Housing stock in Mulund
Mulund runs from the highway up to the national-park foothills. Down on LBS Marg and toward Mulund East it is ordinary, well-supplied mid-market housing. Up toward Yogi Hills and the Johnson-and-Nirmal redevelopment belt the ground starts to slope, and the specification has to change with it.
Redevelopment towers, LBS Marg and Nirmal belt
The largest share of new stock. Efficient layouts, developer basics, good goods lifts and organised facilities teams.
Hill-side buildings, Yogi Hills and Mulund West upper
Built into a slope. Excellent views, and retained-earth moisture reaching the lower floors through the monsoon.
1970s–80s Gujarati and Marathi co-operatives
Mulund's traditional stock. Generous plans, original services, and societies that run on written rules and long memories.
Mulund East, toward the Airoli bridge
Newer, more affordable, very easy access. Larger layouts per rupee than anywhere on the western line.
What interiors cost in Mulund
Our Mulund rates run from ₹1,640 per sq ft at an essential finish to ₹2,800 per sq ft at luxury. Every figure below is that rate multiplied by the carpet-area band in the same row, so you can check the arithmetic against your own flat.
| Home | Typical carpet area | Essential ₹1,640/sq ft | Premium ₹2,190/sq ft | Luxury ₹2,800/sq ft |
|---|---|---|---|---|
| 1BHK | 370–510 sq ft | ₹6.1 – 8.4 L | ₹8.1 – 11.2 L | ₹10.4 – 14.3 L |
| 2BHK | 590–810 sq ft | ₹9.7 – 13.3 L | ₹12.9 – 17.7 L | ₹16.5 – 22.7 L |
| 3BHK | 930–1,280 sq ft | ₹15.3 – 21.0 L | ₹20.4 – 28.0 L | ₹26.0 – 35.8 L |
| 4BHK / duplex | 1,400–2,000 sq ft | ₹23.0 – 32.8 L | ₹30.7 – 43.8 L | ₹39.2 – 56.0 L |
Ex-GST; 18% applies on top. Civil work, appliances and loose furniture excluded. Run your own carpet area through the cost calculator.
Hill-side flats on the lower three floors carry an additional damp-management allowance — typically ₹35,000 to ₹90,000 depending on the affected wall area — covering moisture readings, a ventilated cavity behind affected joinery and a breathable wall system rather than a sealed one.

Design and build under one accountable roof in Mulund
Local factors we plan around in Mulund
- Hill-side damp is a drainage problem, not a paint problem. Where a building is cut into slope, groundwater moves against the retaining face through the monsoon. Sealing that wall internally traps it and blisters the finish. We ventilate instead — a cavity behind the joinery, a breathable wall coating, and no timber in direct contact.
- Eastern Express Highway access is a genuine advantage. Full-size vehicles reach nearly every building here. Material lead times are the shortest in our delivery area, and a Mulund programme typically runs a week faster than the equivalent job in the far western suburbs.
- Old co-operatives run on written rules. Mulund's established societies tend to have a printed renovation policy — hours, deposits, debris routes, permitted days. That is a good thing: everything is knowable in advance and there is very little negotiation.
- Ceiling heights in redevelopment towers are worth using. New Mulund stock commonly gives 3.0 to 3.2 metres slab to slab. That supports a designed and zoned false ceiling rather than only a peripheral cove.
- Monsoon runoff from the slope. Ground-floor and podium-level flats near the hill take water volume, not just damp. We check the external storm drainage before designing anything at that level.
