lofts, and give the second bedroom two jobs rather than one.
How much storage can a 2BHK actually hold?+
A builder-standard 2BHK offers roughly 90–130 cubic feet. A properly designed one reaches 317–452 cubic feet without reducing the floor area people move through — mostly through full-height wardrobes with lofts, bed storage, a tall kitchen unit with corner pull-outs and a storage-carrying TV wall.
Should the second bedroom be a guest room or a study?+
Both, in almost every case. A bed-cum-study with a wall-mounted desk, a wardrobe with a loft and either a sofa-cum-bed or a compact double handles guests, work and a future child's room without committing the flat to any one of them. Rooms designed for a single use are the first thing people regret.
How long does a 2BHK interior take?+
Ten to twelve weeks from design sign-off with no major civil work — roughly three weeks of design and 3D, two weeks of civil and services, two to three weeks of ceiling and off-site fabrication, three weeks of joinery installation and two weeks of finishes, snagging and handover.
Is a package or a custom design better for a 2BHK?+
Packages are useful for comparing scope, provided you compare item by item rather than on the headline total. A package missing a wardrobe, a ceiling or the kitchen tall unit is not cheaper, it is smaller. We quote a line-item BOQ either way so the scope is explicit.
