Zoning: the decision a 3BHK actually turns on
In a 2BHK everything is within earshot of everything. A 3BHK is large enough to separate activities properly, and the plans that feel calm are always the ones where that separation was deliberate.
- Public half and private half. Living, dining, kitchen and the guest WC on one side; bedrooms and their bathrooms on the other, ideally reached through a passage rather than off the living room.
- Noise gradient. Kitchen and living are loud, the study and master should be quiet. Where the plan puts a bedroom door directly onto the living room, a well-detailed passage or a full-height storage wall buys back the separation.
- Circulation that does not cross activity. Nobody should walk through the dining zone to reach a bedroom. Where the plan forces it, keep the route to one edge and reinforce it with the flooring layout and the ceiling.
- A guest WC that guests can reach without entering the private half. This is worth designing around.
- Acoustic partitions between bedrooms. A 100 mm block wall between two bedrooms is thin. Where teenagers or a home office are involved, a service void or an insulated dry-wall overlay is money well spent.
The master suite
A 3BHK master is large enough to be a suite rather than a room with a bed in it, and the elements that make the difference are modest.
| Element | Space needed | Indicative cost | Why it matters |
|---|---|---|---|
| Wardrobe run, floor to ceiling | 7 – 9 ft of wall | ₹1.3 – 2.6 L | The suite's primary storage; take it to the slab |
| Dresser with drawers and lighting | 3 – 4 ft | ₹45,000 – 1,10,000 | Removes the clutter that otherwise lands on the bed |
| A single armchair or a window seat | 3 x 3 ft | ₹28,000 – 95,000 | Changes how the room is used, not just how it looks |
| Bed with hydraulic storage | — | ₹55,000 – 1,60,000 | 45 – 60 cubic feet of seasonal storage |
| Layered lighting with bedside control | — | ₹35,000 – 1,20,000 | Two-way switching is the detail people notice most |
| Bathroom upgrade to match | — | ₹1.4 – 4.5 L | A premium bedroom with a builder bathroom reads as unfinished |
Excluding 18% GST. A master suite done to this level typically accounts for 28–35% of a 3BHK joinery budget, which is the correct proportion rather than an indulgence.

Design and build under one accountable roof
What the third bedroom is for
We ask clients to name the third bedroom's primary and secondary use at brief stage, because the room that is designed for nothing in particular is the room that ends up storing the ironing board.
| Primary role | Secondary role | What that means in joinery | Typical spend |
|---|---|---|---|
| Children's room | Study as they grow | Wardrobe with adjustable internals, a desk that extends, a loft | ₹2.2 – 4.5 L |
| Home office | Guest room | Desk wall with cable management, sofa-cum-bed, acoustic door | ₹1.8 – 3.8 L |
| Guest room | Storage and utility | Wardrobe, folding bed or a low double, loft for luggage | ₹1.4 – 2.8 L |
| Parents' room | Long-stay guest | Grab rails, a firmer bed height, wardrobe with lower rods, better lighting | ₹2.0 – 4.0 L |
| Media or hobby room | Occasional guest | Acoustic treatment, storage wall, blackout, seating | ₹2.5 – 6.0 L |
Ask a family what the third room is for and you get three different answers. That conversation is the design.

Material hierarchy in a larger home
A 3BHK has enough surface area that using one finish everywhere reads as cheap, and using six reads as chaotic. The discipline is a hierarchy: one base, one secondary, one accent.
- A single base finish across all bedroom wardrobes and utility joinery — usually a matte laminate. Consistent, durable and quiet.
- A secondary finish for the public rooms — veneer or a deeper laminate on the TV wall, crockery unit and entrance. This is where the eye lands first.
- One accent, used no more than twice — fluted panelling, a stone back, a brass reveal, a lacquered shutter. Once it appears a third time it stops being an accent.
- One flooring language. A single flooring through the public zone with a change only at the bedroom thresholds. Three floorings in a 1,100 sq ft home cuts it into pieces.
- Hardware as a constant. The same handle profile and finish throughout, including the bathroom. It is the cheapest way to make a home feel considered.
Packages and timeline
| Tier | What it covers | Typical total | Timeline |
|---|---|---|---|
| Essential | 3 wardrobes, kitchen, TV unit, peripheral ceilings, painting | ₹12 – 18 L | 12 – 13 weeks |
| Premium | Above plus beds, study, crockery unit, veneer finishes, designed lighting | ₹19 – 26 L | 14 – 15 weeks |
| Signature | Full custom joinery, stone, automation, bathroom upgrades | ₹27 – 40 L+ | 16 – 20 weeks |
Excluding 18% GST and civil work. Detailed figures are on our 3BHK cost page, and the 3BHK calculator gives a room-wise estimate.
Lighting a larger home
A 3BHK has enough rooms that a single lighting approach repeated everywhere feels institutional. The discipline is to plan three layers in every room and to vary only the emphasis.
| Room | Ambient | Task | Accent | Control |
|---|---|---|---|---|
| Living | Cove or indirect, dimmable | Reading light at the seating | Art and feature wall | Three scenes minimum |
| Dining | Pendant over the table | None needed | Crockery unit interior | Dimmable pendant |
| Kitchen | Ceiling, 4000K | Under-cabinet at 500 lux | None | Separate under-cabinet switch |
| Master bedroom | Cove, warm and dimmable | Bedside, two-way switched | Wardrobe interior, dresser | Bedside master switch |
| Second and third bedroom | Ceiling, dimmable | Desk and bedside | Wardrobe interior | Two-way at door and bed |
| Passage and foyer | Low-level or recessed | None | Mandir niche, art | Motion sensor at night |
| Bathrooms | Ceiling, 4000K | Mirror light at face height | Niche lighting | Separate mirror switch |
Two-way bedside switching in every bedroom is the single detail clients mention most often after moving in, and it costs almost nothing if planned before the wiring.

Frequently asked questions
How is designing a 3BHK different from a 2BHK?+
The core problem shifts from storage to zoning. A 3BHK is large enough to separate public and private halves, manage a noise gradient from kitchen to master, and keep circulation out of activity zones. It also carries enough surface area to justify a proper material hierarchy rather than a single finish everywhere.
How much should the master bedroom get from the budget?+
Around 28–35% of the joinery budget, which sounds high and is correct. A master suite with a floor-to-ceiling wardrobe run, a dresser, a chair or window seat, hydraulic bed storage and layered lighting with bedside control is what distinguishes a 3BHK from a larger 2BHK.
What should I do with the third bedroom?+
Give it one primary role and one secondary role, decided at brief stage. Children's room plus study, home office plus guest room, and parents' room plus long-stay guest are the three most common pairings, and each implies different joinery — adjustable wardrobe internals, an acoustic door, or lower hanging rods and better lighting.
How long does a 3BHK interior take?+
Twelve to thirteen weeks for an essential specification, fourteen to fifteen for premium, and sixteen to twenty weeks for a signature project with custom joinery, stone and bathroom upgrades — all from design sign-off, and assuming no major civil work.
How many different finishes should a 3BHK use?+
Three. One base finish across bedroom wardrobes and utility joinery, one secondary finish for the public rooms, and one accent used no more than twice. Keep a single flooring through the public zone and one hardware profile throughout — a larger home punishes inconsistency far more than a small one does.
