Room-wise breakdown of a 1,700 sq ft 4BHK
A premium 1,700 sq ft 4BHK at ₹55 lakh — the mid-point of the ₹45.1–64.4 lakh band — distributed as a real BOQ distributes it. Note that the three secondary bedrooms together cost more than the master suite, but each one individually costs far less.
| Room / element | Cost | Share |
|---|---|---|
| Modular kitchen plus utility and dry balcony | ₹9,15,000 | 17% |
| Master suite — 12 rft wardrobe, dresser, bed unit, study nook | ₹8,25,000 | 15% |
| Bedrooms 2, 3 and 4 — wardrobes, beds, study units | ₹13,75,000 | 25% |
| Living, dining and foyer — TV panel, crockery, bar, panelling | ₹11,00,000 | 20% |
| False ceiling and lighting throughout | ₹5,50,000 | 10% |
| Painting and electrical rework | ₹3,80,000 | 7% |
| Design, drawings, 3D and project management | ₹3,55,000 | 6% |
| Total (ex-GST) | ₹55,00,000 | 100% |
What changes the price
| Change | Delta | Why |
|---|---|---|
| Walk-in wardrobe instead of a wall wardrobe in the master | +4 – 6% | Two to three times the face area, internal drawers, lighting, often a dresser island |
| Full veneer and PU in the living room | +12 – 18% | Veneer at ₹3,500–₹9,000 a sheet plus 4–6 coats of PU and a controlled dust-free window |
| Stone cladding on the TV and dining walls | +5 – 9% | ₹450–₹1,600/sq ft supplied and fixed, plus structural backing |
| Home automation — lighting, curtains, AC, access | +8 – 14% | Wiring topology changes at first-fix, so it must be decided before conduiting |
| Replacing flooring across the home | +10 – 16% | ₹85–₹450/sq ft laid, three to four weeks added, dust affecting every other trade |
| Four bathrooms renovated with the interiors | +9 – 15% | ₹1.3–₹3.2 lakh each; see the bathroom renovation page for the per-sq-ft basis |
| Phasing the work room by room | +15 – 20% | Repeat mobilisation, repeat protection, repeat society permissions, extended supervision |
| Doing it in one programme with off-site fabrication | −5 – 8% | Bulk board purchase, single mobilisation, factory finishing in parallel |
Why a 4BHK is not twice a 2BHK
A 2BHK premium job lands around ₹15–20 lakh; a 4BHK is ₹45.1–64.4 lakh — closer to three times, not two. The bedrooms are not the reason.
- Living and dining grow disproportionately. A 4BHK living room is not a bigger 2BHK living room; it takes panelling, a bar or crockery run, a larger TV wall and a proper foyer.
- Bathroom count doubles. Three to four bathrooms against two is ₹4–₹10 lakh of scope that has nothing to do with bedroom count.
- Ceiling and lighting scale with area, then with ambition. Larger rooms invite multi-level ceilings, cove plus profile plus spots, and scene-based control.
- Supervision scales with duration. An 18–24 week programme carries a site supervisor for twice as long as a 10-week 2BHK.
- The kitchen does not double. One kitchen serves the home; it grows from around 12 to around 20 running feet, not from one to two kitchens.
On a four-bedroom home, the money is in the middle of the plan, not the edges. Clients budget for bedrooms and then discover the living, dining and foyer is a fifth of the job.

How to read a 4BHK quote
- Insist on a room-wise BOQ. At this value a single-page lump sum is not a quote, it is a proposal. Each room should carry its own subtotal so you can move money between rooms during value engineering.
- Check the joinery quantities. Total running feet of wardrobe and total running feet of kitchen counter should be stated. Two quotes 20% apart usually differ by eight running feet nobody noticed.
- Separate supply from installation. Sanitaryware, CP fittings, appliances and light fittings are often client-supplied; the quote must say who is buying what and who carries the warranty.
- Look for the contingency line. A 4BHK over 18–24 weeks will find something — a leaking chajja, a dead circuit, an out-of-level floor. Five per cent in the quote is honest; zero means it becomes a variation later.
- Read the variation clause. How changes are priced mid-project matters more on a long programme than the headline rate does.
- Tie payments to milestones with a retention. Five to ten per cent held until the snag list is closed is standard and is the only leverage you retain at the end.
- Get the warranty in writing at quotation stage, not at handover — what is covered, for how long, and who honours it if a vendor changes.
What this excludes
- 18% GST — on the ₹55 lakh example that is ₹9,90,000, taking the payable to ₹64,90,000. Check yours with the GST on interior work calculator.
- Civil work — wall removal, new blockwork, plaster, waterproofing, levelling, and the structural consultant's letter where an opening is proposed.
- Flooring — ₹85–₹450 per sq ft supplied and laid; on 1,700 sq ft that is ₹1.4–₹7.7 lakh.
- Bathrooms — priced separately at ₹1.3–₹3.2 lakh each unless explicitly in scope.
- Appliances — chimney, hob, oven, dishwasher, refrigerator, washer-dryer, water purifier: ₹2.5–₹8 lakh for a 4BHK household.
- Loose furniture, art and soft goods — sofas, dining, beds, mattresses, rugs, curtains: commonly ₹6–₹20 lakh on a home of this size.
- Air conditioning — VRF or split units, ducting and grilles, ₹3.5–₹12 lakh.

Frequently asked questions
How much does a 4BHK interior cost in India?+
₹1,830–₹2,340 per sq ft of carpet area for an essential finish, ₹2,650–₹3,790 premium and ₹4,600–₹6,130+ luxury, excluding 18% GST. A standard 1,700 sq ft 4BHK works out to ₹31.1–39.8 lakh essential and ₹45.1–64.4 lakh premium.
Is a 4BHK twice the cost of a 2BHK?+
Closer to three times, but not because of the bedrooms. Living, dining and foyer take 20% of the budget, bathroom count doubles, the ceiling and lighting scope grows with room size, and an 18–24 week programme carries supervision for twice as long as a 10-week 2BHK.
Which room costs the most in a 4BHK?+
The living, dining and foyer as a group, at about 20% of budget, followed by the modular kitchen at 17% and the master suite at 15%. Individually the three secondary bedrooms are the cheapest rooms, at roughly 8% each.
How long does a 4BHK interior take?+
Eighteen to twenty-four weeks from design sign-off without civil work, and twenty-four to thirty with flooring replacement, bathroom renovation or layout changes. Off-site fabrication runs in parallel, so site duration is driven by sequencing rather than carpentry volume.
Should I renovate a 4BHK in phases?+
Only if you must live in it throughout. Phasing typically adds 15–20% through repeat mobilisation, repeat dust protection, repeat permissions and extended supervision, and it makes finish matching across phases harder because board and laminate batches change.
Does the quoted rate include air conditioning and appliances?+
No. AC — VRF or splits with ducting and grilles — runs ₹3.5–₹12 lakh, and kitchen and laundry appliances ₹2.5–₹8 lakh for a home of this size. Both should be selected during design, because cut-outs, drain routing and electrical loads are fixed at first-fix.
