Ranking the four functions
Almost every 1BHK brief we receive lists the same four uses for one room, and almost none of them rank the four. Ranking is the whole design decision, because the room cannot be equally good at all of them.
| If your priority is | The living room becomes | What you give up |
|---|---|---|
| Sitting and relaxing | A generous sofa facing a media wall, dining pushed to a wall-mounted or foldable table | A permanent dining setting |
| Eating and hosting | A fixed 4-seat dining table as the centre, with a compact sofa or bench seating | A large sofa; most 1BHK living rooms cannot take both |
| Working from home | A full workstation wall with proper light and power, and a two-seat sofa | Hosting more than three people comfortably |
| Receiving family regularly | Modular low seating that rearranges, a foldable dining, floor cushions in storage | A settled, permanent arrangement |
| Two of the above | A convertible arrangement that genuinely works, chosen once | Some daily convenience, every day |
The storage arithmetic
- A couple in a 1BHK needs roughly 220–300 cubic feet of enclosed storage. A small family with a child needs 280–360.
- The bedroom carries 55–65% of it. A full-height 7–9 running foot wardrobe with a loft gives 130–190 cubic feet, which is the single most important element in the flat.
- The bed gives another 25–35 cubic feet. A hydraulic storage box is not a compromise in a 1BHK, it is essential, and it is the right place for bedding and luggage.
- The kitchen needs 60–85 cubic feet, which means a tall unit and a loft above the wall cabinets, not just base and wall units.
- The living room contributes 40–60. A closed media unit base, a bench with storage, one tall unit. Open shelving stores display, not possessions.
- The entrance needs 20–30. Shoes, umbrellas, bags, keys. Without it, all of that lands on the sofa.

Zoning without walls
- Change the ceiling. A cove or a dropped plane over the dining area defines it more effectively than any furniture and costs almost nothing.
- Change the floor covering, not the floor. A rug under the seating group and bare floor elsewhere reads as two rooms. Changing the actual flooring material fragments a small space.
- Use a low element, not a tall one. A 900 mm high unit back-to-back with the sofa separates without blocking the sightline, which is what keeps a small flat feeling open.
- Light the zones separately. Four switched circuits in one room — seating, dining, workstation, general — is the cheapest zoning available and the most effective in the evening.
- A slatted or open screen, if you must have something vertical. 1,600–1,800 mm, open above, so air and light pass.
- Avoid the half-wall. A masonry or gypsum half-wall in a 1BHK takes floor area, blocks light and cannot be undone. It is the intervention we are most often asked to remove.
Convertible furniture, honestly
Every 1BHK brief mentions convertible furniture and most of it is a bad investment. Here is what earns its place and what does not.
| Piece | Verdict | Why |
|---|---|---|
| Wall-mounted folding dining table | Worth it | Used daily, simple mechanism, reclaims 12–16 sq ft when folded. ₹18,000–₹52,000 |
| Bed with hydraulic storage | Essential | Not convertible as such, but the highest-value storage in the flat |
| Sofa-cum-bed | Only if guests actually stay | A poor sofa and a poor bed unless you buy well. Below ₹45,000 it is neither |
| Wall bed (murphy bed) | Occasionally | ₹85,000–₹2.4 lakh, needs a dedicated wall and a real mechanism. Right in a studio, rarely in a 1BHK that has a bedroom |
| Nesting or extendable coffee table | Worth it | Cheap, low risk, genuinely used |
| Extendable dining table | Worth it | A 4-seat that becomes a 6-seat twice a month is a good trade |
| Convertible study-to-dressing unit | Rarely | Two compromised pieces where one good one would have served |
Clients want three things that fold. We build one that folds and make the other two really good at being what they are, and the flat works better.

