Building stock in Lower Parel
Design decisions in Lower Parel follow the building type more than the brief does.
Mill-compound conversions
Kamala Mills, Todi Mills, Raghuvanshi and the smaller compounds. Exposed RCC and stone masonry, generous volumes, and services that were retrofitted rather than designed in.
Grade-A commercial towers
Senapati Bapat Marg and the Peninsula corridor. Centralised chilled-water HVAC, landlord fit-out manuals, mandated base-build vendors and formal drawing approvals.
High-rise residential towers
40 to 70 floors, small floor plates, one goods lift, and fit-out rules written by the developer rather than a resident committee.
Older Parel and Curry Road stock
Pre-boom residential buildings on the eastern edge. Compact, straightforward, and considerably cheaper than the towers two streets away.

Lower Parel also has high-rise homes, and they are priced per square foot of carpet area in the ordinary way — ₹2,680 to ₹4,620 depending on finish. The tower rules are the same; the working hours are stricter. The residential band comes from flats we have completed and billed, held at October 2026 prices.

Local factors we plan around in Lower Parel
- The service lift is the programme. Most towers here run one protected goods lift for the whole building. Slots are typically 90 minutes, booked days ahead, and shared with every other fit-out in the tower. We size every joinery module and every stone slab to that lift car before drawing anything.
- Landlord fit-out manuals are binding. Grade-A buildings issue a manual covering permitted materials, sprinkler and smoke-detector modification, ceiling void access, floor loading and drilling depth. Drawings go through landlord approval before BMC and before site. Run that in parallel with detailed design or it costs you three weeks.
- Mandated base-build vendors. Fire suppression, smoke detection and tie-ins to the central chilled-water system usually have to be executed by the landlord's nominated contractor at the landlord's rates. We carry those as a named, ring-fenced provisional sum rather than pretending we control the price.
- Mill structures are not standard RCC. Converted compounds mix stone masonry, early RCC and steel. Core drilling and anchor selection need a structural check, and a heritage-era wall will not take a fixing the way a 2015 slab will.
- Noisy work is nocturnal in commercial buildings, prohibited in residential ones. Offices here can run night shifts with a building permit. Residential towers hold the standard 10am–6pm line, no Sundays. A mixed-use building follows the residential rule.
Getting labour and material into Lower Parel
This is the part of a quotation that separates studios who work here regularly from studios who do not. These are the four or five constraints we programme against on every job in this district.
| Constraint | The reality here | How we plan for it |
|---|---|---|
| Service lift | One protected goods lift per tower, 90-minute slots, shared | Joinery modularised to the lift car; slots booked a week ahead; no oversize slabs without a stair plan |
| Landlord approvals | Fit-out manual, drawing approval, deposits, insurance certificates | Approvals run in parallel with detailed design, not after it |
| Mandated vendors | Fire, sprinkler, detection and HVAC tie-ins by nominated contractors | Carried as a named provisional sum with the landlord's own quotation attached |
| Night working | Permitted in commercial buildings with a permit; not in residential towers | Noisy scope batched into permitted night windows; quiet scope by day |
| Material staging | No on-site storage in Grade-A buildings | Off-site staging with just-in-time delivery against booked lift slots |
What we specify in Lower Parel
Specification follows the local environment and the building rules, not a house style. These are the choices we make here that we would not necessarily make elsewhere in the city.
| Element | What we specify | Why, here |
|---|---|---|
| Partitions | Double-glazed acoustic glass to meeting rooms, 45–48 dB rated | Open mill-conversion volumes carry sound further than a standard floor plate |
| Ceiling | Accessible modular grid over services, plasterboard rafts in feature zones | Landlord manuals require access to sprinklers and detectors at all times |
| Fixings into mill structure | Chemical anchors after a structural check; no percussion drilling into masonry | Early RCC and stone masonry do not behave like modern slabs |
| Flooring | Raised access floor in tech-heavy fit-outs, otherwise carpet tile over levelled screed | Small floor plates make under-floor routing more valuable than it looks |
| Residential joinery | BWP carcass, modules sized to the goods-lift car | Anything that does not fit the lift becomes a stair carry at three times the labour |
A typical Lower Parel programme
- Weeks 0–2 – survey, landlord manual, approvalsMeasure, read the fit-out manual, confirm lift car dimensions and slot policy, submit drawings for landlord approval and lodge deposits.
- Weeks 2–4 – detailed design and BOQRuns in parallel with approvals. Joinery and stone modularised to the lift car at this stage, not later.
- Weeks 5–6 – demolition and services first fixNoisy scope in permitted night windows. Mandated base-build vendors mobilised for fire and HVAC tie-ins.
- Weeks 7–12 – partitions, ceilings, joineryJust-in-time delivery against booked lift slots. Ceilings close only after services are tested and signed off.
- Weeks 13–15 – finishes, commissioning, handoverFurniture, AV commissioning, landlord sign-off, snag closure and handover.
What clients here say
They modelled the goods lift car into the joinery drawings. Not one module had to go up the stairs, which every previous fit-out in that building had to do.
Our stone slab sizes were set by the lift, not by the supplier's standard. Obvious in hindsight and nobody else raised it.
Lower Parel is a logistics district with architecture attached. The design questions here are ordinary; the questions that decide whether you finish on time are about a lift car, a fit-out manual and a landlord's vendor list. Resolve those in week one.

→Frequently asked questions
What does an office fit-out cost in Lower Parel?+
₹2,900 per sq ft for warm-shell completion, ₹3,900 for a corporate standard fit-out with cabins, meeting rooms and AV, and ₹5,200 for a premium mill-conversion scheme with exposed structure, stone and full automation. A 6,000 sq ft half floor therefore runs roughly ₹1.74 crore to ₹3.12 crore, excluding 18% GST.
How much do Lower Parel residential interiors cost?+
₹2,680–₹4,620 per sq ft of carpet area in the towers. A 1,100–1,600 sq ft 3BHK runs roughly ₹29.5–42.9 lakh at an essential finish and ₹50.8–73.9 lakh at luxury, excluding 18% GST. Older Parel and Curry Road stock is materially cheaper.
Why does the service lift matter so much in Lower Parel?+
Because most towers here have exactly one protected goods lift serving every floor and every concurrent fit-out. Slots run around 90 minutes and are booked days ahead. Every joinery module, stone slab and glass panel has to fit the lift car, or it becomes a stair carry at roughly three times the labour cost.
Can we work nights in a Lower Parel building?+
In a commercial building, usually yes, with a building permit and a noise undertaking — that is how noisy scope gets done without disrupting neighbouring tenants. In a residential tower, no: the standard 10am–6pm window with no Sunday working applies, and a mixed-use building follows the residential rule.
What are landlord-mandated vendors and why do they cost more?+
Grade-A landlords require fire suppression, smoke detection and central HVAC tie-ins to be executed by their nominated contractor, to protect the base-build warranty and the building's fire certification. Those rates are set by the landlord, not by us, so we carry them as a named provisional sum with the landlord's own quotation attached rather than absorbing them into our rate.
