→What sits inside a turnkey contract
Turnkey is a commercial arrangement, not a style of work. The distinction that matters is who carries the risk when two trades disagree on site — under a turnkey contract that is us, and under a piecemeal arrangement it is you:
| Scope item | Turnkey contract | Design-only + own contractor |
|---|---|---|
| Drawings and 3D | Included | Included |
| Line-item BOQ | Included, and it is the contract | Advisory only |
| Material procurement | Ours, at trade rates | Yours to source and store |
| Trade coordination | Ours | Yours, in real time, on site |
| Society / landlord paperwork | Ours | Yours |
| Cost of a clash between trades | Absorbed by us | Charged to you as a variation |
| Completion date | Contractual | Best efforts |
| Warranty | Single point, ours | Split across each vendor |
Piecemeal can be cheaper on paper and rarely is by handover. See comparisons for the full argument both ways.

Design and build under one accountable roof
Fit-out categories, plainly
- Bare shell. Structure, core and nothing else. Everything — flooring, ceilings, HVAC distribution, fire, power, data — is yours to build.
- Warm shell. The landlord has provided base services to the floor: HVAC to a point, fire mains, power to a panel. You extend and distribute them.
- Cat A. A finished but generic floor — raised floor, suspended ceiling, lighting, HVAC and fire complete, but no partitions and no identity.
- Cat B. The fit-out that makes it yours: layout, cabins, meeting rooms, joinery, branding, and the services reworked to suit that layout.
How the money is staged
Milestone payments should track verified progress, not the calendar. This is the structure we use, and it is worth comparing against any other quote you hold:
The final 10% matters more than the other 90%. A contract with nothing meaningful held back until the snag list is closed gives you no leverage in the last week, which is precisely the week you need it. See snag lists and handover for how we close a project out.
