Building stock in Bandra Kurla Complex
Design decisions in BKC follow the building type more than the brief does.
Grade-A towers, G Block
The core of the district. Centralised chilled-water HVAC, landlord fit-out manuals, formal drawing approvals, mandated base-build vendors and 24-hour building management.
Managed and serviced floors
Fitted suites where the scope is furniture, branding and light partitioning rather than a full fit-out. A different budget entirely.
Bank and financial-institution floors
The strictest brief in the city — security zoning, separate visitor circulation, acoustically isolated meeting rooms and dealing-desk power density.
Consulate and institutional premises
Security-led scope with vetted crews, restricted drawings and controlled material entry.

Local factors we plan around in Bandra Kurla Complex
- The landlord's fit-out manual outranks your drawings. Grade-A BKC buildings publish a manual covering permitted materials, floor loading, drilling depth, sprinkler and detector modification, ceiling void access, working hours and waste routes. Design to it from the first sketch; retrofitting compliance is expensive.
- Mandated vendors are unavoidable and should be priced openly. Fire suppression, smoke detection, sprinkler modification and tie-ins to the central chilled-water system must be executed by the landlord's nominated contractors at their rates. We carry these as named provisional sums with the landlord's quotation attached, not buried inside a per-sq-ft figure.
- Night-shift working is the norm. Noisy scope — core drilling, demolition, structural fixings — runs roughly 8pm to 7am under a building permit, with a separate supervisor and a night-shift labour rate. Budget for it explicitly; it is typically 10–15% on the labour line.
- Gate passes and material windows. Every worker needs a building pass, and material entry is restricted to a defined dock window with a booked lift. Nothing is stored on the floor plate overnight in most towers, so off-site staging is mandatory.
- Approvals run in parallel or they run over. Landlord drawing approval, fire NOC and MMRDA compliance take two to five weeks. Run them alongside detailed design. Running them sequentially after design is the single most common reason a BKC fit-out slips.
Getting labour and material into BKC
This is the part of a quotation that separates studios who work here regularly from studios who do not. These are the four or five constraints we programme against on every job in this district.
| Constraint | The reality here | How we plan for it |
|---|---|---|
| Landlord fit-out manual | Binding on materials, loading, drilling, sprinklers and ceiling access | Design to the manual from concept; compliance schedule submitted with drawings |
| Mandated base-build vendors | Fire, detection, sprinkler and chilled-water tie-ins at landlord rates | Named provisional sums with the landlord's quotation attached and shown to you |
| Night shift | Noisy scope 8pm–7am under building permit, separate supervision | Night-shift labour costed as its own line, typically 10–15% on labour |
| Gate passes and dock windows | Worker passes, booked dock slot, no overnight storage on the floor | Off-site staging warehouse with just-in-time delivery against booked slots |
| Approvals | Landlord approval, fire NOC, MMRDA compliance — two to five weeks | Run in parallel with detailed design, never after it |
What we specify in BKC
Specification follows the local environment and the building rules, not a house style. These are the choices we make here that we would not necessarily make elsewhere in the city.
| Element | What we specify | Why, here |
|---|---|---|
| Partitions | Double-glazed acoustic glass, 45–48 dB, full-height to slab in meeting rooms | Open Grade-A floor plates carry sound; partial-height partitions fail the acoustic brief |
| Ceiling | Accessible modular grid over all services, plasterboard rafts as feature only | Landlord manuals require permanent access to sprinklers and detectors |
| Flooring | Raised access floor where power and data density is high; carpet tile elsewhere | Dealing desks and high-density workstations need under-floor routing |
| HVAC | Tie-in to the central chilled-water system by the nominated vendor only | Base-build warranty and fire certification depend on it |
| Joinery | Factory-finished modules sized to the goods-lift car and the dock window | No on-floor fabrication is permitted in most Grade-A towers |
A typical BKC programme
- Weeks 0–2 – survey, manual, landlord and fire approvalsMeasure the floor plate, read the fit-out manual, confirm lift and dock policy, lodge deposits and insurance, and submit drawings for landlord and fire approval.
- Weeks 2–5 – detailed design, BOQ and vendor pricingIn parallel with approvals. Landlord-nominated vendor quotations obtained and shown to you as named provisional sums.
- Weeks 6–8 – demolition, services first fix, night shiftCore drilling, structural fixings and sprinkler modification in permitted night windows. Base-build vendors mobilised.
- Weeks 9–15 – partitions, ceilings, joinery, AVJust-in-time delivery from off-site staging against booked dock and lift slots.
- Weeks 16–18 – commissioning, landlord sign-off, handoverAV and HVAC commissioning, fire system test and certification, landlord sign-off, snag closure and handover.
What clients here say
They put the landlord's nominated vendor quotes in the BOQ as named items. Every other bidder had them hidden inside a rate and would have re-priced later.
Night shift for the noisy work, day shift for everything else, and a supervisor on both. The building management had no complaints in fourteen weeks.
BKC fit-out is a compliance exercise wrapped around a design project. The landlord's manual, the nominated vendor list and the night-shift permit decide the budget and the programme. A studio that treats those as paperwork to be dealt with later will cost you weeks.

→Frequently asked questions
What does an office fit-out cost in BKC?+
₹4,500 per sq ft for warm-shell completion, ₹5,600 for a corporate standard fit-out with cabins, boardroom and AV, and ₹6,600 for a flagship headquarters floor. A 6,000 sq ft half floor therefore runs roughly ₹2.70 crore to ₹3.96 crore, excluding 18% GST. Flagship floors with heavy stone and AV can exceed ₹8,000 per sq ft.
Is there any residential interior work in BKC?+
Effectively no. BKC is an MMRDA-planned commercial district and has almost no private residential stock inside it. Enquiries from people who say BKC usually mean Bandra East, Kalanagar or the MMRDA colony on its edge, which are ordinary residential markets at ordinary Mumbai suburban rates.
Why are BKC fit-out rates the highest in Mumbai?+
Landlord-mandated vendors for fire, detection and chilled-water tie-ins at rates you do not control; night-shift labour for all noisy scope; off-site staging because nothing can be stored on the floor plate; formal landlord, fire and MMRDA approvals; and a specification standard — acoustic glazing, raised floors, full AV — that most other districts do not demand.
Can a BKC fit-out be done during business hours?+
Quiet scope yes; noisy scope no. Core drilling, demolition, structural fixings and sprinkler modification run roughly 8pm to 7am under a building permit with a separate night supervisor. We batch scope by noise profile and run both shifts, which typically adds 10–15% to the labour line and removes weeks from the programme.
How long does a BKC office fit-out take?+
Sixteen to eighteen weeks for a full floor of around 12,000 sq ft, including two to five weeks of landlord, fire and MMRDA approvals run in parallel with detailed design. A half floor at corporate standard is typically thirteen to fifteen weeks. Sequencing approvals after design rather than alongside it adds three to four weeks.
