- Consultation & site visitFree. We measure the space, discuss how you actually use it, and talk honestly about what your budget will and will not achieve. You receive: an indicative cost band and timeline.
- Concept & 3DLayout options, material palette and photoreal 3D views. We iterate here — changes at this stage cost nothing. You receive: layouts, 3D views, material samples.
- BOQ & contractA line-item bill of quantities with quantities, rates and named brands, a fixed completion date, a milestone payment schedule and a full exclusions list. You receive: BOQ, contract, programme.
- ExecutionSociety NOC, mobilisation, then civil, carpentry, MEP, false ceiling and finishes in sequence. Weekly photo and video updates, and a weekly site review where decisions are made. You receive: weekly progress reports.
- Snag & handoverWe produce and close our own snag list before inviting you to inspect. Then handover, cleaned and styled. You receive: warranty documents, material and brand schedule, maintenance guidance.

Decisions made on paper are free. The same decision on site costs money, and after handover it costs a lot.

Frequently asked questions
How long does the design phase take?+
Three to five weeks: one week for consultation and measurement, two to three for layout and 3D iterations, and one for BOQ finalisation and contract. Rushing this phase reliably increases the final cost.
When do I pay?+
Ten per cent at design sign-off, 25% at mobilisation, 30% at carpentry carcass and MEP first fix, 25% at finishes and installation, and 10% at snag closure. Each milestone is released against verified progress rather than a calendar date.
Can I make changes during execution?+
Yes, through a written variation: we price the change and the programme impact, you approve, then we proceed. What we avoid is verbal changes agreed on site, because those are the source of most end-of-project disputes.
What happens at handover?+
We complete and close our own snag list first, then invite you to inspect and raise anything further. Once that is closed we hand over the space cleaned and styled, with warranty documents, a material and brand schedule and maintenance guidance.
