Four kinds of Mumbai single-room flat
| Type | Carpet | Where | The design problem |
|---|---|---|---|
| Chawl-conversion 1RK | 180 – 260 sq ft | Girgaon, Parel, Lalbaug, Worli village | One window, shared or tight wet area, very low ceiling in some stock |
| SRA and rehab unit | 225 – 300 sq ft | Chandivali, Sakinaka, Kurla, Vikhroli | Fixed plan, internal kitchen, single ventilation shaft |
| Older society 1RK | 250 – 340 sq ft | Dadar, Matunga, Andheri East, Jogeshwari | Ageing services, but usually two openings and a workable plan |
| New micro-apartment | 300 – 400 sq ft | Andheri, Malad, Thane, Panvel | Efficient plan, developer finishes, taller slab — the easiest of the four |
| Service apartment or let unit | 280 – 420 sq ft | Andheri East, Powai, BKC fringe | Designed for turnover; durability matters more than personalisation |
Ventilation, which comes before layout
- Count the openings before you draw anything. A flat with one window and one shaft has no cross ventilation, and that single fact governs where the kitchen and the bed can go.
- Put the hob nearest the shaft or the window, with the shortest possible duct run. In a one-room flat, extraction is not a convenience item.
- Size the chimney at 1,200–1,500 m³/h and duct it out. A recirculating hood in a Mumbai 1RK returns the smell and the humidity to the room you sleep in.
- Never block the only window with joinery. We are asked to do this on roughly one survey in three, and it is the one thing we will argue about.
- Add a bathroom extract on a timer even where there is a window, because in the monsoon the window is shut.
- A ceiling fan and an openable section are not optional. In a 240 sq ft flat at 85% humidity with a closed window, air movement is the difference between liveable and not.

Two hundred and forty square feet, and it has to work
The one wall
In a Mumbai single-room flat there is usually exactly one wall long enough to carry storage, and the whole plan is organised around it.
- Find the longest uninterrupted wall — usually 8 to 11 running feet — and give it entirely to full-height joinery with a loft. That single run holds 150–220 cubic feet and it is the flat’s backbone.
- Put the bed perpendicular to it, or on a platform against it, so the run is accessible along its full length.
- The kitchen gets the wall with the services, however short. Six running feet of counter is workable; four is a kitchenette and should be planned as one.
- The remaining wall carries the window and stays clear. Nothing above 900 mm in front of it.
- The fourth wall has the door and the bathroom. The strip beside the door is the entrance storage — 450 mm deep, ventilated, with a seat.
- Use the loft over the passage and the bathroom, where there is one. In a small flat these are 10–18 cubic feet of annual storage that nobody counts.
Material, because everything is close to everything
| Element | Mumbai specification | Why it matters more here |
|---|---|---|
| All carcass | BWP 710 throughout, no exceptions | In one room, the kitchen humidity reaches every cupboard in the flat |
| Bed platform base | Slatted or perforated, with a 20 mm breather gap | A sealed platform over a Mumbai floor holds moisture and smells within a season |
| Kitchen shutter finish | Matte laminate or acrylic | Grease film on gloss is visible from the bed, which is three metres away |
| Bathroom door | Flush, laminate-faced, with a 12 mm undercut | The undercut is what lets the extract fan actually work |
| Curtain fabric | Washable, lined, machine-suitable | In a studio, curtains hold cooking smells and have to be washed regularly |
| Flooring | One material throughout including the entrance | A threshold in a 250 sq ft flat chops it visibly in half |
| Ceiling | Peripheral cove only, 75–100 mm | Anything deeper takes head height a small flat cannot spare |
Rates and totals

Carpet area basis, ex-GST, and drawn from single-room and compact flats we have completed and billed, held at October 2026 prices. The per-sq-ft rate is higher than a 1BHK because the fixed content — one kitchen, one bathroom, one set of drawings — is spread over less area.
A 210 square foot rehab flat in Chandivali. One wall of joinery, a platform bed with six drawers, a six-foot kitchen with a proper chimney, and four lighting circuits. The client said it was the first time the flat had felt like a home rather than a room.

Society and programme
- NOC and a deposit apply even here. Usually ₹10,000–₹40,000 for a single-room scope, with worker ID copies and a fixed crew list.
- 10am to 6pm, no Sundays. A studio is a five to eight week programme in this city, which is short, but the hours still apply.
- Lift access is often the constraint in older buildings. Chawl conversions and rehab buildings frequently have a 700 mm collapsible-gate lift or no lift at all, which means knock-down joinery and priced handling labour.
- Debris is bagged and removed daily, and in a dense lane that means a scheduled evening run rather than a pile at the gate.
- Where the flat is let, coordinate with the tenant. A large share of Mumbai studios are investment flats, and a tenant who is being worked around needs a written schedule.
- Keep a full set of as-built drawings. In a flat this small, a future change is millimetre-sensitive and the drawings save a day of re-measurement.
The general approach
The bed strategies, the cooking-and-sleeping ventilation logic, the storage arithmetic and the lighting circuits are set out on studio apartment interior design. Frequently asked questions
What does a studio or 1RK interior cost in Mumbai?+
₹2,070–₹2,800 per sq ft of carpet area in Thane, Navi Mumbai and Mira Road, ₹2,490–₹3,530 across the western suburbs and Powai, and ₹3,290–₹4,500 in Bandra West, Khar and Lower Parel. A 250 sq ft flat therefore runs ₹5.2 lakh to ₹11.3 lakh, excluding 18% GST.
Why is a studio more expensive per sq ft than a 1BHK?+
Because the fixed content does not shrink with the flat. One kitchen, one bathroom, one set of drawings, one site mobilisation and one project manager serve the home whether it is 250 or 450 sq ft, and spread over less carpet area those costs raise the per-sq-ft rate.
What is the first thing to check in a Mumbai 1RK?+
The openings. A flat with one window and one shaft has no cross ventilation, and that governs where the hob and the bed can go before any layout is drawn. Never block the only window with joinery, size the chimney at 1,200–1,500 m³/h ducted out, and add a timed bathroom extract even where there is a window.
How much storage can a 250 sq ft flat hold?+
150–220 cubic feet from one full-height 8–11 running foot wall with a loft, plus 28–34 from a hydraulic bed box or 45–70 from a raised platform with drawers, plus 10–18 from lofts over the passage and bathroom. That is enough for one person comfortably and a couple with discipline.
Can joinery be installed in a building with no lift?+
Yes, with knock-down construction and the handling labour priced explicitly rather than absorbed. Chawl conversions and older rehab buildings frequently have a 700 mm collapsible-gate lift or no lift at all, so panels are made to be carried and assembled in the flat. It adds roughly 6–10% to the carcass cost.
How long does a Mumbai studio take?+
Five to eight weeks on site under 10am–6pm society hours, with the joinery made off site in parallel. Allow a week beforehand for the NOC, the ₹10,000–₹40,000 deposit and the worker documentation. It is the shortest residential programme we run and it is still not a two-week job.
