Choosing the system
| System | ₹ per sq ft | Build time | Strengths | Weaknesses |
|---|---|---|---|---|
| Gypsum on GI channel | ₹95 – 210 | Fast — 4 to 7 days a room | Dead flat, dismountable, crisp shadow gaps | Poor at tight curves; needs skilled jointing |
| POP on mesh | ₹75 – 135 | Slower — 7 to 12 days, plus curing | Curves, mouldings, seamless finish, cheapest | Heavy, wet trade, cracks if framing is skimped |
| Grid (mineral fibre tile) | ₹85 – 160 | Very fast | Full service access, acoustic rating | Reads commercial; rarely right in a home |
| PVC panel | ₹70 – 130 | Fast | Waterproof, good for balconies and utility | Plastic sheen; looks cheap in living spaces |
| Wood or WPC slat | ₹350 – 900 | Slow | Warmth, acoustic diffusion, strong feature | Expensive; needs a perfect substrate behind |
Excluding 18% GST, painting and light fittings. Rates cover framing, board or plaster, jointing and two coats of putty ready for paint.
The framing standard that decides whether it cracks
Every false ceiling failure we are called to inspect is a framing failure, not a board failure. These are the numbers a competent contractor works to, and the ones to write into your BOQ.
- Perimeter channel fixed at 450 mm centres into the wall, not into the plaster alone.
- Soffit cleats and GI suspenders at 900 mm centres anchored into the slab with metal expansion fasteners — never plastic plugs, never into the plaster skim.
- Intermediate channels at 900 mm, ceiling sections at 610 mm centres. Stretching the section spacing to 900 mm saves a contractor about 8% of framing cost and is the single most common cause of a sagging line.
- GI, not CRC. Galvanised sections at 0.55 mm minimum thickness. Untreated CRC channel in a humid city will rust behind a finished ceiling within a few years, and you will only find out from the stain.
- Board joints staggered, never aligned across the grid, with a 3–5 mm gap filled by jointing compound and paper or fibre tape — not putty alone.
- Two coats of putty, sanded, before primer. A ceiling painted straight onto jointing compound telegraphs every seam under grazing light.
Ask to see the ceiling before it is boarded. If the sections are at 610 and the suspenders go into the slab, the rest is just paint.

Design and build under one accountable roof
Drop heights and what has to fit above
A false ceiling steals height, so the design question is how little you can drop while still concealing the services. Work it out from the deepest object in the void, not from a style preference.
| Situation | Minimum drop | What sits in the void |
|---|---|---|
| Lighting only — recessed spots | 90 – 120 mm | Downlight body plus driver clearance |
| Peripheral ceiling with a cove | 200 – 300 mm | Cove pocket, strip, wiring |
| Split AC piping crossing the room | 250 – 350 mm | Copper, drain slope, insulation |
| Ducted or cassette AC | 350 – 450 mm | Duct depth, plenum, return path |
| Sprinkler branch in a high-rise | +80 – 120 mm on the above | Branch pipe, drop nipple, head |
| Full ceiling in a 2,700 mm room | Avoid — use peripheral only | Finished height below 2,450 mm feels oppressive |
Aim to keep finished ceiling height at 2,550 mm or above in living spaces. Below 2,450 mm a room reads low regardless of how well the ceiling is detailed.
Cove lighting, done properly
Cove lighting is the main reason most people build a peripheral ceiling, and it is frequently detailed badly. Four numbers make the difference between a wash of light and a visible strip of dots.
- Pocket depth 100 mm minimum between the strip and the lip. Less than that and the LED reflects as a hard band.
- Lip height 150 mm above the strip line, so the source is never in a seated sightline.
- Strip set back 60–80 mm from the lip and aimed up the wall, not across the room.
- Use a high-density strip — 120 LEDs per metre or better, in a continuous run. A 60 LED/m strip scallops visibly on a smooth ceiling.
- Keep the driver accessible. Every cove needs a service point. A sealed cove with a failed driver means cutting the ceiling open.
Where false ceilings go wrong
| Defect | Root cause | Prevention |
|---|---|---|
| Hairline cracks along joints | Missing tape, or board joints aligned with framing | Stagger joints, paper tape, two-coat putty |
| Visible sag between sections | Section spacing stretched beyond 610 mm | Specify 610 mm in the BOQ and inspect before boarding |
| Brown staining after monsoon | Slab seepage, or untreated CRC framing rusting | Fix the leak first; specify GI 0.55 mm minimum |
| Cove strip visible as dots | Shallow pocket or low-density LED | 100 mm pocket, 150 mm lip, 120 LED/m |
| No way to reach a failed driver | No access panel designed in | Access panel above every driver, valve and damper |
| Ceiling drops too far | Designed before services were surveyed | Survey the deepest service, then set the drop |

Where we work
We design and build ceilings nationally as part of full interior projects. For city rates, monsoon seepage rules and the sprinkler and society constraints that apply in high-rises, see false ceiling designers in Mumbai.

Frequently asked questions
Which is better, POP or gypsum false ceiling?+
Gypsum on a GI channel grid for flat planes, shadow gaps and speed — ₹95–₹210 per sq ft and four to seven days a room. POP for curves, mouldings and tight budgets at ₹75–₹135 per sq ft, accepting a wet trade, more weight and a longer programme. Most modern homes use gypsum with POP only where a curve demands it.
How much height does a false ceiling take?+
90–120 mm for lighting alone, 200–300 mm for a peripheral ceiling with a cove, 250–350 mm where split AC piping crosses, and 350–450 mm for ducted AC — plus 80–120 mm more if a sprinkler branch runs through. Keep the finished height at 2,550 mm or above in living spaces.
Why do false ceilings crack?+
Almost always framing. Ceiling sections stretched beyond 610 mm centres, suspenders fixed into plaster rather than the slab, board joints aligned instead of staggered, or jointing done with putty instead of compound and tape. The board itself is rarely at fault.
Do I need a false ceiling in every room?+
No. A full ceiling in a 2,700 mm room leaves it feeling low. Use a peripheral ceiling where you need cove lighting or have to conceal AC piping, a full ceiling only where a duct or a genuine design intent requires it, and leave bedrooms with nothing crossing them alone.
What is an access panel and where do I need one?+
A removable framed hatch in the ceiling, typically 450 x 450 mm. You need one above every LED driver, AC drain trap, control valve and damper. Without them, a ₹600 driver failure means cutting and re-finishing a ceiling, which is why we mark access panel positions on the reflected ceiling plan before boarding.
