Totals by Mumbai carpet area
Mumbai 2BHKs are small by national standards. A 750 sq ft carpet 2BHK is a large flat here, not a standard one, which is why the totals below start lower than the national table and finish higher.
| Carpet area | Essential | Premium | Luxury |
|---|---|---|---|
| 480 sq ft (Malad / Borivali compact) | ₹9.0 – 11.6 L | ₹13.2 – 17.6 L | ₹21.7 – 27.1 L |
| 560 sq ft (typical suburban 2BHK) | ₹10.5 – 13.6 L | ₹15.4 – 20.6 L | ₹25.3 – 31.6 L |
| 650 sq ft (newer tower 2BHK) | ₹12.2 – 15.7 L | ₹17.9 – 23.9 L | ₹29.4 – 36.7 L |
| 750 sq ft (large 2BHK or 2.5BHK) | ₹14.1 – 18.2 L | ₹20.6 – 27.5 L | ₹33.9 – 42.4 L |

What the Mumbai premium is made of
None of the following is margin. Each is a cost a contractor in Nagpur or Coimbatore simply does not carry, and together they account for the 9–14% gap.
| Driver | Delta | What is actually happening on site |
|---|---|---|
| Skilled labour day rates | +7 – 10% | Carpenter ₹1,100–1,500 and polisher ₹1,200–1,600 a day, against ₹750–1,000 across most of India |
| Society working hours, 10am–6pm | +5 – 8% | No cutting before ten or after six, none on Sundays or festival days — the same scope takes two to three weeks longer at unchanged overhead |
| Humidity-grade carcass | +4 – 7% | BWP ply and WPC in place of MR-grade; 75–85% relative humidity from June to September delaminates MR within two monsoons |
| Service-lift booking and vertical logistics | +3 – 5% | Slot bookings, ₹500–₹2,000 a day lift charge, and 8×4 ft boards carried up by hand wherever the goods lift is undersized |
| Small carpet areas forcing custom sizes | +3 – 5% | Nothing lands on a standard 600 or 900 mm module; every carcass is cut to a non-repeating dimension |
| Salt-air specification near the coast | +1 – 3% | SS 316 hinges, handles, channels and fasteners within roughly 2 km of the sea, in place of SS 202 or mild steel |
| Society deposits, NOCs and BMC debris rules | +1 – 2% | Bagged debris carried down and taken to an approved disposal site, plus compliance paperwork and supervision |
The ranges overlap and are not simply additive; together they land at 9–14%.
Suburb-by-suburb rates
Within the city the rate tracks building age, lift access and how strictly the managing committee enforces its rules — not postcode prestige. A 1979 Dadar building with a four-person lift is dearer to work in than a 2018 Thane tower with a dedicated goods lift.
| Area | Premium ₹ / sq ft | Local reality |
|---|---|---|
| Worli / Prabhadevi | ₹3,460 – 4,310 | High-rise stock with tight loading windows and traffic-restricted material movement |
| Bandra West / Khar West | ₹3,270 – 4,090 | Salt air forces SS 316 and marine-grade sealants; committees enforce hours strictly |
| Andheri West | ₹2,890 – 3,670 | The Mumbai baseline — working service lifts, mixed 1990s and post-2010 stock |
| Powai | ₹2,790 – 3,560 | Clean loading bays and good access, but very rule-bound societies |
| Chembur | ₹2,680 – 3,420 | Redevelopment towers with standard slabs; easiest suburb to plan modular in |
| Thane / Mulund | ₹2,470 – 3,130 | Larger layouts, simpler logistics, lower labour cost |
| Navi Mumbai — Vashi, Nerul | ₹2,310 – 2,910 | Wide roads, planned buildings, straightforward material delivery |
| Kharghar / Panvel / Mira Road | ₹2,040 – 2,610 | 25–30% below Bandra West for identical specification |
The ₹2,750–₹3,670 city band above is the suburban baseline. Worli and Bandra West sit over it; Thane, Navi Mumbai and the far suburbs sit under it.
Two Mumbai 2BHKs, same month
Same brief, same finish level, delivered in the same quarter. The gap is building stock, not design.
| Kharghar, 2019 tower | Bandra West, 1981 building | |
|---|---|---|
| Carpet area | 690 sq ft | 545 sq ft |
| Rate achieved | ₹2,510 / sq ft | ₹3,720 / sq ft |
| Build cost (ex-GST) | ₹17,31,900 | ₹20,27,400 |
| Carcass specification | BWP throughout | BWP with WPC in kitchen and bathroom-adjacent walls |
| Hardware | Hettich SS 202 | Hettich SS 316, marine-grade fasteners |
| Service lift | Dedicated goods lift, ₹600 a day | None — boards carried up three floors |
| Society deposit and NOC | ₹40,000 refundable | ₹1,00,000 refundable plus ₹8,000 NOC |
| Programme | 11 weeks | 14 weeks |
Indicative of the same brief delivered in different building stock. Ex-GST.
They costed the society deposit, the lift charge and the debris disposal into the first estimate. Every other quote we took left those out and then asked for them in week three.
Our slab is 9'8" and nothing off the shelf fitted. Every wardrobe was cut to size and the lofts actually reach the ceiling — no dead six inches collecting dust.
Ran through the monsoon. They held the polishing back two weeks rather than finish on a damp wall, and told us why in advance.
People assume Bandra costs more because it is Bandra. It costs more because the lift will not take an eight-foot board and the committee switches the power off at six.

