What a Mumbai 1BHK actually measures
| Suburb group | Typical carpet | Bedroom | Living | Kitchen counter |
|---|---|---|---|---|
| Colaba, Girgaon, Dadar old stock | 300 – 400 sq ft | 90 – 120 sq ft | 110 – 150 sq ft | 5 – 7 rft |
| Andheri, Goregaon, Malad | 350 – 470 sq ft | 100 – 130 sq ft | 130 – 170 sq ft | 6 – 8 rft |
| Borivali, Kandivali, Mulund | 350 – 480 sq ft | 105 – 135 sq ft | 130 – 175 sq ft | 6 – 8 rft |
| Powai, Chembur, Ghatkopar | 400 – 520 sq ft | 115 – 145 sq ft | 150 – 190 sq ft | 7 – 9 rft |
| Thane, Navi Mumbai, Mira Road | 400 – 560 sq ft | 120 – 150 sq ft | 160 – 200 sq ft | 7 – 9 rft |
Carpet area as measured, not the saleable area in the brochure, which runs 25–35% higher.
Where the storage comes from
A Mumbai 1BHK for a family of three needs about 280 cubic feet of enclosed storage, and the walls do not offer it at eye level. It has to come from height.
- Bedroom wardrobe, 7 running feet, full height with a 600 mm loft. Roughly 130 cubic feet, of which the loft is 38. The single most important element in the flat.
- Bed with a hydraulic box. 28–34 cubic feet, and the right home for bedding, suitcases and off-season clothes.
- Kitchen with a tall unit and a loft above the wall cabinets. 55–70 cubic feet from 7 running feet of counter, which is roughly double what base and wall units alone provide.
- Living room: a closed media base, a bench with storage and one tall unit. 40–55 cubic feet. Resist open shelving here; it displays, it does not store.
- Entrance: a ventilated shoe unit with a seat. 20–26 cubic feet and it prevents the single most visible clutter problem in a small flat.
- Passage loft, where there is a passage. A 450 mm deep loft over a 4-foot corridor is 12–15 cubic feet of annual storage that costs very little.

The society, and what it adds
- NOC before start, with a written scope, contractor details and worker ID copies. Allow a week to ten days.
- A refundable deposit of ₹25,000–₹1,00,000, released on clean handover.
- 10am to 6pm, no Sundays, no festival days. This is roughly 38 productive hours a week and it is why a Mumbai 1BHK takes 10–12 weeks rather than eight.
- Service-lift booking and a lift charge of ₹500–₹2,000 a day, with the car protected.
- Same-day bagged debris removal to a BMC-approved site. Budget ₹8,000–₹20,000 on a 1BHK.
- No chasing of beams or columns, and an undertaking that no structural member is touched.
Making a small Mumbai flat feel larger
None of these add area. All of them change how much area the flat appears to have, and together they are worth more than any single big move.
- One floor material, no thresholds. A continuous floor from the entrance through to the bedroom door reads as one space. Changing material at every doorway chops a 400 sq ft flat into five small ones.
- Take joinery to the ceiling. A wardrobe stopping at seven feet with a gap above reads as furniture in a room; the same run carried to the slab reads as a wall and gains you a loft.
- Keep one long sightline clear. From the front door to the furthest window, with nothing above 900 mm in the way. This is the single most effective move available in a small flat.
- Mirror one full-height panel. Beside the entrance or between two joinery bays. Not a mirrored wall — one panel, deliberately placed.
- Lift the furniture off the floor. Visible legs on the sofa and the bed let the floor plane run under them, which reads as more floor.
- Match the joinery to the wall colour. A wardrobe in the wall tone disappears; the same wardrobe in a contrasting finish is a large object in a small room.
Material, because of the climate
| Element | Mumbai specification | What fails otherwise |
|---|---|---|
| Carcass | BWP 710 throughout; WPC in the vanity | MR ply delaminates within two monsoons in a kitchen or on an external wall |
| Wardrobe back on an external wall | BWP with a 10 mm ventilated cavity and vent slots | Mould behind the wardrobe, which is the commonest complaint we are called about |
| Shoe storage | Slatted shelves, ventilated back | A sealed shoe cabinet develops a smell by the second monsoon |
| Bed box | 15 mm breather slot at the head end | Bedding stored in a sealed box smells within a season |
| Shutters | Matte laminate or acrylic | High gloss shows dust in a day on a road-facing flat |
| Hardware | Hettich or Ebco soft-close; SS 316 within 2 km of the sea | Zinc-plated hinges seize; standard SS pits near the coast |
| Kitchen counter | Granite or quartz with a full upstand | An open silicone joint at the wall fails within a year |
A family in Malad had a 340 square foot flat and thirty years of possessions. We counted before we drew. The answer was lofts over everything and a bed that lifted, and they kept all of it.

Costs and the general approach

Frequently asked questions
What does a 1BHK interior cost in Mumbai?+
₹1,760–₹2,370 per sq ft of carpet area in Mira Road, Vasai and Panvel, ₹1,950–₹2,740 in Thane and Navi Mumbai, ₹2,250–₹3,160 across the western suburbs and ₹2,920–₹4,140 in Bandra West, Juhu and Worli. A 400 sq ft flat therefore runs ₹7.0 lakh to ₹16.6 lakh, excluding 18% GST.
How big is a typical Mumbai 1BHK?+
300–400 sq ft of carpet in old South Mumbai and Dadar stock, 350–480 across the western suburbs, 400–520 in Powai and Chembur, and 400–560 in Thane and Navi Mumbai. The brochure saleable area is typically 25–35% higher than these figures, which is why per-sq-ft comparisons need the carpet number.
How do you fit storage into a 300 sq ft flat?+
Vertically. A 7 running foot full-height wardrobe with a 600 mm loft gives about 130 cubic feet, a hydraulic bed box adds 28–34, a kitchen with a tall unit and a loft above the wall cabinets gives 55–70, living room closed storage 40–55 and a ventilated entrance shoe unit 20–26. Lofts alone supply 30–35% of the total.
Why does a Mumbai 1BHK take 10 to 12 weeks?+
Because society hours of 10am to 6pm with no Sunday work leave about 38 productive hours a week rather than 60. The joinery is made off site in parallel, so the constraint is installation, ceiling, painting and snagging inside that shorter window, plus a week to ten days beforehand for the NOC.
What material should a Mumbai 1BHK use?+
BWP 710 throughout, with WPC in the vanity, a 10 mm ventilated cavity behind any carcass on an external wall, slatted ventilated shoe shelves, a breather slot in the bed box, and matte rather than gloss shutters. Within 2 km of the sea, SS 316 hardware rather than standard stainless.
Is it worth doing interiors on a small rented 1BHK?+
Not built-in joinery, no. What is worth doing is a freestanding storage strategy — a tall unit, a rail, a ventilated shoe rack, a bed with a storage box — plus lighting on plugs and a good rug. That typically costs ₹1.2–₹3 lakh, transforms the flat and moves with you when the lease ends.
