Worked example: 9 running foot L-shape, sector 2BHK
A CIDCO sector building, fourth floor, lift working, standard kitchen plan with a window over the sink and a dry balcony off the far end. Cylinder gas. First home for a couple commuting to Belapur.
| Scope | ₹ lakh | Note |
|---|---|---|
| Civil work and plumbing | 0.10 | Sink line replaced; drain re-fallen to the stack |
| Base and wall carcass | 0.55 | BWP under the sink and in the balcony run, 710-grade elsewhere |
| Shutters — matt laminate | 0.36 | Full overlay with PVC edge banding |
| Hardware | 0.26 | Soft-close hinges and runners throughout; corner carousel |
| Granite counter and dado | 0.22 | 20 mm granite with a moulded edge; 600 mm dado |
| Tall pull-out and cylinder cabinet | 0.16 | Larder beside the fridge; ventilated cylinder base unit |
| Loft over the wall units | 0.06 | Full width, for annual vessels |
| Total, ex-GST | 1.71 | ₹19,000 per running foot |
Add 18% GST. Excludes appliances and chimney. The same kitchen in Borivali would be around ₹25,000 higher and in Worli around three times this figure.

One plan, thirty sectors, a fixed price
Where a first-home budget should go
Most Kharghar kitchens are bought by people furnishing a first home on a real budget, and the temptation is to save on the parts nobody sees. That is exactly backwards. Carcass material and hardware are what decide whether the kitchen is sound in twelve years; the shutter finish decides what it looks like on day one and can be changed later for a fraction of a rebuild. Our advice here is consistent: take BWP under the sink and in the balcony run without argument, take branded soft-close hardware throughout, take drawers rather than shelves in the base units — and take matt laminate shutters rather than acrylic, which saves 18 to 22% and is the difference between the two. A kitchen built that way at ₹20,000 per running foot will outlast one built at ₹27,000 with the priorities reversed.
The standard sector kitchen, described
It helps to name what we are working with, because it is the same room in most of the node. The kitchen is roughly 45 to 60 square feet, rectangular, with a window over the sink position on the external wall, a plumbing shaft in one corner, a doorway to the living area at one end and a door to the dry balcony at the other. Usable wall comes to 8 to 11 running feet once the doors and window are taken out. The slab is 2.75 metres, which allows 900 mm wall units with a 400 mm loft above and still leaves the room feeling open. There is no provision for a dishwasher and no second drainage point, so adding one means a raised drain connection into the existing stack — straightforward if planned, disruptive if not. And the chimney duct goes through an existing sleeve in the external wall, which fixes the hob within about a metre of it unless you are prepared to run a longer duct and accept the loss of extraction that comes with it.
Two things to know before you start
- The dry balcony stays a balcony. Enclosing it to add four feet of cabinetry contravenes the CIDCO occupancy conditions and almost every society's rules, and it is flagged at the next transfer. We will not quote it. What we will do is make it a properly serviced wet zone with a deep sink, a drain that falls, marine ply cabinetry and a vessel rack, which is more useful than four more feet of kitchen.
- Timed water supply sets the testing day. Several sectors are on scheduled supply, so new plumbing is pressure-tested inside the supply window. We book that morning into the programme rather than testing from a stored tank, which tells you nothing about how the line behaves at mains pressure.

Frequently asked questions
What should I not economise on in a budget kitchen?+
Carcass material and hardware. BWP under the sink and in the balcony run, and branded soft-close hinges and runners throughout. Those decide whether the kitchen is sound in twelve years. Shutter finish is the right place to save — matt laminate instead of acrylic is 18–22% cheaper and can be changed later without touching the carcass.
Can I extend the kitchen into the dry balcony?+
No, and we will not quote it. It contravenes the CIDCO occupancy conditions and almost every society's rules, and it surfaces at the next transfer. Making the balcony a properly serviced wet zone — deep sink, working drain, marine ply, vessel rack — is more useful than four extra feet of cabinetry anyway.
Do you already have my kitchen's drawing?+
Quite possibly. CIDCO sector flats repeat, and we hold verified measured drawings for several plan types with shaft and window positions. Send the sector, building and flat number and we will confirm within a day. If it matches, the quotation is a fixed price rather than an estimate.
Why is a Kharghar kitchen cheaper than one in Navi Mumbai's northern nodes?+
Labour is sourced locally from Panvel and Taloja, access is easy so handling costs almost nothing, and the design work on a repeat plan is verification rather than invention. Around 12–15% below Nerul or Vashi for the same materials and the same hardware brands.
How long does it take?+
Two to three weeks from final measurement. Civil work and plumbing take two days, carcass installation two more, the counter is templated and cut over about four days, then shutters, hardware and appliances. Easy access and an unrationed lift are why this is faster than the same kitchen in Mumbai.
