What we work on in Vashi
Vashi was built to a plan and it shows. Sectors 1 to 30 use a handful of standard CIDCO layouts, the roads are wide, the parking works and the logistics are the easiest of any market we operate in. What Vashi now has that the newer nodes do not is age: plumbing, wiring and waterproofing in the earliest sectors are at the end of their service life.
CIDCO sector housing, sectors 1–17
Early 1980s. Ground-plus-three and ground-plus-four, 380–620 sq ft, repeating plans, no lifts in the lowest blocks and original services throughout.
Later CIDCO sectors and co-operatives
Late 1980s and 1990s, taller, with lifts, and slightly larger layouts on the same planning logic.
Palm Beach Road towers
Post-2005 premium stock facing the creek. Large layouts, service lifts, written fit-out rules and real salt exposure.
Redeveloped CIDCO plots
New towers replacing the earliest sector housing. Possession fit-outs with developer finishes to strip and a fit-out manual to read.
Site conditions in Vashi
- The sector plan repeats, and that is worth money. We hold measured drawings for most of the common CIDCO types. Where your flat matches, the design stage runs a week shorter and there are no surprises at first fix.
- Forty-year-old services are the real scope. Original CIDCO plumbing is galvanised iron and the wiring predates modern loads. We test both in week 0 and quote them as visible conditional lines.
- Vashi logistics are the easiest in the MMR. Wide sector roads, real parking, and buildings you can pull up to. A project here runs a week faster than the same job in Andheri for that reason alone.
- Palm Beach salt is genuine; interior sectors are not exposed. SS 316 and BWP on the creek-facing towers; ordinary specification three sectors inland. Charging marine grade across Vashi is a common way of inflating a bill.
- Holding-pond sectors take water. A handful of low sectors near the holding ponds flood in an extreme event. Ground-floor joinery there goes on a plinth.

Vashi interior rates for 2026
A Vashi quotation starts at ₹1,700 per sq ft of carpet area and reaches ₹2,980 at the top of the specification. Multiply your own carpet figure by the column you want.
| Home | Usual carpet band | Essential ₹1,700/sq ft | Premium ₹2,310/sq ft | Luxury ₹2,980/sq ft |
|---|---|---|---|---|
| 1BHK (CIDCO) | 380–500 sq ft | ₹6.5 – 8.5 L | ₹8.8 – 11.6 L | ₹11.3 – 14.9 L |
| 2BHK (CIDCO) | 560–740 sq ft | ₹9.5 – 12.6 L | ₹12.9 – 17.1 L | ₹16.7 – 22.1 L |
| 2BHK (newer tower) | 780–1,050 sq ft | ₹13.3 – 17.9 L | ₹18.0 – 24.3 L | ₹23.2 – 31.3 L |
| 3BHK (Palm Beach) | 1,250–1,700 sq ft | ₹21.2 – 28.9 L | ₹28.9 – 39.3 L | ₹37.2 – 50.7 L |
All figures ex-GST, with 18% charged separately. Excludes structural civil work, white goods and loose furniture. Check a different area in the cost calculator.
In sectors 1 to 17, budget a services allowance on top of the finish rate: rewiring at ₹55,000 to ₹1.2 lakh and bathroom re-plumbing with new waterproofing at ₹80,000 to ₹1.8 lakh. Forty-year-old CIDCO services are not a risk, they are a near-certainty, and quoting without them is quoting short.
Working days, lifts and access in Vashi
The site rules below are the ones we brief the crew on before the first delivery arrives.
| Constraint | The reality here | How we plan for it |
|---|---|---|
| Sector plans | Repeating CIDCO layouts across each sector | Existing measured drawings reused; design shortened by about a week |
| Road access | Wide sector roads, real parking, direct building access | Full-size deliveries; no handling premium, unlike most of Mumbai |
| Services age | Galvanised plumbing and 1980s wiring in sectors 1–17 | Both tested in week 0 and quoted as separate conditional lines |
| NMMC and society | NMMC disposal rules; society NOC and transfer formalities | Filed in week 0 alongside the design brief |
Specification decisions for Vashi
A specification is a set of trade-offs against a particular place. These are ours for this one.
| Element | What we specify | Why, here |
|---|---|---|
| Plumbing | Full CPVC replacement of in-flat runs in sectors 1–17 | Galvanised iron from 1982 is at the end of its life |
| Wiring | Megger test; partial or full rewire quoted separately | Original circuits were sized for a much lighter load |
| Waterproofing | Bathroom membrane redone as standard in early-sector flats | The original has almost always failed by now |
| Hardware | SS 316 on Palm Beach elevations; SS 304 in the interior sectors | Salt exposure is genuinely local to the creek face |
| Carcass | BWP in wet areas and creek-facing walls; 710-grade elsewhere | Humidity is high at the water and ordinary inland |
How long a Vashi flat takes
- Week 0 — survey against the sector drawing, services testsVerify the flat against the CIDCO type we hold, megger the circuits and check the plumbing runs. This visit produces the conditional lines in the quote.
- Weeks 1–2 — design and BOQShorter than elsewhere, because the base drawing already exists and the layout is known.
- Weeks 3–5 — strip-out, services, waterproofingDemolition, plumbing replacement, rewiring and bathroom waterproofing — the substantive part of an early-sector project.
- Weeks 6–9 — joinery and ceilingStraightforward delivery and installation; Vashi's access makes this the fastest phase.
- Weeks 10–11 — finishes and handoverPaint, hardware, lighting, clean and snagging.
What clients here say
They had the layout on file from a flat in the next building. Design took eight days and there was nothing unexpected when the walls opened up.
Marine hardware on the sea side and normal hardware on the inside rooms. The first studio quoted SS 316 for the whole flat.
Vashi is the easiest node in the MMR to build in and the one most likely to hide a services bill. The layouts are known; what is inside the walls is forty years old.

Frequently asked questions
What is the interior design cost in Vashi?+
₹1,700–₹2,980 per sq ft of carpet area. A 560–740 sq ft CIDCO 2BHK is ₹9.5–12.6 lakh at an essential finish and ₹16.7–22.1 lakh at luxury, ex-GST. Early-sector flats should add ₹55,000–₹1.2 lakh for rewiring and ₹80,000–₹1.8 lakh for bathroom re-plumbing and waterproofing.
Do old CIDCO flats need new plumbing?+
In sectors 1 to 17, almost always. The original in-flat runs are galvanised iron laid in the early 1980s, and internal corrosion has reduced the bore to a fraction of what it was. Low pressure that returns after every cleaning is the classic symptom. We replace with CPVC and redo the bathroom waterproofing at the same time.
Do you already have drawings for CIDCO sector flats?+
For most of the common types, yes. CIDCO used a small number of standard layouts across each sector, so a flat in Sector 9 is very likely identical to one we have already measured. Where it matches, design runs about a week shorter and the quote reflects it.
Is Vashi cheaper than Mumbai for interior work?+
At the same specification, roughly 15 to 20% below the western suburbs — mainly because the logistics are genuinely easier. Wide roads, real parking and direct building access remove most of the handling labour that a Mumbai job carries. The material schedule is identical.
Does every Vashi flat need marine-grade hardware?+
No. Only the Palm Beach Road towers and the buildings directly facing the creek are exposed enough to justify SS 316. Three sectors inland the air behaves like any dry urban location and SS 304 is correct. Marine specification across the whole node is a way of adding 6% to a bill for nothing.
