What you are actually working with, by suburb
| Area | Typical 2BHK carpet | Layout character | The recurring design problem |
|---|---|---|---|
| Bandra West, Khar | 520 – 700 sq ft | Older stock, good heights, irregular plans | Odd corners and a small kitchen |
| Andheri West, Lokhandwala | 550 – 750 sq ft | 1990s–2000s towers, rectangular, efficient | No entrance zone; storage everywhere |
| Goregaon, Malad, Kandivali | 580 – 780 sq ft | Newer towers, dry balcony standard | Long narrow living-dining |
| Powai, Chandivali | 620 – 820 sq ft | Generous heights, shear-wall plans | Cannot chase walls for wiring |
| Chembur, Wadala, Mulund | 600 – 800 sq ft | Mixed old and redevelopment | Under-provisioned electrical |
| Thane, Navi Mumbai | 650 – 850 sq ft | Largest 2BHKs in the MMR | Wasted area rather than too little |
RERA carpet area. A flat marketed as 1,050 sq ft saleable in Andheri is typically 620–680 sq ft of carpet — which is the number every interior decision is made against.
Where the cubic feet come from in a Mumbai 2BHK
Going from a builder-standard flat to a designed one means finding roughly 200 additional cubic feet. In Mumbai they come from six places, in this order of value.
- Vertical, above the wardrobe. Ceilings of 2,850–3,050 mm leave 500–650 mm above a standard wardrobe. Taking both wardrobes to the slab adds 55–75 cubic feet for about 12% more joinery cost. Nothing else comes close on value.
- Under the beds. Hydraulic-lift storage in both bedrooms: 45–60 cubic feet, at ₹28,000–₹65,000 per bed. In a flat with no spare wall this is the second-best move available.
- The kitchen corner and the loft. A magic corner plus a loft over the wall units recovers 25–35 cubic feet that a standard Mumbai kitchen throws away entirely.
- The TV wall. Closed base storage and a loft band above the display: 30–45 cubic feet on a wall that usually holds a television and nothing else.
- The entrance. A 450 mm deep shoe and utility unit, 18–26 cubic feet, in a space most Mumbai flats leave as bare passage.
- The dry balcony. Wall-mounted cabinets above the washing machine and a retractable drying rack recover 15–25 cubic feet and get the cleaning supplies out of the kitchen.
Two hundred cubic feet is a small room's worth of storage. In a Mumbai 2BHK it is the difference between the flat working and the family apologising for it.

The Mumbai specification points
- BWP 710 in the kitchen and on every external-wall run, at ₹135–₹195 per sq ft locally. Internal dry walls can take HDHMR. This is the most common corner cut in a cheap Mumbai quotation.
- A 12 mm air gap behind joinery on external walls, so monsoon condensation never sits against the board.
- SS 316 within a kilometre of the sea — Versova, Bandstand, Worli Sea Face, Juhu. Hanging rods, exposed handles and visible fixings.
- Sliding shutters where clear floor is under 900 mm, which in a Mumbai 2BHK is usually the second bedroom.
- Electrical augmentation before anything else. Two ACs, a chimney, a geyser, a microwave and an induction hob will find the limit of a builder's distribution board quickly.
- Peripheral ceilings, not full ones. At 2,850 mm slab height, a full false ceiling leaves the room feeling low. Peripheral with a 200–250 mm drop keeps the height and still carries the cove and the AC piping.
Timeline in a Mumbai society
| Phase | National 2BHK | Mumbai 2BHK | Why the difference |
|---|---|---|---|
| Society NOC and deposit | — | 3 – 10 days | Committee meeting schedule |
| Civil, plumbing, electrical | 2 weeks | 2.5 weeks | 10am–6pm noisy-work window |
| False ceiling | 1.5 weeks | 2 weeks | Dust control and debris days |
| Joinery installation | 3 weeks | 3 weeks | Pre-cut off site; quiet on site |
| Kitchen and countertop | 2 weeks | 2 weeks | Templating lead time is the same |
| Finishes, snag, handover | 2 weeks | 2 weeks | Unaffected |
| Total | 10 – 12 weeks | 11 – 13 weeks | — |
Timelines run from design sign-off. Buildings that prohibit Saturday work as well as Sunday add a further week.
640 square feet and two children. They gave us storage we genuinely did not think was possible, and the flat feels bigger than before, not more crowded.
The dry balcony cabinets and the entrance shoe unit were their suggestions. Two things we would never have asked for and now use every single day.
Eleven weeks, and they warned us in week one that the society's Saturday ban would cost us a week. It did, exactly as they said.

Making a compact flat feel larger
Beyond storage, a handful of decisions consistently change how big a 550 to 750 sq ft Mumbai flat reads. None of them is expensive and all of them are made at drawing stage, not at site.
- One flooring through the public zone. A single floor from the entrance through living and dining, with a change only at bedroom thresholds. Three flooring types in a 640 sq ft flat cut it into three small rooms.
- Full-height joinery, flush faces. A wardrobe that runs to the slab with a flush shutter line reads as a wall; one that stops at seven feet with a loft box above reads as furniture in a small room.
- Sliding or pocket doors where a hinged door swing eats usable floor — typically the second bathroom and the utility.
- Mirror with intent, not everywhere. One well-placed mirror on the wall perpendicular to a window doubles the perceived light. Mirrored wardrobe shutters across a whole run mostly reflect the bed.
- Lift the seating. Sofas and beds with visible legs let the floor run underneath, which reads as more floor. Plinth-mounted furniture does the opposite.
- Keep the window wall clear. The most common planning mistake in a Mumbai 2BHK is a tall unit against the only window.

Frequently asked questions
What is the typical carpet area of a Mumbai 2BHK?+
550 to 800 sq ft of RERA carpet area, varying by suburb: 520–700 in older Bandra and Khar stock, 550–750 in Andheri West, 620–820 in Powai and 650–850 in Thane and Navi Mumbai. A flat marketed as 1,050 sq ft saleable is commonly 620–680 sq ft of carpet.
How much storage can a Mumbai 2BHK realistically hold?+
280 to 400 cubic feet after design, against roughly 90–130 in a builder-standard flat. The volume comes from taking both wardrobes to the slab, hydraulic bed storage in both bedrooms, a kitchen magic corner and loft, closed storage in the TV wall, an entrance shoe unit and cabinets over the dry balcony.
How long does a 2BHK take in Mumbai?+
Eleven to thirteen weeks from design sign-off, about a week longer than the same flat elsewhere. Three to ten days go to the society NOC, and the 10am–6pm noisy-work window with no Sunday working stretches the civil and ceiling phases. Buildings that also ban Saturday work add another week.
Which materials should a Mumbai 2BHK specify?+
BWP 710 plywood at ₹135–₹195 per sq ft for the kitchen and every external-wall run, HDHMR on dry internal walls, a 12 mm air gap behind joinery on external walls, and SS 316 hardware within about a kilometre of the sea. Skipping BWP in a Mumbai kitchen is the most common corner cut in a cheap quotation.
Should I put a full false ceiling in a Mumbai 2BHK?+
Usually not. At a typical 2,850 mm slab height a full ceiling leaves the room feeling low. A peripheral ceiling with a 200–250 mm drop carries the cove lighting and the AC piping while preserving the height, and it costs meaningfully less across a whole flat.
