Housing stock in Malad
Malad is a long suburb. Marve Road runs west toward the creek and the Madh ferry, Orlem and Evershine sit in the middle, and Kurar and Pushpa Park lie east of the highway. The housing is similar across all of it; the logistics are not.
Evershine Nagar and Orlem
Well-established 1980s–90s co-operative blocks with mature societies. Compact 2BHKs, honest layouts, and committees that have seen renovations before and have firm views about them.
Marve Road and the creek side
Lower-rise stock running toward Madh and the creek. Mild but genuine salt and humidity exposure, and lanes that narrow the further west you go.
Link Road towers
2008-onward mid-market high-rises. Two lifts, one of them goods, and a defined fit-out policy in the sale agreement.
Malad East — Kurar and Pushpa Park
Denser, older, more compact. The best value per square foot in the suburb and the tightest access.

Ex-GST; 18% applies on top. Civil work, appliances and loose furniture excluded. Run your own carpet area through the cost calculator.
Jodi flats — two apartments combined — are common in Malad and are priced here as a single carpet area. They carry a civil allowance on top for the connecting wall, the redundant kitchen and the levelling between the two floor slabs, which are rarely identical.

Design and build under one accountable roof in Malad
Local factors we plan around in Malad
- The last kilometre decides the delivery plan. Off Marve Road and in the Kurar lanes a 20-foot truck cannot turn. Material comes in on tempos in smaller loads, which adds two to four days across a full-home project and a handling line in the BOQ.
- Creek-side humidity is real but mild. Western Malad toward Madh is not Bandstand. We use BWP throughout and SS 304 hardware internally, and reserve SS 316 for anything on a balcony or an external wall.
- Jodi flats hide a level difference. Two flats combined almost never share an exact floor level. The screed correction and the door heights across the join are the two things most quotes leave out.
- Older societies want a structural undertaking. Evershine and Orlem committees commonly ask for a written undertaking that no beam, column or slab is touched. We provide it as standard, with the demolition scope marked on a drawing.
- Monsoon seepage on west-facing walls. Malad takes weather straight off the sea. We check external wall dampness with a moisture meter before specifying any joinery against a west wall, and leave a 25 mm ventilated gap where readings are high.
Getting labour and material into Malad
This is the part of a quotation that separates studios who work here regularly from studios who do not. These are the four or five constraints we programme against on every job in this district.
| Constraint | The reality here | How we plan for it |
|---|---|---|
| Truck access | Lanes off Marve Road and in Kurar will not take a 20-ft vehicle | Tempo-sized loads, scheduled across more days; priced as handling, not absorbed |
| Lift availability | Older Evershine and Orlem blocks have one passenger lift and no goods lift | Carcasses knocked down flat to pass the lift car; anything oversized planned for stair carry at survey stage |
| Society undertakings | Written structural undertaking requested before work starts | Marked demolition drawing submitted with the NOC |
| Monsoon window | June to September, west-facing walls take direct rain | External-wall joinery scheduled outside the monsoon wherever the programme allows |
What we specify in Malad
Specification follows the local environment and the building rules, not a house style. These are the choices we make here that we would not necessarily make elsewhere in the city.
| Element | What we specify | Why, here |
|---|---|---|
| Carcass | BWP plywood throughout the flat, not only wet areas | Creek and sea humidity across the whole suburb |
| External-wall joinery | 25 mm ventilated cavity, BWP back panel, no direct plaster contact | West-facing walls read damp after heavy rain even when the plaster looks sound |
| Hardware | SS 304 internally, SS 316 on balconies and external faces | Mild salt load — full marine specification would be over-engineering inland |
| Flooring in jodi flats | Self-levelling screed across the join before tiling or timber | Two flats are never on the same slab level |
| Paint | Anti-fungal interior emulsion on west and north walls | Cheapest insurance against monsoon spotting |
A typical Malad programme
- Week 0 – survey, moisture readings and NOCMeasure, take moisture readings on every external wall, confirm lift car dimensions, and file the society NOC with the structural undertaking.
- Weeks 1–3 – design, samples and BOQLayouts and 3D views, with the delivery plan agreed at the same time because it affects the joinery module sizes.
- Weeks 4–5 – demolition, screed and first fixAny jodi levelling happens here. Plumbing and electrical first fix follow.
- Weeks 6–10 – joinery, ceiling, tilingModules sized to the lift car, delivered in tempo loads, assembled on site.
- Weeks 11–13 – finishes, snag and handoverPaint, hardware, lighting, clean, our snag list, then yours.
What clients here say
The lift is tiny and every carpenter we spoke to shrugged at it. Greenbox measured the lift car first and built the wardrobes to fit through it.
Two flats joined into one. They found a 40 mm level difference between them before quoting, which nobody else had even looked for.
Malad is uncomplicated design work with complicated delivery. Get the access survey right — lane width, lift car, stair turning radius — and the rest of the project behaves exactly as a western-suburb project should.

Frequently asked questions
How much does interior design cost in Malad?+
₹1,700–₹2,860 per sq ft of carpet area. A 580–800 sq ft 2BHK runs roughly ₹9.9–13.6 lakh at an essential finish and ₹16.6–22.9 lakh at luxury, excluding 18% GST. Malad East is generally at the lower end, Link Road towers at the upper.
Is access difficult in Malad?+
In parts. The lanes off Marve Road and around Kurar in Malad East will not take a 20-foot truck, so material arrives on tempos in smaller loads. Several older Evershine and Orlem buildings also have a single small passenger lift and no goods lift, which sets a maximum module size for joinery.
Do Malad flats need coastal-grade materials?+
They need BWP plywood throughout, which we use here as standard rather than only in wet areas. Full marine specification and SS 316 hardware are warranted on balconies and external faces on the creek side toward Madh, but are unnecessary for internal joinery inland.
Can you combine two flats into one in Malad?+
Yes, and it is common here. The two technical items that decide the budget are the connecting-wall opening — which needs a structural engineer's confirmation that it is not a shear wall — and the floor level difference between the two flats, which is usually 20 to 50 mm and needs self-levelling screed before any flooring.
What do Malad societies ask for before work begins?+
An NOC application, a crew list, a refundable deposit, and in the older Evershine and Orlem blocks a written undertaking that no structural member will be touched. We submit a marked demolition drawing alongside the undertaking, which resolves most committee questions in one meeting.
