Small Mumbai flats, fully custom joinery
Where a Mumbai 1BHK budget goes
A premium 400 sq ft 1BHK in Andheri West at ₹13.1 lakh — mid-point of the ₹11.0–15.2 lakh band — costed the way we issue it:
| Component | Cost | Share |
|---|---|---|
| Modular kitchen — 7 rft, BWP carcass, acrylic shutters | ₹3,53,000 | 27% |
| Bedroom — 9 ft high wardrobe over 7 rft, loft, bed unit | ₹3,27,000 | 25% |
| Living / dining — TV panel, foldable dining, shoe-cum-seat | ₹2,36,000 | 18% |
| False ceiling and lighting — living, bedroom, passage | ₹1,31,000 | 10% |
| Electrical rework, new points, DB upgrade | ₹91,000 | 7% |
| Painting and polishing | ₹83,000 | 6% |
| Design, 3D views, site supervision | ₹91,000 | 7% |
| Total (ex-GST) | ₹13,12,000 | 100% |
Why Mumbai runs above the national band
| Factor | Delta | What is actually happening |
|---|---|---|
| Skilled labour rates | +8 – 12% | Carpenter ₹1,100–1,500/day and polisher ₹1,200–1,600/day against ₹750–1,000 in most of India |
| Society working hours 10am–6pm | +6 – 10% | No cutting before 10 or after 6, none on Sundays and most festivals; the same scope takes two to three weeks longer at the same overhead |
| Vertical logistics and service lift | +4 – 7% | Lift booking slots, ₹500–₹2,000 a day lift charge, 8×4 boards carried by hand in older buildings with no service lift |
| Humidity-grade material | +5 – 9% | BWP ply and WPC in place of MR-grade; 75–85% relative humidity from June to September |
| Small carpet areas force custom sizes | +4 – 6% | Nothing is a standard 600 or 900 mm module; every unit is cut to a non-repeating dimension |
| Debris removal under BMC rules | +1 – 2% | Bagged, carried down, disposed at approved sites; ₹8,000–₹20,000 on a 1BHK |
Suburb-to-suburb variation
Within the city the rate tracks building age, lift access and how strict the society is — not postcode prestige. A 1970s Dadar building with a 4-person lift costs more to work in than a 2019 Ghatkopar tower.
| Area | Premium ₹/sq ft | Local reality |
|---|---|---|
| Colaba / Malabar Hill / Marine Lines | ₹3,670 – 4,800 | Pre-war stock, tiny lifts, heritage and MHADA constraints, material carried up stairs |
| Bandra West / Khar / Santacruz West | ₹3,390 – 4,380 | Salt air needs SS 316 and marine-grade hardware; strict society managing committees |
| Dadar / Prabhadevi / Lower Parel | ₹3,240 – 4,160 | Mixed old and new; loading windows restricted by traffic and gate timings |
| Andheri West / Goregaon / Malad | ₹2,750 – 3,670 | The Mumbai baseline — high-rise stock, working service lifts |
| Powai / Chembur / Ghatkopar | ₹2,680 – 3,600 | Good access, very rule-bound societies, clean loading bays |
| Thane / Mulund / Navi Mumbai | ₹2,400 – 3,170 | Larger 1BHK layouts, easier logistics, lower labour cost |
| Mira Road / Vasai / Virar / Panvel | ₹2,040 – 2,750 | 25–30% below Bandra for identical specification |
Indicative bands for a premium specification on carpet area.
On a 400 sq ft flat in a 1968 building, the lift decides the programme. If the boards do not fit, you are carrying every sheet up six floors and that is four days of labour nobody quoted for.

Two real Mumbai 1BHK budgets
Same city, same month, different buildings — and the gap is access and specification, not design ambition.

What a Mumbai 1BHK quote excludes
- 18% GST — on the ₹13.12 lakh example above that is ₹2,36,160, making it ₹15,48,160. Run your own figure through the GST on interior work calculator.
- Society renovation deposit — ₹25,000 to ₹1,00,000 in most Mumbai societies, refundable on clean handover, plus NOC and lift charges.
- Civil work — breaking a wall, shifting a WC, new waterproofing. In a Mumbai society structural changes also need an RCC consultant's letter.
- Flooring — ₹95–₹400 per sq ft supplied and laid, plus debris removal.
- Appliances — chimney, hob, microwave, washing machine: ₹70,000–₹2.5 lakh.
- Loose furniture — sofa, mattress, dining chairs, curtains and blinds.
- Monsoon contingency — if the programme runs June to September, allow a week of float for polishing and painting that cannot cure.

Frequently asked questions
How much does a 1BHK interior cost in Mumbai?+
₹1,950–₹2,490 per sq ft of carpet area for an essential finish, ₹2,750–₹3,810 premium and ₹4,520–₹5,490+ luxury, excluding 18% GST. A typical 400 sq ft Mumbai 1BHK comes to ₹7.8–10.0 lakh essential and ₹11.0–15.2 lakh premium.
Why is a Mumbai 1BHK 11–16% costlier than the national average?+
Labour rates add 8–12%, restricted 10am–6pm society working hours add 6–10%, service-lift and vertical logistics add 4–7%, humidity-grade BWP and WPC material adds 5–9%, and small carpet areas that force fully custom joinery add 4–6%. None of it is margin.
Which Mumbai suburbs are cheapest for interiors?+
Mira Road, Vasai, Virar and Panvel at ₹2,040–₹2,750 per sq ft for a premium finish — roughly 25–30% below Bandra West. Thane, Mulund and Navi Mumbai sit at ₹2,400–₹3,170. South Mumbai is dearest at ₹3,670–₹4,800 because of building age and access.
Do I need a society NOC for 1BHK interior work?+
Yes in almost every Mumbai society. You will be asked for a written scope, contractor details, a refundable deposit of ₹25,000–₹1,00,000, workers' ID copies, and an undertaking that no structural member will be touched. Allow a week to ten days for it before site start.
Can a Mumbai 1BHK be finished in eight weeks?+
Rarely. Ten to twelve weeks is realistic because the society allows roughly eight working hours a day with no Sunday work. Off-site fabrication helps, but installation, ceiling, painting and snagging all happen inside that window, and monsoon slows curing further.
Is MR plywood acceptable in Mumbai?+
Not for anything below counter height or against an external wall. Relative humidity runs 75–85% from June to September, and MR-grade carcass in a kitchen or a wardrobe backing an outside wall typically delaminates within two monsoons. BWP ply or WPC costs 5–9% more and avoids the rebuild.
