The house that is empty five days a week
This is the part of the brief clients rarely raise and always need. A closed house in Mumbai's monsoon, unoccupied from Monday to Friday, reaches a relative humidity where mould grows on leather, fabric, unsealed timber and the backs of wardrobes. Salt accelerates everything. What we design in response:
- Passive cross-ventilation that works while the house is locked — secured louvred openings at high and low level on opposite elevations, so air moves without an open window and without a security compromise.
- Dehumidification on a humidistat in the two rooms with the most vulnerable contents, running unattended on a dedicated circuit rather than depending on someone remembering.
- Wardrobe and cupboard interiors that breathe — perforated backs, a ventilation gap to the wall, and no sealed volumes against an external wall.
- A designed shut-down routine, written into the handover file: which isolators go off, which stay on, which traps to top up so they do not dry and admit drain air, and the order to do it in. Printed and framed in the utility room, because the person doing it is often not the owner.
- Materials that tolerate neglect — pigmented leathers, performance weaves, honed sealed stone, PU-finished timber, marine-grade external metal. Anything that needs weekly attention will not get it.
| Element | City apartment specification | Madh or Marve house specification |
|---|---|---|
| External metalwork | Powder-coated MS acceptable | Powder-coated aluminium or SS 316 only |
| Window and door hardware | Standard SS 304 | SS 316 with a maintenance schedule in the handover file |
| Joinery carcass | BWP in wet areas | BWP throughout, sealed edges, ventilated backs |
| Upholstery | Any | Pigmented leather or performance weave; removable covers |
| Timber finishes | Wax or PU | PU only; wax will bloom in this humidity |
| Electrical | Standard | RCD on every external circuit; isolators grouped for shut-down |
| Air handling | Comfort cooling | Comfort cooling plus humidistat-controlled dehumidification |

It has to look after itself from Monday to Friday
Worked example: 2,800 sq ft house, Madh
A two-storey house used most weekends and for longer stays in winter. Four bedrooms, four bathrooms, a large living and dining space opening to a verandah, and an outdoor kitchen. Existing structure sound; everything else replaced.
| Scope | ₹ lakh | Note |
|---|---|---|
| Design and consultants | 5.84 | Full drawing set; ventilation and dehumidification strategy |
| Civil, waterproofing and external repair | 13.63 | Roof and verandah membranes re-laid; external render made good |
| Plumbing, drainage and water storage | 6.57 | All bathrooms re-plumbed; storage and pumping reviewed and replaced |
| Electrical, backup and automation | 11.68 | New distribution with grouped isolators, RCDs on external circuits, remote monitoring |
| HVAC and dehumidification | 7.54 | Comfort cooling plus humidistat-controlled dehumidification in two rooms |
| Joinery and bespoke furniture | 33.46 | Wardrobes, living and dining joinery, kitchen, verandah storage |
| Stone and surfaces | 10.22 | Honed sealed stone throughout the ground floor |
| Metalwork, glazing and shutters — marine specification | 9.25 | Powder-coated aluminium throughout; secured louvred vents |
| Ceilings and lighting | 8.76 | Both floors; external-rated fittings on the verandah |
| Wall finishes, interior and exterior | 5.11 | Anti-fungal systems inside; exterior-grade coating outside |
| Four bathrooms | 7.54 | Level-access showers, SS 316 fittings, mechanical extraction on timers |
| Soft furnishing and loose furniture | 2.43 | Performance weaves, removable covers, no natural silk anywhere |
| Project management and contingency | 0.61 | Held against the external render condition |
| Total, ex-GST | 122.64 | ₹4,380 per sq ft carpet |
Add 18% GST. This is a rate Greenbox has built and invoiced at on houses of this type, held at October 2026. The marine metalwork line is ₹9.25 lakh — around 40% more than the same work inland, and the cheapest insurance available in this location.
The other Malad luxury market
High-floor apartments in the Link Road towers are the suburb's second high-end market and a much more conventional brief: 1,800 to 3,000 square feet, sea or creek views from the upper levels, and a specification comparable to what we would do in Goregaon East. Two Malad-specific notes. Those towers get strong late-afternoon western light, so solar-control glazing treatment and layered blinds are not optional if the living room faces that way. And the buildings are within a few kilometres of the creek without being on it, which means SS 304 hardware is adequate and the marine specification above would be an unnecessary cost — we mark the basis in the BOQ rather than applying a coastal premium to the whole suburb.
Security, and the fact that nobody is there
A house at Madh standing empty five days a week has a security brief that belongs in the design rather than bolted on afterwards. What we build in: a monitored alarm on a communication path that does not depend on a single line, cameras with local recording as well as cloud, external lighting on motion detection rather than on a timer that announces the pattern of occupancy, laminated glazing on the ground-floor openings, and a caretaker's routine documented alongside the shut-down sequence. It is perhaps ₹3 to ₹4.9 lakh on a house of this size, and it is the difference between a second home and a recurring anxiety.

Frequently asked questions
Why does intermittent occupancy change the specification?+
Because a closed house in monsoon humidity reaches a level where mould grows on leather, fabric, unsealed timber and the backs of wardrobes, and nobody is there to notice for five days. Secured passive ventilation, humidistat-controlled dehumidification and breathable joinery interiors are the answer, and all three have to be designed in.
What is a shut-down routine and why is it in the handover file?+
A written sequence for closing the house: which isolators go off, which stay on for the dehumidifier and security, which drain traps to top up so they do not dry out and admit drain air, and the order. We print and frame it in the utility room, because the person doing it is frequently a caretaker rather than the owner.
How much more does marine specification cost?+
Around 40% on the metalwork and external hardware lines, which on a 2,800 square foot house is roughly ₹2.6 lakh. Against replacing corroded window hardware and balustrades in year four, and living with rust streaks on a new house meanwhile, it is the cheapest decision on the schedule.
Do Link Road tower apartments need the same specification?+
No, and paying for it there is waste. Those buildings are a few kilometres from the creek without being on it; SS 304 hardware is adequate. What they do need is serious attention to western solar gain — coated glazing or film, layered sheer and blackout blinds, and a cooling design that accounts for it.
Can you manage the project if we are only there at weekends?+
Yes, and we assume it. A weekly written report with photographs, decisions batched into scheduled Saturday sessions, and a named project manager who does not change. Approvals over an agreed value are in writing. We would rather have four hours of your attention on a Saturday than forty interrupted phone calls.
