Designing for a floor that never empties
A conventional office is occupied roughly 45 hours a week. A three-shift operations floor is occupied 160. Everything wears three and a half times faster, and a specification that is perfectly adequate in a nine-to-six office fails here in eighteen months. What we change:
- Flooring goes to a heavy-contract carpet tile with a higher tuft density, and to vinyl in every circulation route and around the pantry. A residential-grade or light-contract tile will show tracking lines down the main aisle within a year.
- Workstations are specified for shared use: no personal pedestals, a locker bank instead, and work surfaces in a post-formed laminate that takes cleaning chemicals nightly.
- Lighting is designed for the night shift as well as the day. That means higher uniformity, no reliance on daylight contribution, and a separately switched low-level scheme so the cleaning crew is not lighting the whole floor at 3am.
- Washrooms and rest areas are sized on peak concurrent occupancy across the shift overlap, which is typically 1.4 times the nominal headcount for forty minutes twice a day.
- Acoustics take the largest single share of the discretionary budget, because two hundred people on calls in one volume is the complaint that arrives in month two.

A hundred and sixty occupied hours a week
Worked example: 14,000 sq ft operations centre, Link Road
Warm shell in a business-park tower. Two hundred and forty positions used by three hundred and twenty staff across three shifts, a training room, a small floor for team leaders, lockers, a rest room and a pantry sized for the shift overlap.
| Scope | ₹ lakh | Note |
|---|---|---|
| Strip-out, protection and access | 4.60 | Shell preparation, lift and lobby protection, hoarding |
| Civil and blockwork | 7.40 | Training room, server room, locker room, stores |
| Partitions, glazing and doors | 24.80 | Glazed team-leader rooms; acoustic treatment to the training room |
| Workstations, storage and lockers | 68.00 | 240 shared positions at 1,350 mm; 340 lockers |
| Flooring | 19.60 | Heavy-contract carpet tile; vinyl to all circulation and pantry |
| Ceiling and lighting | 38.50 | Grid ceiling, high-uniformity LED, separately switched night scheme |
| Electrical, DB and UPS | 31.20 | Floor boxes to every cluster; full UPS ring; generator changeover |
| HVAC modification | 36.40 | Base system re-ducted and re-zoned for 24-hour operation |
| Fire detection and suppression | 16.80 | Loop reconfigured; re-commissioned by the landlord's agency |
| Data, network and server room | 14.90 | Structured cabling to 240 positions, six racks, precision cooling |
| Pantry, washrooms and rest rooms | 7.60 | Sized on shift-overlap occupancy, not on headcount |
| Painting and wayfinding | 1.80 | Full floor including shift signage |
| Project management and contingency | 1.40 | Against landlord re-commissioning and night-work supervision |
| Total, ex-GST | 273.00 | ₹1,950 per sq ft carpet |
Add 18% GST. At 240 positions this is about ₹1.14 lakh per position; the heavy-duty specification adds roughly 9% over a single-shift floor and pays for itself inside three years.
Two constraints, one of which works in your favour
- Night working is available, and you should use it. These buildings are staffed and powered around the clock, so noisy and disruptive work can run 10pm to 6am with building management's agreement. On a 14,000 square foot floor that compresses the programme by two to three weeks. It needs a separate night supervisor and a documented handover between shifts, both of which we price openly.
- Transport bays and the shift change are a design problem. Three hundred staff arriving and leaving by company transport at 6am, 2pm and 10pm puts a hundred people through the lift lobby in ten minutes. Where the fit-out touches the entry sequence — reception, security turnstiles, locker room location — it has to be planned around that peak rather than around a visitor's experience.
What we would cut first, and never
On an operations floor the budget conversation always arrives, so it is worth naming the order in advance. The first things we would cut are the decorative ceiling in the open plan, the branded graphics package and the breakout furniture, which together are usually 6 to 8% and none of which affects how the floor performs. The last things we would cut are acoustic treatment, lighting uniformity and locker provision. Every post-occupancy complaint we have collected on a shift floor falls into one of those three, and all three are expensive and disruptive to add once two hundred people are working on the floor around the clock.

Frequently asked questions
Does a 24-hour floor really need a different specification?+
Yes, and the difference is about 9% on the contract. Heavy-contract flooring, shared-use workstations with lockers instead of pedestals, higher lighting uniformity for the night shift and washrooms sized on the shift overlap. A single-shift specification on a three-shift floor looks tired in eighteen months and is replaced in three years.
Can the fit-out run at night?+
In the Link Road parks, usually yes, because the buildings are staffed and powered continuously. It saves two to three weeks on a large floor. It requires written agreement from building management, a dedicated night supervisor and a documented shift handover so the day and night crews are not undoing each other's work.
How many washrooms and how big a pantry do we need?+
Size both on peak concurrent occupancy during the shift overlap, which is typically 1.4 times the nominal headcount for around forty minutes twice a day. Sizing on headcount alone is the single most common error on these floors, and the queue at shift change is what staff actually complain about.
What is the difference between Malad West and Malad East for offices?+
Scale and grade. Malad West's Link Road has genuine business-park stock with large plates and landlord fit-out regimes. Malad East is professional suites of 800 to 3,000 square feet in ordinary commercial buildings, cheaper per square foot, quicker to build, and with no base-build services to inherit.
Are lockers worth the space they take?+
On a shared-desk shift floor, yes — they are what makes desk sharing tolerable. Budget roughly 1.4 lockers per position and about 0.35 square feet of floor area per locker including access. Skipping them means personal belongings colonise the workstations and the desk-sharing ratio quietly stops working.
