Hanging a ceiling you cannot drill for
Post-tensioned slabs carry steel tendons in ducts, and drilling into one is both prohibited by the fit-out manual and genuinely dangerous. Most Worli towers publish a maximum anchor depth — often 25 to 40 millimetres — and require a scan before any fixing. That changes the ceiling from a commodity into a designed element. The frame is hung on shallow-set anchors to a published pattern after a cover-meter or GPR scan, spans are reduced so each hanger carries less, and anything heavy — a fan coil unit, a chandelier, a motorised blind — is supported on an independent frame spanning between walls rather than from the slab. That is ₹30 to ₹55 per square foot above an ordinary suspended ceiling, and it is the single largest reason this rate looks high.
| Ceiling type | Drop | What it carries | ₹ per sq ft |
|---|---|---|---|
| Peripheral cove, 500 mm | 80 – 100 mm | Cove light and a curtain pocket | ₹155 – 185 |
| Full plain ceiling | 120 – 150 mm | Lighting plan, sprinkler drops, one service run | ₹175 – 205 |
| Stepped ceiling, two levels | 160 – 190 mm | Zoning a large room; profile lighting in the step | ₹195 – 230 |
| Ceiling with concealed ducted cooling | 250 – 320 mm in the pocket | Fan coil units, ducts, grilles, access panels | ₹215 – 245 |
| Ceiling with blind pockets and lighting control | 180 – 220 mm | Motorised blind boxes, driver housings, scene wiring | ₹225 – 260 |
Ex-GST, per square foot of ceiling area. Excludes light fittings, blinds and the air conditioning equipment itself.

Designed to be hung, not simply to be looked at
Worked example: 1,250 sq ft of ceiling in a 1,900 sq ft flat
A sea-facing apartment with a 3.1 metre slab. Ducted cooling concealed across the living and dining areas, blind pockets on the full glazed elevation, cove and profile lighting throughout, and plain ceilings in the bedrooms.
| Scope | ₹ lakh | Note |
|---|---|---|
| Frame and suspension, scanned and shallow-anchored | 0.62 | GPR scan, published anchor pattern, reduced spans |
| Board and finishing | 0.78 | Moisture-resistant board to the coastal elevation; two-coat jointing |
| Cove and profile detail | 0.42 | Continuous profile in the living and dining; cove in bedrooms |
| Blind pockets | 0.18 | Fifteen metres of pocket with motor housings and access |
| Duct and grille integration | 0.30 | Fan coil supports on independent frames; linear grilles set flush |
| Access panels | 0.09 | At every fan coil, filter and blind motor position |
| Painting | 0.26 | Two coats over primer, corners inspected under raking light |
| Total, ex-GST | 2.65 | ₹212 per sq ft of ceiling |
Add 18% GST. Excludes light fittings, blinds and air conditioning equipment. Access panels are ₹9,000 of this and are what make the ceiling maintainable.
Three things people get wrong at this level
- Leaving out access panels. A fan coil unit needs its filter cleaned twice a year and its drain pan reachable. A blind motor fails eventually. Without panels, maintenance means cutting the ceiling and repainting the room. We put a panel at every serviceable item and detail them to sit flush and disappear.
- Hanging something heavy from the board. Plasterboard carries almost nothing. A chandelier, a ceiling fan or a projector needs an independent frame designed into the ceiling at construction stage — which is free then and impossible later without opening the ceiling.
- Designing the ceiling before the cooling. The duct route, the fan coil positions and the grille locations set the pocket depth and the ceiling geometry. When the ceiling is designed first and the cooling fitted into it, the result is a deeper drop in the wrong place and grilles where the light fittings should be.
Height, and what to do with it
A 3.1 metre slab is genuinely generous by Mumbai standards and it is worth spending some of it. A 150 millimetre plain ceiling leaves 2.95 metres, which reads as tall. A 200 millimetre stepped ceiling in the living room leaves 2.90 and gives the room a defined centre without walls. Where ducted cooling is involved, the deep pocket goes over circulation or over the dining area rather than across the whole room, so the ceiling steps up where people sit. What we would not do, even here, is drop the entire ceiling to the depth of the deepest service — it is the commonest way a tall room becomes an ordinary one.

Frequently asked questions
Why can't you drill into the slab?+
Because it is post-tensioned: steel tendons run in ducts within the slab and drilling into one is prohibited by the fit-out manual and genuinely hazardous. Towers publish a maximum anchor depth, usually 25–40 mm, and require a scan before fixing. The frame is designed around that, which adds ₹30–55 per square foot.
Do we need access panels?+
At every serviceable item — fan coil units, filters, drain pans, blind motors, driver housings. A fan coil filter needs cleaning twice a year. Without a panel that means cutting the ceiling and repainting the room, which costs more the first time than every access panel in the flat.
Can a chandelier hang from a false ceiling?+
Not from the board, which carries almost nothing. It needs an independent support frame designed into the ceiling and spanning to structure, decided at construction stage. Free then; after the ceiling is closed it means opening and reinstating it, and the repair is always visible under raking light.
How deep does ducted cooling make the ceiling?+
250 to 320 mm in the pocket where the fan coil and ducts sit — but only there. The rest of the ceiling stays at 120–150 mm. Putting the deep pocket over circulation or the dining area rather than across the whole room is what keeps a tall room tall.
What board should be used in a sea-facing flat?+
Moisture-resistant board on the coastal elevation and in any room where a balcony door is regularly open, with a galvanised frame rather than a painted mild-steel one. Standard board and an MS frame will be sound for years in an inland flat and will not be, here, at the glazing line.
