2BHK Interior Cost Calculator

Pick the rooms you actually want done. Most 2BHK quotes assume everything, and in a flat this size that is rarely what the budget wants to cover.

Why a small flat costs more per square foot

The uncomfortable arithmetic of a 2BHK is that the two most expensive items — the kitchen and the wardrobes — are close to fixed. A kitchen in a 600 sq ft flat is not much cheaper than the same kitchen in a 1,100 sq ft flat, because it is priced by running feet of counter, not by the floor area around it. That is why the 2BHK rate per sq ft sits above the 3BHK rate at the same finish level, which catches people out when they compare a 2BHK quote against a friend's 3BHK.

Premium rate per sq ft of carpet area, by home type
Home typeRest of IndiaMumbai
1BHK₹2,420 – 3,330₹2,710 – 3,730
2BHK₹2,420 – 3,300₹2,710 – 3,700
3BHK₹2,300 – 3,060₹2,580 – 3,430
4BHK / villa₹2,650 – 3,790₹2,970 – 4,240

Excluding 18% GST. A 2BHK is dearer per sq ft than a 3BHK at the same finish because the kitchen and the services do not shrink with the flat; a villa rises again on staircases, scale and site logistics.

Turning a room off removes its share; electrical and design stay in every estimate because they do.

These bands are not scraped from anywhere. They are what Greenbox has invoiced on finished two-bedroom homes, measured against carpet area and held at October 2026. It remains an indicative estimate, not a quotation — a real price depends on your drawings, your site and what you choose to put in it.

Where a 2BHK budget usually goes wrong

  • Storage is the whole brief. In a 2BHK the real problem is almost never aesthetics, it is fitting a household into 600 square feet. Spend on full-height joinery and lofts before anything decorative.
  • Do not split the project. Phasing works in a large home; in a 2BHK the trades overlap so heavily that a second mobilisation costs more than it saves.
  • Skip the heavy false ceiling. Standard 2BHK slab heights are 9–10 ft. A peripheral cove keeps the height; a full drop ceiling makes a small room feel smaller.
  • Watch the loft. Loft storage is the cheapest volume in the flat and the most commonly left out of a quote. Ask for it as a priced line.

Frequently asked questions

How much does a 2BHK interior cost?+

Rest of India, ₹1,680–₹2,160 per sq ft of carpet area at essential finish, ₹2,420–₹3,300 premium and ₹4,000–₹5,190 luxury. On a 700 sq ft flat in Mumbai, where the rate runs about 12% higher, that is roughly ₹13–17 lakh essential, ₹19–₹26 lakh premium and ₹31–₹41 lakh luxury, excluding 18% GST.

Is it worth doing a 2BHK in phases?+

Usually not. The trades in a 2BHK overlap so closely that returning later means re-mobilising carpentry, electrical and painting for a small quantum of work — typically 15–20% more than doing it in one run, plus a second round of dust and disruption in a flat you are living in.

What should I prioritise if the budget is tight?+

Kitchen, then the master wardrobe, then electrical. Those three are disruptive to add later. Living-room joinery, the TV unit and decorative ceilings can all wait, and none of them require lifting anything already built.

Does the estimate include appliances?+

No. Appliances, loose furniture, curtains and soft furnishings are excluded, and typically add ₹2–5 lakh depending on specification.

Why does carpet area change the result?+

Because the estimate is carpet area × a rate per sq ft. Larger rooms need more running feet of joinery, more ceiling area and more paint, and the rate per sq ft itself is set by finish level rather than by size. Turning a room off removes that room's share of the rate; electrical and design stay in, because they are in every job.
