Where to spend and where to save, at this budget
The single most useful piece of advice we give Kharghar package clients is about which economies are false. Buy the carcass and the hardware — BWP under the sink and in the balcony run, branded soft-close hinges and runners, drawers rather than shelves in the base units. Those decide whether the flat is sound in twelve years and none of them can be upgraded later without replacing the unit. Save on the shutter finish, which is where matt laminate instead of acrylic takes 18 to 22% off the joinery line and can be changed in ten years for a fraction of a rebuild. Save on the false ceiling, which a 2.75 metre slab does not need beyond a cove in the living room. And save on loose furniture, which you can buy over two years as you find pieces you actually like rather than filling the flat on handover day.
What is included that you might not expect
- Lofts in both bedrooms and over the kitchen — in this stock the loft is the storage, not an extra.
- Society registration, deposit lodgement and recovery of the deposit at the end.
- Debris removal, bagged and carted, with the disposal documented.
- A photographic snag list produced by us and worked through before you take the keys.
- A handover file with the material schedule, paint codes, warranties registered in your name and an electrical layout showing every concealed run.
Who these packages are actually for
Almost every Kharghar package client is buying their first home and carrying a rent and a loan at the same time. That shapes the advice more than the specification does. The right scope is the whole flat done once, modestly, rather than two rooms done richly — because a second mobilisation and a second society file cost more than the interest saved by waiting. The right finish is laminate, granite and good hardware, which is sound for twelve years and can be upgraded cosmetically later. And the right time to buy loose furniture is over the following year, as you find pieces you actually want, rather than filling the flat on handover day with whatever the showroom had in stock.
Payment against stages
Five stages, all tied to completed and photographed work: ten per cent at signing, thirty on delivery of ply and hardware to site, twenty-five at the completion of first-fix services, twenty-five when the joinery carcass is installed, and ten at handover after the snag list is signed. The final ten per cent is the part we would not reduce. It is the commercial reason the last twenty small items get finished, and on a first home those twenty items are most of what you notice.

Frequently asked questions
Can the package price really be fixed in advance?+
Where your flat matches a sector plan we hold, yes — the quantities are known and the cutting list has been built before. We verify on site before cutting, because previous owners move sinks and close balconies, but that is verification rather than discovery and the price does not move for it.
What should we not economise on?+
Carcass material and hardware. BWP under the sink and in the balcony run, branded soft-close hinges and runners, and drawers rather than shelves. None of those can be upgraded later without replacing the unit. Shutter finish, the false ceiling and loose furniture are all safe places to save.
Are lofts included?+
Yes, in both bedrooms and over the kitchen. In this stock the loft is where a household's annual storage lives, and leaving it out to sharpen a headline price would make the flat feel full within a month. It is scope, not an addition.
Why is this cheaper than Navi Mumbai's northern nodes?+
Local labour from Panvel and Taloja, easy access with somewhere to unload, unrationed lifts and a repeat plan that needs verification rather than design. Around 12–15% below Nerul or Vashi for the same materials and hardware brands, and 20–25% below Borivali or Chembur.
How fast can you finish?+
Seven to ten weeks for a 2BHK, which is the fastest we work anywhere. Material is ordered in week zero and society approvals are filed before mobilisation. Most clients here are paying rent elsewhere while it runs, so we publish dates rather than a duration.