Getting labour and material into Mulund
This is the part of a quotation that separates studios who work here regularly from studios who do not. These are the four or five constraints we programme against on every job in this district.
| Constraint | The reality here | How we plan for it |
|---|---|---|
| Vehicle access | Eastern Express Highway and LBS Marg reach nearly every building | Full truck loads, fewer deliveries, roughly a week shorter than a far-west programme |
| Hill-side sites | Steep internal approach roads, limited turning space at the top | Smaller vehicles for the last leg on Yogi Hills; material staged at the base where needed |
| Society renovation policy | Printed rules in most established co-operatives | Policy read and programmed against before the BOQ is issued |
| Debris | Scheduled collection points in redevelopment towers | Bagged daily, removed on the society's collection schedule |
What we specify in Mulund
Specification follows the local environment and the building rules, not a house style. These are the choices we make here that we would not necessarily make elsewhere in the city.
| Element | What we specify | Why, here |
|---|---|---|
| Carcass | BWP plywood throughout; marine-grade against retained-earth walls | Hill-side moisture load exceeds ordinary monsoon humidity |
| Retained-earth wall build-up | 25–40 mm ventilated cavity, breathable coating, no sealed membrane internally | Trapping groundwater behind a sealed finish is what blisters these walls |
| Skirting on lower floors | PVC or aluminium, not timber | Constant seasonal moisture at floor level |
| Ceiling | Designed and zoned false ceiling in new towers, cove only in old stock | 3.0–3.2 m slab heights in redevelopment stock support it |
| Hardware | Hettich or Ebco soft-close; SS 304 throughout | No salt exposure this far inland — marine hardware would be wasted spend |
A typical Mulund programme
- Week 0 – survey, moisture readings, society policyMeasure, take moisture readings on every wall that backs onto slope or earth, and obtain the society's written renovation policy.
- Weeks 1–3 – design, damp strategy and BOQIf the flat has a hill-side wall, the build-up for that wall is designed before the room around it.
- Weeks 4–5 – demolition, drainage checks, first fixAny external drainage issue is raised with the society now, while it can still be fixed cheaply.
- Weeks 6–9 – joinery and ceilingFull truck deliveries and good lifts make this the fastest stage in Mulund.
- Weeks 10–12 – finishes, snag, handoverBreathable coatings on affected walls, then paint, hardware, lighting and snag closure.
What clients here say
The back bedroom wall had been repainted three times by the previous owner. Greenbox ventilated it instead of sealing it and it has been dry through two monsoons.
Fastest site we have seen. Full trucks, one goods lift booked properly, done in ten weeks.
Mulund is the easiest suburb in our delivery area to build in and the one where a moisture meter earns its keep. If the flat has no slope behind it, expect a fast, uncomplicated programme. If it does, design the wall before you design the room.

Frequently asked questions
How much does interior design cost in Mulund?+
₹1,640–₹2,800 per sq ft of carpet area. A 590–810 sq ft 2BHK runs roughly ₹9.7–13.3 lakh at an essential finish and ₹16.5–22.7 lakh at luxury, excluding 18% GST. Mulund East generally sits at the lower end of each band.
Why do hill-side Mulund flats get damp?+
Because part of the building is cut into slope and groundwater moves against the retaining face through the monsoon. It is a drainage condition, not a paint failure. Sealing the wall internally traps the moisture and blisters the finish; a ventilated cavity behind the joinery and a breathable coating let the wall dry.
Is Mulund quicker to build in than the western suburbs?+
Usually by about a week on a 2BHK. The Eastern Express Highway and LBS Marg allow full-size delivery vehicles at nearly every building, redevelopment towers have working goods lifts, and the established societies publish their renovation rules rather than deciding them meeting by meeting.
Can I have a full false ceiling in a Mulund flat?+
In a new redevelopment tower, yes — slab heights of 3.0 to 3.2 metres leave room for a designed and zoned ceiling with cove lighting and concealed services. In 1970s–80s co-operative stock the height usually only supports a peripheral cove, and a full ceiling there compresses the room.
What do Mulund societies require before renovation?+
Most established co-operatives have a written renovation policy: permitted hours, usually 10am–6pm with no Sundays, a refundable deposit, a crew list, a defined debris route and a structural undertaking. We read the policy before issuing the BOQ, so the programme is built against the actual rules.
