Excluding 18% GST. A 6 ft floor-to-ceiling wardrobe with a loft is approximately 62 sq ft of shutter area. Includes BWP or HDHMR carcass, 2 mm edge banding and branded soft-close hardware.
Height is the storage Mumbai gives you for free
Carpet areas here are small but slab-to-slab heights are not. Most towers built after 2005 give 2,850 to 3,050 mm floor to ceiling, and older Bandra and Dadar stock sometimes more. A wardrobe that stops at 7 feet in a 9 foot 6 room throws away about a third of the available volume.
- Take the carcass to the slab. A 600 mm loft above the main wardrobe adds roughly 30% more volume for about 12% more cost — the best value move available in a Mumbai bedroom.
- Box out the beam. Most Mumbai bedrooms have a 250–450 mm beam across the wardrobe wall. Rather than stopping below it, we step the loft depth and carry the shutter line past it so the wall reads flush.
- Use the false ceiling drop. Where a peripheral ceiling runs over the wardrobe, coordinate the two so the shutter tops meet the ceiling line cleanly instead of leaving a 100 mm dust gap.
- Bed storage counts. A hydraulic-lift bed adds 25–35 cubic feet in a room that has no wall left, at ₹28,000–₹65,000 depending on size and mechanism.
In a Mumbai 2BHK the ceiling is the only direction nobody is competing for. Every foot you leave above the wardrobe is storage you have decided not to have.

Design and build under one accountable roof
Sliding: when the room forces it
Measure the clear floor between the wardrobe face and the bed, wall or door swing opposite it. Under 900 mm, a hinged shutter cannot open fully and you are choosing sliding whether you like it or not — which is the situation in a large share of Andheri, Borivali and Mira Road bedrooms.
| Clear floor in front | Workable option | What we do about the access loss |
|---|---|---|
| 1,000 mm and above | Hinged, 450–600 mm shutters | Nothing needed; full access |
| 900 – 1,000 mm | Hinged with narrow 450 mm shutters | Reduce shutter width so the swing clears |
| 700 – 900 mm | 2-panel sliding, top-hung | Daily-use hanging in the two outer bays, seasonal behind the overlap |
| 600 – 700 mm | 3-panel sliding or bi-fold | Internals planned bay by bay so nothing critical is ever hidden |
| Under 600 mm | Reconsider the layout | Usually the bed, not the wardrobe, is in the wrong place |
Humidity and salt air change the specification
Mumbai gives joinery two problems: four months of 85%-plus relative humidity, and salt aerosol along the western shoreline. Neither is dramatic, both are cumulative, and both are cheap to design around and expensive to fix.
- BWP 710 against every external wall. Any wardrobe on a wall that faces outside, backs a balcony, or sits near a bathroom gets boiling-water-proof ply at ₹135–₹195 per sq ft in Mumbai. Internal dry walls can take HDHMR and save about 20%.
- A 12 mm air gap behind the carcass. We batten the back off the wall rather than fixing flush, so condensation on a monsoon-cold external wall never sits against the board.
- 2 mm edge banding, sealed. The bottom rail of a shutter is where moisture enters. A 0.45 mm band lifts within two monsoons and the board wicks water from there.
- SS 316 within a kilometre of the sea. Bandstand, Carter Road, Versova, Worli Sea Face, Marine Drive. Hanging rods, exposed handles and visible screws in SS 304 pit and stain within two to three years in that air.
- Ventilated shutters where a room is shut up. Flats kept locked for months — a common NRI pattern — need louvres or a small vent in at least one bay, or the closed wardrobe becomes the mustiest object in the house.
Installation inside a society
A full-height wardrobe shutter is around 2,400 mm tall. Some Mumbai service lifts take it and some do not, and finding out on delivery day is an expensive way to learn.
- Lift survey at measurement stageWe measure the service lift car and door before fabrication, not after. Where it will not take a full panel, the carcass is knocked down and assembled in the flat.
- Lift slot booked in writingMost societies allocate material movement to a window, often before 11am. We book it through the secretary with the delivery date named.
- Factory fabrication, 2 to 3 weeksCutting, banding and pre-drilling happen off site, which keeps the noisy work out of the building entirely.
- On-site assembly, 2 to 4 daysQuiet work — screwdrivers and levels, not saws. Comfortably inside 10am–6pm rules.
- Alignment and handoverShutter gaps set to 3 mm, soft-close adjusted, internals fitted, protective film removed only at handover.
Ten inches of clear floor meant sliding, and they planned which bay held what so we never fight the overlap. The loft holds everything we used to keep at my mother's.
They specified SS 316 rods because we are three minutes from the beach. Our previous wardrobe rods had rust marks in eighteen months.

Frequently asked questions
How much does a wardrobe cost in Mumbai?+
₹1,700–₹3,300 per sq ft of shutter area depending on suburb and finish, excluding 18% GST. A 6 ft floor-to-ceiling wardrobe with a loft is about 62 sq ft, so ₹1.05–₹1.55 lakh in laminate across most suburbs and ₹1.43–₹2.05 lakh in Bandra, Juhu or Worli.
Should I build a loft above the wardrobe?+
In Mumbai, almost always. Ceiling heights of 2,850–3,050 mm leave a clear 600 mm above a standard wardrobe, and taking the carcass to the slab adds roughly 30% more storage volume for about 12% more cost. It is the cheapest cubic footage available in a Mumbai flat.
Which plywood should a Mumbai wardrobe use?+
BWP 710 grade at ₹135–₹195 per sq ft for any run against an external wall, a balcony or near a bathroom. Wardrobes on dry internal walls can use HDHMR and save around 20%. We also batten the carcass 12 mm off external walls so monsoon condensation never sits against the board.
Will my wardrobe shutters fit in the society lift?+
We check before fabricating. A full-height shutter is around 2,400 mm and some Mumbai service lifts will not take it. Where they will not, the carcass is knocked down in the factory and assembled inside the flat — same finish, one extra day on site, no drama on delivery morning.
Do sea-facing flats need different wardrobe hardware?+
Yes, within roughly a kilometre of the shoreline. Hanging rods, exposed handles and visible fixings move from SS 304 to SS 316, and any aluminium is anodised or powder-coated. SS 304 develops visible pitting in two to three years in Bandstand, Versova or Worli Sea Face air.
