1BHK cost per sq ft by finish level
Everything below is quoted on carpet area, the area inside your walls. A builder's brochure will usually give you built-up or saleable area, which is 20–30% larger and makes any per-sq-ft rate look artificially low. The bands themselves come from one-bedroom homes we have completed and billed, re-checked line by line and held at October 2026 prices.
| Finish level | ₹ / sq ft (carpet) | What that buys |
|---|---|---|
| Essential | ₹1,680 – 2,190 | MR/BWP ply carcass, laminate shutters, peripheral gypsum cove, standard hinges, granite counter |
| Premium | ₹2,420 – 3,330 | BWP throughout, acrylic or membrane shutters, Hettich/Hafele soft-close, profile lighting, designed storage |
| Luxury | ₹3,920 – 4,940+ | Veneer and PU, quartz counters, Blum hardware, automation, bespoke loose furniture |
Ex-GST. Includes design, joinery, ceiling, painting and electrical. Excludes civil work and appliances.
Totals by carpet area

Where the money goes in a 1BHK

What changes the price
These are the deltas we see repeatedly on 1BHK quotes. Each one is measured against the premium baseline above.
| Change | Delta | Why |
|---|---|---|
| Carcass from MR ply to BWP ply | +9 – 14% | ₹120–175/sq ft against ₹85–110; the one upgrade you cannot retrofit |
| Laminate to acrylic on all shutters | +18 – 26% | ₹6,000–9,000 a sheet against ₹1,800–2,500 |
| Wardrobe from 7 ft to full height with loft | +6 – 9% | Two extra feet of face area plus loft shutters and ply |
| Unbranded to Hettich / Hafele / Blum hardware | +7 – 11% | Soft-close hinges, tandem channels, baskets |
| Adding a full designed ceiling in all rooms | +5 – 8% | Multi-level gypsum against a peripheral cove |
| Granite to quartz countertop | +3 – 5% | ₹700–1,800/sq ft against ₹250–600 |
| Any wall demolition or plumbing relocation | +10 – 18% | Civil work, debris, waterproofing, two to three extra weeks |
| Sofa-cum-bed and convertible furniture | +4 – 7% | Custom mechanisms; common in 1BHKs used as studios |
Tier-1 versus tier-2 rates
Specification being identical, geography moves the rate by roughly a fifth. The difference is labour and freight, not quality.
| Market | Premium ₹/sq ft | vs tier-1 metro |
|---|---|---|
| Mumbai | ₹2,750 – 3,810 | Highest in India |
| Delhi NCR / Bengaluru | ₹2,400 – 3,300 | −8 to −12% |
| Pune / Hyderabad / Chennai | ₹2,200 – 2,950 | −14 to −18% |
| Ahmedabad / Jaipur / Lucknow | ₹1,900 – 2,600 | −20 to −25% |
| Tier-3 and small towns | ₹1,550 – 2,250 | −28 to −35% |
A 1BHK never costs a third of a 3BHK. One kitchen, one set of drawings, one mobilisation — those costs do not shrink with the flat.

How to read a 1BHK quote
- Confirm the area basis. A rate on built-up area looks 20–30% cheaper than the same rate on carpet. Ask for the carpet figure the quote was calculated on, in writing.
- Look for a running-foot schedule. A real 1BHK quote lists the kitchen at so many running feet and each wardrobe at width × height. A lump sum for ‘bedroom joinery’ hides the quantity, which is the only thing you can actually compare.
- Find the carcass line. Board type, brand and thickness — 18mm sides and shelves, 12mm backs — should appear before any mention of finish. If it does not, the cheaper quote is almost certainly a cheaper box.
- Count the hardware. ‘Branded soft-close’ is not a specification. Hettich, Hafele, Blum or Ebco, the series, and the piece count are.
- Check the ceiling scope in square feet. A peripheral cove in two rooms and a full ceiling in four are different jobs at the same headline rate.
- Read the payment schedule against milestones, not dates. Ten per cent on design sign-off, forty on material procurement, forty on installation and ten on snagged handover is the normal shape; anything heavier at the front is a financing request.
- Ask what is excluded in writing. Every item in the exclusions list below should be named in the quote as in or out, not left silent.
What this excludes
- 18% GST on the full contract value — on a ₹12.9 lakh 1BHK that is ₹2,32,200, taking you to ₹15,22,200. Check it with the GST on interior work calculator.
- Civil work — wall demolition, new blockwork, plaster, waterproofing, floor levelling.
- Flooring replacement — ₹85–₹350 per sq ft supplied and laid, depending on tile or wood.
- Appliances — chimney, hob, oven, refrigerator, washing machine: ₹60,000–₹2.5 lakh.
- Loose furniture and soft goods — sofa, dining set, mattress, curtains, rugs.
- Society charges — renovation deposit, NOC fees, lift and housekeeping charges.
- Consultant fees — structural or RCC consultant where any opening is proposed.

Frequently asked questions
How much does a 1BHK interior cost in India?+
₹1,680–₹2,190 per sq ft of carpet area for an essential finish, ₹2,420–₹3,330 premium and ₹3,920–₹4,940+ luxury, excluding 18% GST. A standard 450 sq ft 1BHK works out to ₹7.6–9.9 lakh essential and ₹10.9–15.0 lakh premium.
Why is a 1BHK more expensive per sq ft than a 3BHK?+
Because several costs do not scale with area. One kitchen, one set of drawings, one site mobilisation and one project manager serve the home whether it is 450 or 1,400 sq ft. Spread over less carpet area, those fixed costs raise the per-sq-ft rate by roughly 10–15%.
Can a 1BHK be done for ₹3 lakh?+
Not as a complete home, at these rates. ₹3 lakh covers an essential-specification laminate kitchen and about half of one full-height wardrobe, with nothing left for living-room joinery, ceiling or painting. A complete 1BHK including kitchen, wardrobe, living storage, ceiling, painting and electrical realistically starts near ₹5.9 lakh on a compact 350 sq ft flat and ₹7.6 lakh on a standard 450 sq ft one.
What is the single biggest cost line in a 1BHK?+
The modular kitchen, at roughly 26% of a premium 1BHK budget, followed immediately by the bedroom wardrobe at about 25%. Together those two rooms take 50–55% of the total, which is why storage decisions move the number more than finish selections do.
Is GST included in a 1BHK interior quote?+
Usually not. Interior work attracts 18% GST on the contract value, and most quotes present the figure excluding it. On a ₹12.9 lakh scope that is ₹2,32,200 extra, which is large enough to make a costlier quote look cheaper than a GST-inclusive one.
How long does a 1BHK take to finish?+
Eight to ten weeks from design sign-off with no civil work. Add two to three weeks for flooring replacement, plumbing relocation or any wall change. Fabrication runs off-site in parallel, so site time is mostly installation, ceiling, painting and snagging.
