What a premium budget buys in Kharghar

At ₹2,560 per square foot you get a thoroughly good flat: BWP throughout, acrylic shutters, quartz counters, branded hardware, a designed lighting scheme and proper wardrobes. At ₹4,380 you add natural stone in the reception rooms and master bathroom, joinery detailing rather than plain boxes, lighting control, a specialist wall finish or two, and bespoke pieces made rather than bought. Between those, every rupee shows. Above ₹4,380 the specification starts to outrun both the building and the local resale market, and while that is entirely your decision, we will say so rather than quietly take the order.

Dust, which is a real design factor here

Between February and May the hill side of the node is dry and dusty, and the fine dust gets into everything. It is not the same problem as Chembur's refinery deposit but it has similar design answers: window and door seals that actually seal, closed rather than open display storage, wipeable finishes in circulation areas, and a mechanical ventilation strategy that does not depend on leaving windows open. A flat here with open shelving, deep-pile rugs and an open-plan layout ventilated by opening the balcony door will be cleaned for an hour a day, every day, for three months of the year. It is better to design around it than to hand the problem to whoever cleans the flat.

Where we tell clients to stop

This is a market with a visible ceiling, and pretending otherwise does nobody any favours. Above roughly ₹4,380 per square foot, the specification starts to exceed both the building's own standard and what the local resale market will recognise. If you intend to live in the flat for fifteen years, that is a perfectly reasonable thing to do and we will build it properly. If the flat is an investment or a medium-term home, the money does better as fewer, better things — good stone in two rooms rather than four, one specialist finish rather than a scheme of them, excellent lighting everywhere. We would rather tell you that at the first meeting than deliver an expensive flat you cannot recover value from.

Frequently asked questions

Is luxury work in Kharghar genuinely comparable to Mumbai?+

The materials and the craftsmen are the same — we buy from the same stone yards and bring the same specialist finishers. What differs is the labour rate, the access cost and the design overhead, which is why the rate is roughly half a western-suburb equivalent. The result is not half as good.

Why is there a separate line for specialist trades?+

Because polished plaster applicators, stone masons who book-match and mitre, and fine polishers are based in Mumbai and travel out. We schedule them in blocks so a day here is a full day, and we show the travel cost openly — around ₹1.7 lakh on a 1,800 square foot project — rather than hiding it in a rate.

Should we spend above ₹4,380 per square foot?+

Only if you will live in the flat for a long time. Above that the specification exceeds the building's standard and the local resale market does not recognise it. For a medium-term home the same money does more as fewer, better things: stone in two rooms rather than four, one specialist finish, and excellent lighting everywhere.

How bad is the dust?+

Noticeable from February to May on the hill side. The answers are ordinary: sealed windows and doors, closed display storage, wipeable finishes in circulation and a ventilation strategy that does not rely on an open balcony door. Designed for, it is a non-issue. Ignored, it is an hour of cleaning a day for three months.

Can you deliver a premium project this far out?+

Yes, with a resident supervisor for the whole programme and specialist trades scheduled in blocks rather than dropped in. Fourteen to seventeen weeks on a 1,800 square foot flat. What does not work is a premium project supervised by visits — the finishing trades need somebody on site who can make a decision that afternoon.
