Why a single contract is not optional in a tower
In a low-rise building you can hire a carpenter, an electrician and a painter and coordinate them yourself. In a Worli tower you cannot, and the reasons are procedural rather than technical. The building issues gate passes against a named contractor's crew list and will not admit a substitute. The goods lift is booked against that contractor. The refundable deposit is lodged in that contractor's name and released against their conduct. The method statement, the insurance certificate and the debris route are all filed once, by one party. Splitting the work means either filing all of that several times or, more commonly, one vendor carrying everyone else's crew on their pass — which works until something goes wrong and nobody is accountable for it.
| What the tower requires | Single contract | Split contracts |
|---|---|---|
| Contractor registration | One, filed once | One per vendor, each with its own documents |
| Refundable deposit | One deposit, one party accountable | Either several, or one vendor exposed for everyone |
| Goods lift slots | Booked and sequenced against one programme | Contested between vendors daily |
| Method statement | One document covering the whole works | Frequently absent for the smaller trades |
| Damage to common areas | Our liability, our insurance | Disputed, and the deposit is held meanwhile |
| Defects after handover | One warranty, one number to call | Each vendor blames the one before |
Worked example: 2,600 sq ft apartment, complete turnkey contract
A sea-facing flat handed over as a bare shell. Owner based overseas, visiting twice during the programme. Four bedrooms, four bathrooms, an open kitchen, lighting control and motorised blinds throughout.
| Scope | ₹ lakh | Note |
|---|---|---|
| Design, drawings and estate submissions | 5.11 | Full drawing set, method statement, fit-out manual compliance pack |
| Protection, deposits and compliance | 3.77 | Lift and lobby protection, refundable deposit, crew registration |
| Civil work and waterproofing | 7.79 | Balcony and four bathroom membranes; block work to the dressing room |
| Plumbing | 2.68 | Concealed lines re-run to all wet points |
| Electrical, AV and automation | 12.65 | New DB, structured cabling, lighting scenes, motorised blinds |
| HVAC re-work | 8.27 | Ducted system re-zoned to the new layout; grilles integrated into the ceiling |
| Joinery | 41.97 | Wardrobes, dressing room, TV walls, kitchen, bar, study, entry |
| Stone and surfaces | 13.63 | One slab batch reserved for the whole flat |
| Ceiling and lighting | 12.90 | Profile and track lighting on scene control across seven zones |
| Painting and wall finishes | 5.23 | Lime finish in reception rooms; anti-fungal base on west walls |

| Soft furnishing and loose furniture | 5.60 | Procured, received, assembled and placed by us |
| Project management and contingency | 2.07 | Held against what the shell hides |
| Total, ex-GST | 132.86 | ₹5,110 per sq ft carpet |
Add 18% GST. Every building charge is a named line here — deposits and compliance alone are ₹3.77 lakh and are not absorbed into a rate.

One contractor, one deposit, one number to call
Built for an owner who is not in the country
A large share of Worli turnkey work is commissioned by owners living overseas or spending most of the year elsewhere. That is a contract design problem as much as a construction one. What we put in place: a fixed decision calendar issued at the start, listing every choice and the date by which it must be made, so nothing waits on an email; physical sample boxes couriered rather than photographs, because a veneer does not travel through a screen; a weekly dated photo and video log; a single named project manager who does not change; and a variation protocol where nothing over a stated value proceeds without written approval. The two site visits the owner does make are scheduled against milestones — setting out and pre-handover — rather than whenever a flight suits, because those are the two moments where being present changes the outcome.
What is inside the price, and what is not
- Inside: design and all drawings, every trade, all materials and hardware, the building's registration and compliance work, protection of common areas, debris removal, snagging, a deep clean before handover, and the warranty.
- Inside, and usually forgotten: the refundable deposit, lift-slot charges, the method statement, insurance certificates, and re-commissioning of any building system we alter.
- Outside: statutory approvals attaching to the premises, society transfer charges, appliances and electronics unless listed, art, and anything the owner procures directly.
- Outside, and stated plainly: variations. A written variation order with a price and a programme effect is issued before work proceeds, every time. The most common cause of a turnkey contract souring is verbal changes that nobody priced.

Frequently asked questions
Why can't I hire trades separately in a Worli tower?+
You can, but the building will not make it easy. Gate passes, lift slots, the refundable deposit and the method statement are all filed against one named contractor. Splitting the work means repeating that administration for each vendor, or one vendor carrying everyone on their pass and their deposit — which holds until something goes wrong.
How do you manage a project for an owner living abroad?+
A fixed decision calendar with dates, physical sample boxes couriered rather than photographs, a weekly dated photo and video log, one named project manager for the whole programme, and a written variation protocol. The owner's two visits are scheduled at setting out and pre-handover, which are the moments where presence changes the result.
Is the tower deposit refundable, and who chases it?+
It is refundable against conduct — no damage to common areas, debris removed properly, works within the permitted scope — and we chase it, because it is lodged in our name. Recovery is part of the contract's closing sequence along with snagging and the handover file, not an afterthought left to the owner.
How are variations handled?+
A written variation order with a price and a programme effect, issued and approved before work proceeds. No exceptions, including for changes the site team could absorb. Verbal changes that nobody priced are the single most common reason a turnkey contract ends badly, and the discipline costs nothing.
How long does a 2,500 square foot Worli flat take?+
Twenty-two to thirty weeks. Construction is around eighteen; the rest is lift rationing, approvals, imported material lead times and the building's commissioning requirements. We issue a programme with those constraints visible rather than a shorter one that quietly slips.
