Malad West and Malad East, compared honestly
| Malad West | Malad East | |
|---|---|---|
| Typical stock | Link Road towers, Evershine Nagar, Orlem and Liberty Garden mid-rise, creek-side new builds | Pushpa Park and Dindoshi mid-rise, Kurar and Appapada hill-lane buildings, MHADA blocks |
| Carpet areas we see | 560 – 1,400 sq ft | 380 – 900 sq ft |
| Rate band | ₹1,890 – 2,900 per sq ft | ₹1,730 – 2,430 per sq ft |
| Access | Link Road and Marve Road, workable outside peak | Single-lane hill approaches; tempo only, no turning space |
| Common first problem | Builder flooring and a token platform to strip | Wiring age and damp on the hill-facing wall |
| Finish expectation | Veneer, quartz, profile lighting | Laminate, granite, surface lighting |
Rates and what moves them
The band is narrower than the suburb's spread of building types suggests, because the low-access pockets that should be cheapest carry a handling premium that eats the saving. We show handling as its own line rather than burying it in a rate. Every rate in the table that follows is drawn from Malad flats we have built and invoiced, held at October 2026.
| ₹ per sq ft | Handling addition | Note | |
|---|---|---|---|
| Link Road and Mindspace-side towers | ₹2,010 – 2,900 | Nil to 2% | Goods lifts, loading bays, professional facilities |
| Evershine Nagar and Malad West interiors | ₹1,950 – 2,740 | 2 – 4% | Gated layouts with internal roads and gate registration |
| Orlem, Liberty Garden, Kharodi | ₹1,830 – 2,490 | 4 – 6% | Low-rise walk-ups, lanes with parked cars on both sides |
| Marve and Madh creek edge | ₹1,890 – 2,680 | 3 – 5% | Marine specification adds to material, not to labour |
| Pushpa Park and Dindoshi | ₹1,800 – 2,430 | 3 – 5% | Mid-rise with lifts; approach congested at school hours |
| Kurar, Appapada and the hill lanes | ₹1,730 – 2,250 | 6 – 9% | Hand-carry from the lane head; nothing over 1,900 mm |
Ex-GST, on carpet area. Handling addition is applied to the joinery and material lines, not to the whole contract.

Two halves of one suburb, priced separately
Worked example: 980 sq ft two-and-a-half bedroom, Evershine Nagar
A 2004 building inside a gated layout, eighth floor, lift and a service lift, gate registration for workers. Both owners work at the Link Road parks and the flat is empty between 8am and 8pm.
| Scope | ₹ lakh | Note |
|---|---|---|
| Civil work and plumbing | 1.28 | Kitchen sink relocated to the utility wall; one bathroom drain re-laid |
| Joinery — wardrobes, TV unit, study, crockery, entry | 10.15 | Study converted from the half-room; laminate with two veneer faces |
| Modular kitchen, 11 running feet | 3.47 | Parallel layout with a tall unit; quartz counter |
| False ceiling and lighting | 2.25 | Full ceiling in living and dining, cove in bedrooms |
| Electrical | 1.22 | New DB, 30 points, dimmable living circuit |
| Painting and wall finishes | 1.15 | Full flat; grooved MDF panelling in the study |
| Two bathrooms | 1.52 | One rebuild, one refresh |
| Soft furnishing and curtains | 0.73 | Blackout in bedrooms, sheers in the living room |
| Project management and contingency | 0.28 | Against the drain re-lay |
| Total, ex-GST | 22.05 | ₹2,250 per sq ft carpet |
Add 18% GST. The same flat in Kurar would quote around ₹1.7 lakh lower on rate and give most of it back in hand-carry handling.
Working in a flat nobody is in all day
More than half our Malad clients are dual-income households working at the Link Road business parks. The flat is empty from eight to eight, which is convenient for progress and a liability for accountability. What we run here as standard: one named key holder on our side, a signed key register, a battery camera the client controls in the living room during the works, a dated photo log uploaded at the end of each working day, and no deliveries accepted by anyone other than the site supervisor. It costs us an hour a day and has removed the single commonest cause of argument on a renovation.
Orlem and the low-rise question
The Orlem, Liberty Garden and Kharodi belt is a particular kind of Malad stock: three- and four-storey buildings from the 1970s and 80s, long-settled households, and interiors that were done once in about 1994 and never since. What we find on survey is consistent — sound structure, generous room proportions by modern standards, timber windows at the end of their life, a single bathroom with an original membrane, and wiring that will not carry two air conditioners. The good news is that these flats reward money: 650 square feet here lives better than 650 square feet in a 2015 tower because the walls are where you want them. The decision we spend most time on is the windows, where replacing timber with powder-coated aluminium costs ₹1,100–₹1,400 per square foot of opening and does more for the flat than any amount of joinery.
Two constraints worth planning around
- Marve Road and the Link Road junctions. Between 8am and 11am and again after 5pm, a loaded tempo takes forty minutes to cover three kilometres. Material arrives at 7am or at 2pm; anything else is paid waiting time.
- The creek edge is saline and the boundary is sharp. Within roughly a kilometre of Marve and the Madh crossing, hinges pit and mild steel rusts through in a few seasons. Further inland it does not. We specify by distance from the water and mark it in the BOQ rather than applying a blanket coastal premium across the suburb.

Frequently asked questions
Is Malad East really cheaper than Malad West?+
On rate, yes — about 10–15%. On final cost, often less than that, because the hill lanes add 6–9% in hand-carry handling to the joinery and material lines. We quote the two separately so you can see which part of the difference is finish and which is access.
Our flat is empty on weekdays. How do you handle keys and site access?+
One named key holder, a signed key register, a dated photo log at the end of every working day, and deliveries accepted only by the site supervisor. Most clients also put a battery camera they control in the living room for the duration. We encourage it — it settles questions before they become arguments.
Do Marve-side flats need marine-grade hardware?+
Within about a kilometre of the creek, yes: SS 316 on exposed fixings and powder-coated aluminium instead of mild steel. Inland Malad does not, and paying for it there is money you will never see back. The BOQ marks which flats we have specified as coastal and why.
How long does a Malad renovation take?+
Eleven to fourteen weeks for a 2 or 2.5BHK, with an extra week in the hill-lane pockets for material handling. Societies here generally allow 9am to 6pm on weekdays and a half day on Saturday, and the gated Evershine-type layouts want a crew list registered at the gate before the first day.
Can you re-plan a 2.5BHK into a proper 3BHK?+
Sometimes, but it is usually the wrong move. The half-room in this stock is 60 to 80 square feet — enough for a study, a nursery or a guest bed, not enough for a bedroom with a wardrobe and circulation. We would rather spend the money making it a very good study than a bad third bedroom.
