Materials that survive this address
Everything in a sea-facing Worli apartment lives in an environment with airborne chloride, high humidity and strong daylight. Some luxury finishes tolerate that and some do not, and the difference is not reflected in their price. This is the schedule we work to.
| Element | What works here | What we avoid, and why |
|---|---|---|
| Metalwork | Patinated or living-finish brass, PVD-coated stainless, powder-coated aluminium | Lacquered brass and antique bronze — the lacquer fails unevenly in this air and cannot be spot-repaired |
| Stone | Dense marbles and quartzites, honed rather than polished, fully sealed | Soft porous stone on any surface reachable by sea air; polish blooms and etches |
| Timber | Stable engineered substrates, veneer laid on BWP, PU rather than wax finishes | Solid wide boards and wax-finished timber — movement here is seasonal and visible |
| Textile | Solution-dyed and performance weaves, washable sheers | Natural silk on anything facing west; it degrades under this light within two seasons |
| Glass and mirror | Toughened and laminated with edge-sealed backing | Unsealed antique mirror — the backing blackens from the edges inward |
| Leather | Pigmented and protected finishes | Aniline and unfinished leathers, which absorb humidity and mark permanently |
The programme is procurement, not construction
On a project of this kind, site work is perhaps twenty weeks and the programme is thirty-two. The difference is procurement, and it has to be run as its own workstream from the week the concept is approved. Stone is selected as a block or a reserved batch, cut, and shipped — sixteen to twenty weeks for anything not already in a Mumbai yard. Imported decorative lighting runs twelve to eighteen weeks and the finish sample must be approved before production, not after. Bespoke furniture from a named maker is ten to sixteen. Specialist hardware and bathroom fittings are eight to fourteen. We publish a procurement schedule alongside the construction programme, with the order-by date for every long-lead item, and we treat a missed order date exactly as seriously as a missed site milestone — because it has the same effect on the handover and there is no way to catch it up.

Selected for five years' time, not for handover day
Worked example: 3,600 sq ft apartment, Worli Sea Face
A high-floor apartment taken as a bare shell. Four bedrooms, five bathrooms, a formal living and dining enfilade, a media room, a bar and a service wing. Lighting control, AV and motorised blinds throughout.
| Scope | ₹ lakh | Note |
|---|---|---|
| Design, consultants and estate submissions | 14.50 | Lighting designer, AV consultant, full drawing set, compliance pack |
| Protection, deposits and building compliance | 5.80 | Lift and lobby protection, refundable deposit, crew registration |
| Civil, waterproofing and plumbing | 16.40 | All wet areas re-tanked; concealed services re-run |
| Electrical, lighting control and AV | 28.00 | Scene control across eleven zones, structured cabling, media room |
| HVAC replacement | 17.20 | Ducted system replaced and re-zoned; grilles integrated into the ceiling |
| Joinery and bespoke furniture | 62.00 | Wardrobes, dressing rooms, bar, media wall, kitchen, panelling |
| Natural stone and surfaces | 30.00 | Two reserved blocks, book-matched across the living and bathrooms |
| Metalwork and glazing | 14.00 | Patinated brass screens, PVD stainless details, internal glazing |
| Ceilings and decorative lighting | 20.00 | Profile and cove detailing; imported decorative fittings |
| Wall finishes and specialist plaster | 8.50 | Polished plaster in reception rooms; fabric panels in the media room |
| Five bathrooms | 15.00 | Slab-clad, concealed cisterns, thermostatic controls |
| Soft furnishing, curtains, rugs and loose furniture | 25.00 | Specified, procured, received and placed by us |
| Project management and contingency | 2.80 | Held against procurement and shell conditions |
| Total, ex-GST | 259.20 | ₹7,200 per sq ft carpet |
Add 18% GST. Total is ₹2.59 crore. Art, collectible furniture bought at auction and electronics are excluded and typically add 15–30% again.
Three constraints that shape the design before you draw
- Slab penetration limits. Most towers here prohibit drilling beyond a stated depth into post-tensioned slabs. That decides how a heavy ceiling, a chandelier, a ducted cooling run or a full-height sliding partition is supported. Read the fit-out manual before the ceiling concept, not after.
- Wind at height. Above the twentieth floor an open balcony door moves air hard enough to pull a light curtain off a track. Weighted hems, floor-fixed tracks, restraint on any suspended element near the glazing line, and nothing decorative stored outside.
- Craft happens in the room. Polished plaster, stone book-matching, on-site brass patination and hand-finished joinery are all done in the apartment by people who are not interchangeable. Their availability is a programme constraint, and we name them in the contract rather than promising a standard.

Frequently asked questions
Why avoid lacquered brass in a sea-facing flat?+
Because the lacquer fails unevenly in this air, usually within two or three years, and it cannot be spot-repaired — the whole element has to be stripped and refinished. A patinated or living finish ages continuously instead, which reads as intentional. It is one of the few genuinely irreversible material decisions in a coastal apartment.
How early do we need to select stone?+
At concept stage, before elevations are finalised. Reserving a block or a batch, cutting and shipping runs sixteen to twenty weeks for anything not already in a Mumbai yard, and the slab's actual veining determines the book-matching layout, which in turn affects joinery dimensions. Selecting stone late is the commonest cause of a slipped luxury handover.
What does the craft labour component actually cover?+
Polished plaster, stone book-matching and mitring, on-site brass patination, hand-finished veneer work and fine joinery installation — typically ₹40–70 lakh on a project of this scale. These are named individuals with limited availability, not a contractor's day rate, and their diaries are part of the programme.
Can we have a chandelier over the dining table?+
Almost always, but the fixing is the question, not the fitting. Where the tower restricts slab penetration, a heavy suspended element needs a supporting frame designed into the ceiling structure. It is straightforward if planned at ceiling design stage and a genuine problem if the fitting is bought first.
How much should we allow for art and loose furniture?+
Beyond the contract, plan for 15–30% again on collectible furniture and art if that is your intention. We specify, procure and place standard loose furniture within the contract; auction purchases, commissioned art and collectible pieces sit outside it and want their own budget line and their own lead times.