The kitchen
A 1BHK kitchen is typically 6–9 running feet of counter in an L or a parallel layout. Size it to the cooking rather than to a showroom: two people cooking Indian food daily need a 600 mm clear preparation surface between the hob and the sink, a tall unit for dry goods, and a loft above the wall cabinets. Kitchens here are priced per running foot of counter, all in — see modular kitchen cost for the bands. The two decisions that matter most in a small kitchen are a proper corner solution, because a blind corner wastes about 9 cubic feet, and a chimney sized correctly, because a small kitchen with an under-powered chimney puts the cooking into the living room.
Packages and what they include
| Package | ₹ range | Scope |
|---|---|---|
| Essential | ₹5.5 – 8 L | Kitchen, one wardrobe, bed with storage, TV unit, peripheral cove, painting |
| Standard | ₹8 – 11.5 L | Adds full-height joinery, a dining solution, designed lighting, entrance unit, electrical rework |
| Premium | ₹11.5 – 17 L | Acrylic or membrane finishes, branded hardware throughout, designed ceilings, better stone, wardrobe internals |
| High specification | ₹17 L+ | Veneer and PU, quartz, automation, bespoke loose furniture, flooring replacement |
Ex-GST, for a 450–500 sq ft carpet area. These package prices come from 1BHK and small-flat jobs we have completed and invoiced, held at October 2026. For per-sq-ft rate bands and a line-item breakdown see the cost guide.
Lighting and electrical, which decide how the room reads
- Four switched circuits in the living room. Seating, dining, workstation and general. This is what lets one room become four rooms across a day, and it costs about ₹9,000.
- No single central ceiling light. A room lit from its middle has one mood. Cove, downlights on the perimeter, a pendant over the dining position and two plug points for lamps.
- Light the wardrobe wall. A wall wash on the longest joinery run in the flat makes the bedroom read wider than it is and costs one profile light.
- Sockets at desk height, not skirting height. Wherever the workstation lands, a six-socket bank at 1,050 mm and a data point.
- Plan the AC positions before the ceiling. In a 1BHK the indoor unit, its drain and the wardrobe loft all want the same wall, and only one of them can have it.
- 2700–3000K throughout, dimmable where you can. A small flat under cool white light feels like a corridor.

Frequently asked questions
How do you make a 1BHK living room work for four uses?+
Rank them first. The room cannot be equally good at sitting, eating, working and hosting, so decide the priority and let the others adapt around it. Then zone with a ceiling change, a rug, a 900 mm low unit and four separately switched lighting circuits rather than with any kind of partition.
How much storage does a 1BHK need?+
220–300 cubic feet for a couple and 280–360 for a small family. The bedroom carries 55–65% of that through a full-height 7–9 running foot wardrobe with a loft, the bed adds 25–35 cubic feet of hydraulic storage, the kitchen needs 60–85 and the entrance 20–30.
Is convertible furniture worth it in a 1BHK?+
One piece, chosen well. A wall-mounted folding dining table at ₹18,000–₹52,000 reclaims 12–16 sq ft and is used daily. An extendable dining table and a hydraulic storage bed are both good buys. A cheap sofa-cum-bed is a poor sofa and a poor bed, and three convertible pieces in one flat make it feel like a caravan.
Should I build a partition in a 1BHK?+
Almost never. A masonry or gypsum half-wall takes floor area, blocks light and cannot be undone, and it is the single intervention we are most often asked to remove. If you need something vertical, use an open slatted screen at 1,600–1,800 mm with air and light passing above it.
How long does a 1BHK take to complete?+
Eight to ten weeks from design sign-off with no civil work, because most of the joinery is fabricated off site in parallel. Add two to three weeks for flooring replacement, plumbing relocation or any wall change.
What does a full 1BHK package cost?+
₹5.5–₹8 lakh essential, ₹8–₹11.5 lakh standard, ₹11.5–₹17 lakh premium and ₹17 lakh and above at high specification, for a 450–500 sq ft carpet area, excluding 18% GST. The detailed per-sq-ft rate bands are on the 1BHK cost guide.