- Society renovation deposit — ₹25,000 to ₹1,50,000, refundable against clean handover and no damage to common areas.
- NOC and administrative fees — ₹2,000 to ₹15,000, plus workers' ID submissions and an undertaking that no structural member will be touched.
- Service-lift and housekeeping charges — ₹500 to ₹2,000 a day for the lift and ₹3,000 to ₹12,000 a month for additional common-area cleaning.

- Structural consultant's certificate — ₹8,000 to ₹35,000, required by most Mumbai societies before any opening is cut.

Frequently asked questions
How much does a 2BHK interior cost in Mumbai?+
₹1,880–₹2,420 per sq ft of carpet area for an essential finish, ₹2,750–₹3,670 premium and ₹4,520–₹5,650+ luxury, excluding 18% GST. A typical 600 sq ft Mumbai 2BHK works out to ₹11.3–14.5 lakh essential and ₹16.5–22.0 lakh premium.
Why does a Mumbai 2BHK cost 9–14% more than the national average?+
Labour day rates add 7–10%, the 10am–6pm society working window adds 5–8%, humidity-grade BWP and WPC carcass adds 4–7%, service-lift booking and vertical logistics add 3–5%, custom sizing forced by small carpet areas adds 3–5%, and salt-air SS 316 specification near the coast adds 1–3%.
Which Mumbai suburbs are cheapest for a 2BHK interior?+
Kharghar, Panvel and Mira Road at ₹2,040–₹2,610 per sq ft for a premium finish — roughly 25–30% below Bandra West. Thane and Mulund sit at ₹2,470–₹3,130 and Navi Mumbai's Vashi and Nerul at ₹2,310–₹2,910. Worli is dearest at ₹3,460–₹4,310.
What society approvals do I need before starting?+
A written scope, contractor details and workers' ID copies, a refundable deposit of ₹25,000–₹1,50,000, an NOC fee of ₹2,000–₹15,000, and an undertaking that no structural member will be altered. Where a wall opening is proposed, a structural consultant's certificate is usually demanded as well. Allow seven to ten days.
Can a Mumbai 2BHK be finished in ten weeks?+
Rarely. Eleven to fourteen weeks is realistic because the society allows roughly eight working hours a day with no Sunday or holiday work, which removes about a quarter of the productive site time. Off-site carcass fabrication helps, but installation, ceiling, painting and snagging all sit inside that window.
Is MR plywood acceptable in a Mumbai 2BHK?+
Not below counter height and not against any external wall. Relative humidity runs 75–85% from June to September, and MR-grade carcass in a kitchen or behind a wardrobe on an outside wall typically swells and delaminates within two monsoons. BWP ply or WPC adds 4–7% and removes the rebuild.
