The package, and the six things people add to it
These are drawn from our own completed projects in this suburb. They are not upsells we push; they are things clients decide they want once the flat is real, and knowing the numbers at the start lets you either budget for them or decide against them deliberately.
| Addition | Why it comes up | Typical cost, 800–900 sq ft flat | Our advice |
|---|---|---|---|
| Dishwasher provision in the kitchen | Decided once the kitchen layout is drawn | ₹28,000 | Do it now even if the machine comes later |
| Motorised blinds in the living room | Seen in a sample or a neighbour's flat | ₹45,000 – 70,000 | Worth it only on a large or high window |
| Upgrading laminate to acrylic shutters | The kitchen is visible from the dining area | ₹55,000 – 85,000 | Worth it on the kitchen, not on bedroom wardrobes |
| Replacing the flooring | The new joinery makes the old floor look tired | ₹1.5 – 2.4 lakh | Usually not; polish and repair first, then decide |
| A study or work-from-home corner | Realised during layout, not at brief stage | ₹60,000 – 1.1 lakh | Worth it; it is the most used square footage in the flat |
| Wall panelling in the living room | Decided late, from images | ₹35,000 – 90,000 | One wall, not three. Three reads as a showroom |
Ex-GST. Together these average ₹2.1 lakh of addition on a ₹17 lakh package, which is worth planning for rather than absorbing.
East and west, priced separately
Malad West quotes ₹1,800 to ₹2,740 per square foot; Malad East quotes ₹1,610 to ₹2,370. The difference is carpet area, finish expectation and, above all, access. In the Kurar and Appapada hill lanes, where everything is hand-carried from the lane head, we add 6 to 9% to the joinery and material lines rather than pretending the labour is free. The result is that a hill-lane flat and an Evershine Nagar flat frequently land within a few percent of one another on total cost despite a visible difference in rate, and we would rather show that than hide it.

The headline price, and the six things that follow it
Worked example: 820 sq ft two-bedroom, Malad East
A 2008 mid-rise in the Pushpa Park area, lift working, wiring sound. Middle tier package, flooring retained after survey, delivered in eleven weeks. A study corner was added at layout stage.
| Scope | ₹ lakh | Note |
|---|---|---|
| Civil work and plumbing | 0.95 | Both bathrooms re-plumbed; kitchen drain re-fallen |
| Joinery | 7.42 | Wardrobes in both bedrooms, TV unit, study corner, crockery, entrance |
| Modular kitchen | 2.68 | 10 running feet, acrylic shutters, quartz counter, dishwasher provision |
| False ceiling and lighting | 1.56 | Full ceiling in living and dining; cove in the master |
| Electrical | 0.97 | 22 new points, study data run, dimmable living circuits |
| Painting and wall finishes | 0.88 | Full flat with panelling on one living-room wall |
| Two bathrooms | 1.16 | One rebuild, one refresh |
| Soft furnishing and curtains | 0.67 | Blinds throughout, sheers in the living room |
| Society interface, debris and handover | 0.18 | NOC file, debris disposal, snag list, deep clean |
| Total, ex-GST | 16.47 | ₹2,009 per sq ft carpet |
Add 18% GST. This build-up is costed from Malad flats we have already delivered and billed, at October 2026. Two of the six common additions — the study corner and the dishwasher provision — are inside this figure because they were decided at layout stage rather than in week eight.
Why we survey the floor before quoting its replacement
Flooring is the largest single optional line in a Malad package and the one most often replaced unnecessarily. Vitrified tiles from 2005 onward are usually sound; what makes them look tired is grout discolouration, a handful of chipped edges and surface dulling, all of which respond to regrouting, spot replacement and a mechanical polish for around ₹35,000 to ₹55,000. Full replacement is ₹1.5 to ₹2.4 lakh, adds a week, and generates a great deal of debris in a building where debris is already difficult. We survey, tap-test for hollow tiles and give you an honest opinion. Sometimes replacement is right — a 1990s ceramic floor in a flat you will hold for twenty years, for instance — and we will say that too.
What the package excludes, plainly
Structural changes of any kind, including removing a partition, because those need a society consent that cannot be assumed at quotation stage. A full rewire, which we test for on the first visit and quote as a named line where the survey calls for it. Flooring replacement, which is a separate decision and usually the wrong one. Appliances and electronics unless they are listed in your schedule. Society transfer and infrastructure charges, which are yours regardless of who does the work. And anything you procure yourself, which we will happily receive, store and install but will not warrant. Everything else — design, all trades, all materials, the society interface, debris, protection, snagging, a deep clean and the handover file — is inside the number.

Frequently asked questions
Why do you price the likely additions up front?+
Because they are predictable and pretending otherwise helps nobody. Six items account for almost all the over-spend on packages in this suburb, and together they average ₹2.1 lakh on a ₹17 lakh package. Knowing that at quotation stage lets you budget for them or decline them deliberately rather than drifting into them.
Should we replace the flooring?+
Usually not, on vitrified tiles from 2005 onward. Regrouting, replacing chipped tiles and a mechanical polish costs ₹35,000–₹55,000 against ₹1.5–2.4 lakh for replacement, and saves a week and a lot of debris. On a 1990s ceramic floor in a flat you will hold for twenty years, replacement is the right call and we will say so.
Is a Malad East flat really cheaper?+
On rate, yes — ₹1,610–₹2,370 against ₹1,800–₹2,740 in the west. On total cost, often less so, because the hill-lane pockets carry a 6–9% handling addition on the joinery and material lines. We show that as a separate line so you can see which part of the difference is finish and which is access.
Is the dishwasher provision worth doing now?+
Yes, even if the machine comes in two years. It is ₹28,000 now — a dedicated inlet, a raised drain, a circuit and a cabinet position — and considerably more later, when it means opening a finished dado and losing a cabinet you have already paid for.
How long does a Malad package take?+
Ten to thirteen weeks for a 2BHK, with an extra week in the Kurar and Appapada lanes for material handling. Societies here generally allow 9am to 6pm on weekdays and a half day on Saturday, and the gated layouts want a crew list registered at the gate before the first day.
