The Mumbai increment, in rupees
The same brief, the same drawings and the same specification delivered outside a metro would land near ₹2,620 per sq ft, or ₹28,29,600. The Mumbai figure is ₹2,91,600 higher — 10.3%. Here is where every rupee of that goes:
| Mumbai-specific cost | Amount on this job | What it pays for |
|---|---|---|
| Skilled labour day rates | ₹1,12,300 | Carpenter ₹1,100–1,500 and polisher ₹1,200–1,600 a day against ₹750–1,000 elsewhere, over a 16-week programme |
| Restricted society working hours | ₹63,400 | 10am to 6pm, no Sunday and no festival-day work; three additional weeks of supervision, site charges and preliminaries |
| Humidity-grade carcass upgrade | ₹44,600 | BWP and WPC in place of MR-grade across roughly 1,400 sq ft of board |
| Service lift, hoisting and manual handling | ₹36,900 | Booked lift slots at ₹1,200 a day, staged deliveries and hand-carried boards where the goods lift is undersized |
| Custom sizing against standard modules | ₹24,000 | No repeating carcass dimension anywhere in the flat; more cutting waste and more edge-banding |
| Society compliance and BMC debris disposal | ₹10,400 | Bagged debris carried down and taken to an approved site, plus documentation and inspections |
| Total Mumbai increment | ₹2,91,600 | 10.3% over the national equivalent |
Suburb bands for a 3BHK
| Area | Premium ₹ / sq ft | Why it sits where it does |
|---|---|---|
| Worli / Lower Parel | ₹3,240 – 4,150 | Tower stock with restricted loading windows and traffic-timed material movement |
| Bandra West | ₹3,100 – 3,970 | Salt-air specification, older buildings, committees that enforce hours to the minute |
| Andheri West | ₹2,680 – 3,450 | Mixed stock; the suburban baseline for a 3BHK |
| Powai | ₹2,620 – 3,380 | Corporate-park towers with clean access and strict but predictable rules |
| Chembur | ₹2,570 – 3,310 | Redevelopment towers, regular slabs, the easiest 3BHKs to plan modular in |
| Thane | ₹2,330 – 2,990 | Larger layouts, lower labour cost, straightforward deliveries |
| Navi Mumbai — Vashi, Nerul, Kharghar | ₹2,180 – 2,790 | Planned buildings, wide roads, the lowest band in the region |
The ₹2,540–₹3,380 city band above is the Andheri and Powai baseline; the island city sits above it and Navi Mumbai below.
Doing it in one go against phasing it
Families often ask to do two bedrooms now and the rest next year. In Mumbai that is more expensive than elsewhere, because each phase needs its own society NOC, its own deposit and its own lift bookings. Against the ₹31.21 lakh Powai job:
| Approach | Total cost | Elapsed time | Why the difference |
|---|---|---|---|
| One continuous programme | ₹31.21 L | 16 weeks | Single mobilisation, one NOC, one deposit, one set of lift bookings |
| Two phases, six months apart | ₹35.9 L | 26 weeks on site | Second mobilisation, repeat NOC and deposit, material price escalation, re-protection of finished rooms |
| Three phases across two years | ₹39.1 L | 36 weeks on site | Three mobilisations, three approval cycles, finish-matching problems across batches of laminate and polish |
Ex-GST. Phase costs include repeat society charges, which a single programme pays once.
The society gives a 10 to 6 window and they planned the whole sequence around it rather than promising twelve weeks and then explaining why it slipped.
Everything within sight of the sea is SS 316. They showed us the two-year-old hardware in another flat before we agreed to pay for it.
We asked to split it into two phases. They costed both and told us honestly it would add about fifteen per cent. We did it in one run.
The third bedroom is never the problem. The problem is that the goods lift takes one board at a time and the society switches the supply off at six.

Mumbai-specific exclusions
- Society renovation deposit — ₹50,000 to ₹2,00,000 on a 3BHK, refundable against clean handover and undamaged common areas.
- NOC, administrative and lift charges — ₹2,000 to ₹15,000 for the NOC, ₹500 to ₹2,000 a day for the service lift over a 16-week programme.
- BMC-compliant debris disposal — ₹25,000 to ₹70,000 on a 3BHK, bagged and taken to an approved site rather than left at the compound gate.
- 18% GST — ₹5,61,816 on the ₹31.21 lakh example, taking it to ₹36,83,016. Check yours with the GST on interior work calculator.
- Structural consultant's certificate — ₹8,000 to ₹35,000, demanded by most societies before any opening is cut in a wall.
- Air conditioning — three to four units with copper runs and drain routing through society-approved paths: ₹2.5 to ₹6 lakh.
- Monsoon float — a week to ten days if the programme runs June to September, because polish and emulsion will not cure at 85% humidity.

Frequently asked questions
How much does a 3BHK interior cost in Mumbai?+
₹1,750–₹2,260 per sq ft of carpet area for an essential finish, ₹2,540–₹3,380 premium and ₹4,280–₹5,410+ luxury, excluding 18% GST. A 1,000 sq ft Mumbai 3BHK therefore comes to ₹17.5–22.6 lakh essential and ₹25.4–33.8 lakh premium.
How much of a Mumbai 3BHK quote is the Mumbai premium?+
On a ₹31.21 lakh Powai job, ₹2,91,600 — about 10.3%. Labour day rates account for ₹1.12 lakh, restricted society working hours ₹63,400, humidity-grade BWP and WPC carcass ₹44,600, service lift and manual handling ₹36,900, custom sizing ₹24,000, and society and BMC debris compliance ₹10,400.
Which Mumbai suburbs are cheapest for a 3BHK?+
Navi Mumbai — Vashi, Nerul and Kharghar — at ₹2,180–₹2,790 per sq ft for a premium finish, then Thane at ₹2,330–₹2,990. Andheri West and Powai form the suburban baseline at ₹2,620–₹3,450. Worli and Lower Parel are dearest at ₹3,240–₹4,150.
How long does a Mumbai 3BHK take?+
Sixteen to twenty weeks from design sign-off. Societies typically permit work from 10am to 6pm with no Sunday or festival-day work, which removes roughly a quarter of the productive site day, so a programme that would run fourteen weeks elsewhere runs sixteen to eighteen here.
Is it cheaper to do a Mumbai 3BHK in phases?+
No — it is 15–25% dearer. Each phase carries its own society NOC, its own refundable deposit, its own lift bookings and its own mobilisation, and material prices move between phases. On a ₹31.21 lakh job, two phases came to ₹35.9 lakh and three to ₹39.1 lakh.
What do society charges add to a Mumbai 3BHK?+
Typically ₹80,000 to ₹3 lakh outside the contractor's quote: a refundable deposit of ₹50,000–₹2,00,000, an NOC fee of ₹2,000–₹15,000, service-lift charges of ₹500–₹2,000 a day across the programme, extra housekeeping, and BMC-compliant debris disposal at ₹25,000–₹70,000.
