Why Mumbai kitchens are short and tall
A kitchen here rarely gets more than 60 sq ft of floor. The answer is vertical: wall units carried to the slab, lofts above them, and tall units only where the plan genuinely allows one. That changes the cost shape — more wall-unit carcass per running foot of counter than a north Indian kitchen of the same nominal size.
| Flat type and area | Counter run | Wall and loft run | Usual layout |
|---|---|---|---|
| 1BHK galley — Malad, Borivali | 7 – 9 rft | 7 – 9 rft plus loft | Straight, single wall |
| 2BHK L-shape — Andheri, Chembur | 10 – 12 rft | 9 – 11 rft plus loft | L with a small utility leg |
| 2BHK with the dry balcony absorbed | 13 – 15 rft | 11 – 13 rft plus loft | L or parallel, sink moved to the old balcony |
| 3BHK L with utility — Powai, Thane | 14 – 16 rft | 12 – 14 rft plus loft | L with a separate utility run |
| 4BHK parallel with breakfast counter — Worli | 18 – 22 rft | 15 – 18 rft | Parallel or U with an island |

What Mumbai adds to the same kitchen
The identical kitchen built outside a metro would run near ₹35,000 per running foot, or ₹3,85,000. The Mumbai figure is ₹82,500 higher — 21.4% — and it breaks down like this:
| Mumbai-specific cost | Amount on this kitchen | What it pays for |
|---|---|---|
| Carpenter, polisher and fitter day rates | ₹31,000 | ₹1,100–1,600 a day against ₹750–1,000 elsewhere, across a five-week install window |
| Society hours of 10am–6pm, no Sunday work | ₹17,500 | Cutting and drilling confined to eight hours; the install stretches from three days to five |
| BWP and WPC in place of MR-grade board | ₹13,000 | 75–85% relative humidity from June to September; MR-grade under a Mumbai sink fails inside two monsoons |
| SS 316 hinges, handles and profiles | ₹9,500 | Salt-laden air within roughly 2 km of the coast pits SS 202 and mild steel within three years |
| Service-lift booking, board carry-up, on-site cutting | ₹7,200 | 8 × 4 ft boards do not fit a four-person lift; sheets are cut to size off-site and carried up |
| Society deposit share, NOC and BMC debris disposal | ₹4,300 | Chimney-duct NOC, bagged debris carried down, approved disposal site |
| Total Mumbai increment | ₹82,500 | 21.4% over the national equivalent |
Humidity, salt air and the dry balcony
- BWP below the counter, WPC under the sink. The cabinet around a Mumbai sink lives in standing humidity for four months a year. WPC at ₹150–200 per sq ft does not swell at all.
- Edge-banding on every cut edge, including the hidden ones. An unbanded back edge is the entry point for moisture, and it is the edge cheap quotes skip.
- SS 316 within roughly 2 km of the sea. Bandra West, Khar West, Juhu, Worli, Versova and Colaba all qualify. Inland — Powai, Chembur, Thane, Ghatkopar — SS 202 is acceptable.
- The dry balcony is the cheapest extra counter run in Mumbai. Absorbing it adds three to five running feet, but the society must clear the change and the floor needs fresh waterproofing and a re-routed drain.
- Chimney ducting through an external or common wall needs the society's written consent before core-cutting, and the duct route usually has to follow an existing approved shaft.
- Piped-gas alterations go through the provider's approved agency, never your contractor. Plan the hob position around the existing gas point or budget the agency's visit.
- Allow a monsoon float. PU polish and acrylic edge-bonding both cure badly at 85% humidity; a June-to-September install wants an extra week.
Suburb bands
Membrane finish on the common 12 running foot Mumbai kitchen, by area:
| Area | Membrane ₹ / rft | 12 rft total |
|---|---|---|
| Worli / Prabhadevi | ₹34,000 – 42,000 | ₹4.08 – 5.04 L |
| Bandra West / Khar West | ₹33,000 – 40,500 | ₹3.96 – 4.86 L |
| Andheri West | ₹29,000 – 36,500 | ₹3.48 – 4.38 L |
| Powai | ₹28,500 – 35,500 | ₹3.42 – 4.26 L |
| Chembur | ₹27,500 – 34,500 | ₹3.30 – 4.14 L |
| Thane | ₹25,500 – 32,000 | ₹3.06 – 3.84 L |
| Navi Mumbai — Vashi, Nerul, Kharghar | ₹24,000 – 30,000 | ₹2.88 – 3.60 L |
The ₹28,000–₹36,000 city band above is the Andheri and Powai baseline. Coastal areas carry the SS 316 specification; inland suburbs do not.
The hinges on our old kitchen were rusted through in four years. They specified SS 316 and showed us why, rather than just quoting a bigger number.
Absorbing the dry balcony gave us four more running feet. They got the society clearance and redid the waterproofing before a single cabinet went in.
Eleven running feet, quoted per foot, installed in five days. The counter templating happened the day the carcass was fixed, which nobody else offered.
Everything within sight of the sea should be 316. People find out the difference three monsoons later, when the hinges are orange and the shutters no longer close flush.

Frequently asked questions
How much does a modular kitchen cost in Mumbai?+
₹14,000–₹26,500 per running foot for laminate on BWP, ₹28,000–₹36,000 for membrane or matte acrylic, ₹37,000–₹48,000 for high-gloss acrylic and ₹50,000–₹70,000 for veneer or PU, excluding 18% GST and appliances. A typical 11 running foot Mumbai kitchen is ₹2.15–3.96 lakh at the common finishes.
Why is a Mumbai kitchen 20–22% costlier than the national rate?+
On an 11 running foot acrylic kitchen the increment was ₹82,500: ₹31,000 in labour day rates, ₹17,500 from the 10am–6pm society working window, ₹13,000 for BWP and WPC in place of MR-grade board, ₹9,500 for SS 316 hardware near the coast, ₹7,200 for service-lift booking and board carry-up, and ₹4,300 in society and BMC compliance.
Do I need SS 316 hardware in Mumbai?+
Within roughly 2 km of the sea, yes — Bandra West, Khar West, Juhu, Worli, Versova and Colaba all qualify. Salt-laden air pits SS 202 and mild steel hinges within about three years. Inland suburbs such as Powai, Chembur, Thane and Ghatkopar do not need it, and paying for it there is waste.
Can I extend my kitchen into the dry balcony?+
Usually yes, and it is the cheapest way to gain three to five running feet of counter. You need the society's written clearance, fresh waterproofing on the balcony floor, a re-routed drain and, in most buildings, an undertaking that the parapet and external elevation are untouched.
Is MR plywood ever acceptable in a Mumbai kitchen?+
Not below the counter and not under the sink. With relative humidity at 75–85% from June to September, MR-grade carcass in those positions typically swells and delaminates within two monsoons. BWP throughout with WPC under the sink adds about 4% to the kitchen and removes the rebuild.
How long does a Mumbai kitchen installation take?+
Five to seven weeks from final measurement: three weeks of off-site fabrication, five days of installation inside the society's 10am–6pm window, then counter templating and fitting, dado, electrical and snagging. Add a week if the gas point is moving or the programme runs through the monsoon.
