What a package can and cannot cover in a tower
| Inside a fixed package | Outside it, and why |
|---|---|
| Design, drawings and the tower's compliance pack | Structural alterations of any kind — they need consent that cannot be assumed |
| All joinery, flooring, ceilings, painting and lighting | Façade-facing work: glazing changes, balcony enclosure, external units |
| Kitchen and bathroom fit-out to the stated specification | Relocating a wet area, which needs the tower's approval and a new drainage route |
| Electrical within the existing distribution capacity | Increasing the sanctioned load, which is a utility process with its own timeline |
| Refundable deposit, lift slots, protection, debris | Re-commissioning of building fire or HVAC systems by the landlord's agency |
| Snagging, deep clean and the handover file | Imported appliances and furniture you procure directly |
The relet refresh, which is most of this work
A large proportion of Worli's flats are owned as investments and let on two or three year tenancies, frequently to companies for relocating executives. Between tenancies there is a window — usually four to six weeks — in which the flat has to be brought back to a lettable standard, and the owner is carrying an empty flat for every week it takes. That is a package job with a hard date, and it has a standard scope: full repaint, kitchen shutters and hardware replaced rather than the carcass, bathroom fittings and counters refreshed, all soft furnishing replaced, floors polished or the damaged planks swapped, every light fitting checked and matched, and a deep clean. Around ₹1,030 to ₹1,700 per square foot depending on what the last tenant did. Where the carcass itself has failed, it stops being a refresh and we say so before starting rather than halfway through.

Four weeks between tenancies, and the clock is the client
Worked example: 1,100 sq ft two-bedroom, complete package
A tower flat taken back by its owner after four years of letting. Everything replaced except the structure and the flooring. A fixed package against a defined specification, delivered in nine weeks.

Add 18% GST. Every line above is taken from Worli tower flats we have finished and billed, at October 2026 prices. Estate compliance is ₹2.19 lakh — 5% of the package — and it is the line that separates a real fixed price from an optimistic one.
Three things that make a Worli package hold
- Material ordered before demolition. Lift slots are rationed and a tower cannot absorb a late delivery. Everything — ply, hardware, stone, fittings, lighting — is ordered in week zero, before the first crate goes up.
- The fit-out manual read at quotation stage. It decides whether ducted cooling is possible, how a heavy ceiling is supported and what hours the noisy trades get. Pricing a package without reading it is guessing, and the guess is always in the client's disfavour.
- A specification with brands and grades, not categories. 'Branded hardware' means nothing. Our package schedule names the carcass grade, the hinge and runner brand, the counter material and thickness, the paint system and the light fitting models. A fixed price against a vague specification is not a fixed price.
The programme, week by week
A tower package runs to a published sequence because lift access is the constraint and everything has to arrive in the right order. Week zero is survey, drawings signed, the building's file lodged and every material ordered. Weeks one and two are demolition, debris and the services first fix, which is the noisy work and is confined to the hours the building permits. Weeks three and four are ceilings, tiling and the bathrooms. Weeks five to seven bring the joinery up in sequence — carcass, then shutters, then hardware — with the counter templated from the installed carcass rather than the drawing. Week eight is painting, light fittings and soft goods. Week nine is snagging, the deep clean and the handover file, with the deposit recovery following. Where the tower rations lift slots tightly, the joinery weeks stretch and everything else holds.

Frequently asked questions
Why do you include the building's charges in the package?+
Because they are unavoidable and they are real money — ₹1.8 to ₹3.0 lakh on a 1,100 square foot flat for the refundable deposit, lift slots, protection and the compliance pack. A quotation that omits them is not cheaper, it is incomplete, and the difference arrives as an invoice in week three.
What does a relet refresh cost?+
₹1,030 to ₹1,700 per square foot depending on what the outgoing tenant left. That covers a full repaint, kitchen shutters and hardware replaced on the existing carcass, bathroom fittings and counters, all soft furnishing, floor repair and a deep clean. Where the carcass itself has failed it becomes a replacement, and we say so before starting.
Can a package include moving the kitchen or a bathroom?+
No, and you should be wary of one that claims to. Relocating a wet area needs the tower's approval and a new drainage route, both of which carry uncertainty that cannot sit inside a fixed price. We quote it separately after establishing the position, which usually takes two weeks.
How specific is your package specification?+
It names the carcass grade, the hinge and runner brand, the counter material and thickness, the paint system and the light fitting models. 'Branded hardware' and 'premium finishes' are not a specification, and a fixed price written against them will be renegotiated the moment you make a selection.
How long does a full package take in a tower?+
Nine to twelve weeks for 1,000 to 1,400 square feet. Construction is around seven; the rest is lift rationing and the building's approvals. Where several flats in the tower are fitting out simultaneously, delivery slots become the constraint and we build that into the programme rather than discovering it.
