Housing stock in Kharghar
Kharghar is planned housing at scale. Sectors run in a grid off the Sion–Panvel Highway, buildings sit on regular plots with real setbacks, and the flat plans repeat — not approximately, but exactly, across whole sectors. That is why work here is both cheaper and faster than anywhere else in the region.

The saving against Mumbai is in labour rates, easy logistics and repeated layouts — not in specification. We use the same BWP carcass and the same branded hardware in Kharghar as in Bandra. What we add back is a travel and supervision allowance, typically ₹25,000 to ₹60,000 across a full-home project.

Local factors we plan around in Kharghar
- Repeated layouts shorten the design phase. We have built the same Kharghar sector plan more than once. Where that is the case we arrive at the first meeting with a tested layout and a known joinery schedule, which takes a week or more out of the programme.
- Labour and material travel. Crews and carcasses come from the Panvel–Kalamboli–Taloja belt. That is cheaper than Mumbai, but it means a crew cannot be redirected mid-morning. We staff a Kharghar site fully for the week rather than flexing daily.
- Supervision frequency is the honest trade-off. Site supervision costs more per visit here, so we plan fewer, longer visits with a fuller checklist, plus a daily photo report. Anyone quoting Mumbai-frequency supervision at Kharghar rates is not planning to deliver it.
- Wind exposure toward Central Park and the hills. Upper floors on the hill-facing side take real wind load. Balcony glazing, external fixings and any openable window detail must be specified for it, not assumed.
- Creek-adjacent humidity, not salt. Kharghar is inland enough that SS 316 is unnecessary, but humidity is high year-round. BWP throughout, and drawer runners rather than cheap channels, which seize first in humid conditions.

Do CIDCO layouts really repeat across Kharghar?+
