The buildings of Mira Road
Mira Road was built fast, mostly between 1995 and 2010, on reclaimed and filled land north of the salt pans. The result is a suburb of near-identical builder towers with reasonable carpet areas, indifferent original fittings and layouts that were drawn to maximise saleable area rather than to be lived in. Almost every project here starts by fixing the plan.
Sheetal Nagar and Shanti Nagar
The original 1990s development. Six to twelve storeys, 2BHKs of 600–800 sq ft, one small lift and a second that is often out of service.
Beverly Park and Silver Park
Slightly later and slightly better specified. Gated layouts, more organised societies, and fit-out rules that exist on paper.
Post-2012 towers
Taller stock along the Mira Bhayandar Road and toward Kashimira. Proper service lifts, deposits, and a finish expectation closer to the western suburbs.
Ground-floor shop-and-flat buildings
Mixed-use blocks along the main roads. Commercial noise and dust during the day and a shared entrance with a shop.
Mira Road interior rates for 2026

| 3BHK | 880–1,180 sq ft | ₹11.3 – 15.1 L | ₹15.0 – 20.1 L | ₹19.3 – 25.8 L |
| 3BHK (newer tower) | 1,150–1,500 sq ft | ₹14.7 – 19.2 L | ₹19.6 – 25.5 L | ₹25.2 – 32.9 L |

Layout correction is the most common first line on a Mira Road bill. Builder plans here routinely put a 3-foot passage where a wardrobe should be and a bathroom door opening into the living room. Re-planning within the existing wet zones costs ₹40,000 to ₹1.1 lakh and is usually the single best value item in the project.

Design and build under one accountable roof in Mira Road
Local factors we plan around in Mira Road
- MBMC debris rules differ from BMC's. Disposal is through corporation-approved contractors with their own paperwork and a different fee structure. It is not difficult, but a studio that only works inside the BMC boundary will get it wrong and lose a week.
- Layouts were drawn for the brochure. Long dead passages, awkward bathroom door swings, kitchens with no service balcony access. The highest-value work in this suburb is re-planning within the existing plumbing zones, not finishing what is there.
- Lifts are small and often singular. A 1,000 × 1,300 mm car serving twelve storeys, and the second lift out of order more often than not. Panel sizes are capped and delivery days are longer.
- Water timings vary by pocket. Several societies run on scheduled supply with borewell backup. Wet trades are planned to the supply window and we keep stored water on site.
- The local market covers standard, not special. Ply, laminate, standard hardware and sanitaryware are available in Bhayandar within an hour. Stone, custom glass and imported fittings come from the city with a day's lead, which changes the procurement order.
Moving material in Mira Road
We programme the following into the schedule before we quote, because retro-fitting them into a running job is what causes the delays people complain about.
| Constraint | The reality here | How we plan for it |
|---|---|---|
| Jurisdiction | MBMC debris and permission rules, not BMC | Approved disposal contractor engaged in week 0; paperwork filed before strip-out |
| Lifts | Single 1,000 × 1,300 mm car serving the whole tower | Panels capped at 1,250 mm; deliveries split across more days |
| Water | Scheduled municipal supply with borewell backup | Wet trades sequenced to the supply window; storage drums on site |
| Procurement | Standard items local, specials from the city | Specials ordered first; local items called forward as needed |
The spec we write here
What gets specified here is decided by the walls, the air and the society bye-laws, in that order.
| Element | What we specify | Why, here |
|---|---|---|
| Layout | Re-plan within existing wet zones before any finish is chosen | Builder layouts here waste 8–12% of the carpet on dead passage |
| Carcass | 710-grade BWR with BWP in kitchen and bathrooms | No salt exposure this far inland from the open sea |
| Shutters | 0.8 mm matte laminate; acrylic only on kitchen fronts | Best durability per rupee for this market |
| Hardware | Hettich or Ebco soft-close throughout | Serviceable locally, which matters forty kilometres from the city |
| Waterproofing | Bathroom and balcony re-done as standard in pre-2005 buildings | Original builder waterproofing here has typically failed |
How long a Mira Road flat takes
- Week 0 — survey, MBMC paperwork, NOCMeasure, assess the layout for re-planning, engage the approved debris contractor and file the society NOC. The corporation paperwork is the part that surprises outsiders.
- Weeks 1–3 — re-planning, design and BOQThe layout work happens before the finish selection here, because moving a wall changes what the finish budget has to cover.
- Weeks 4–5 — strip-out, waterproofing, first fixDemolition, bathroom and balcony waterproofing where the survey called for it, then electrical and plumbing.
- Weeks 6–10 — joinery and ceilingPanels capped to the lift car, delivered across more days than a city job would need.
- Weeks 11–12 — finishes and handoverPaint, hardware, lighting, clean, snag and handover.
What the last two Mira Road handovers were like
They moved the bathroom door and killed the passage. We gained what felt like a whole extra room and it cost less than the sofa.
The debris paperwork with MBMC was done before demolition started. Our neighbour's contractor got stopped for two weeks over exactly that.
Mira Road is not a compromise suburb, it is a badly planned one, and that is a fixable problem. Spend the first ₹1 lakh on the layout and the rest of the budget goes considerably further.

Frequently asked questions
What is the interior design cost in Mira Road?+
₹1,280–₹2,190 per sq ft of carpet area, ex-GST. A 580–790 sq ft 2BHK comes to ₹7.4–10.1 lakh at an essential finish and ₹12.7–17.3 lakh at luxury. Layout re-planning, which most flats here benefit from, is an additional ₹40,000–₹1.1 lakh.
Is Mira Road under BMC?+
No. It falls under Mira-Bhayandar Municipal Corporation, which has its own debris disposal system, approved contractor list and fee structure. It is straightforward once you know it, but a studio working only inside the BMC boundary will file the wrong paperwork and lose a week at demolition.
Why do you re-plan Mira Road flats before designing?+
Because the builder layouts waste 8 to 12% of the carpet area on dead passage, and a bathroom door frequently opens into the living space. Correcting that inside the existing plumbing zones costs a fraction of the finish budget and changes how the flat lives more than any amount of veneer would.
Does the distance from Mumbai make the project more expensive?+
Marginally, and mostly in time rather than money. Standard material is available in Bhayandar within the hour; stone, custom glass and imported hardware carry a day's lead from the city. We order the specials first and sequence the local items around them, which keeps the programme at eleven to twelve weeks rather than fourteen.
Do Mira Road buildings need new waterproofing?+
In pre-2005 stock, usually yes for bathrooms and balconies. The original builder membrane has generally failed and the symptom shows up as damp on the neighbour's ceiling three months after a renovation. We test during the survey and quote it as a visible line rather than absorbing it.
