The medical fit-out, which is not an office fit-out
A consulting or diagnostic suite around the Mulund hospitals is a regulated build and it is worth being clear about what that means. Circulation has to separate clean from soiled routes. Drainage from treatment rooms runs to its own trap and is not shared with the pantry. Finishes are washable, coved at the junctions and free of open joints. Imaging rooms need lead lining specified by the equipment supplier's own drawing and installed before the wall is closed, and the equipment's floor loading and power requirement have to be confirmed before the layout is fixed, not after. Waiting areas are sized on the consultant's actual appointment pattern rather than on a rule of thumb. None of this is exotic, and all of it is expensive to retrofit, which is why we ask for the equipment schedule before we draw.

Healthcare, coaching and the central-line satellite floor
Worked example: 3,500 sq ft satellite back office, LBS Marg
Fourth-floor podium commercial under a residential tower. Fifty-two positions for a city firm's documentation and support team, two meeting rooms, one video-conference room to head office, a records room and a pantry.
| Scope | ₹ lakh | Note |
|---|---|---|
| Strip-out, protection and access | 1.30 | Shell preparation; lift and lobby protection |
| Civil and blockwork | 2.20 | Records room, server room, two solid-wall rooms |
| Partitions, glazing and doors | 6.90 | Two glazed meeting rooms; acoustic glazing to the video room |
| Workstations, storage and seating | 15.80 | 52 positions at 1,350 mm; team storage; records shelving |
| Flooring | 4.40 | Carpet tile to the open plan, vinyl to circulation and pantry |
| Ceiling and lighting | 8.90 | Grid ceiling with linear LED; acoustic baffles over the open plan |
| Electrical, DB and small power | 6.60 | Sub-DB, floor boxes, UPS to all positions |
| HVAC | 8.20 | Landlord provision re-ducted; supplementary unit for the server room |
| Fire detection and suppression | 3.10 | Loop extended to the layout and re-commissioned |
| Data, network and video conferencing | 3.20 | Structured cabling, two racks, one video room |
| Pantry and washrooms | 1.60 | Pantry for 52; landlord washrooms refreshed |
| Painting and wayfinding | 0.50 | Full floor |
| Project management and contingency | 0.30 | Against the landlord's commissioning slot |
| Total, ex-GST | 63.00 | ₹1,800 per sq ft carpet |
Add 18% GST. At 52 positions this is roughly ₹1.21 lakh per seat — around 45% of what the same team costs to seat in a Lower Parel floor.
Two constraints on every Mulund commercial job
- Access is from behind, not from the highway. The Eastern Express Highway service roads permit no unloading and the podium entrances are reached through the internal lanes. A delivery driver who has not been here before will lose an hour. We issue a routed map with every delivery and book the goods lift in advance.
- Residential above commercial, in almost every new building. Podium commercial floors sit under flats, and the residents' association has standing to object. Noisy work runs in an agreed window, typically 10am to 5pm on weekdays, and core drilling into the transfer slab usually needs the developer's written consent as well as the society's. We settle both before the programme is issued.
Why the satellite floor works here
The commercial case is straightforward and it shapes what we build. Rent on LBS Marg is a fraction of Lower Parel, and a documentation, support or compliance team drawn from Ghatkopar, Bhandup, Mulund, Thane and Dombivli halves its own commute by moving here. What follows is a brief with density at 60 to 70 square feet per person, one very good video-conference room rather than a boardroom because the important meeting is always remote, generous secure storage, and no reception to speak of. The money that a city office would put into front of house goes into acoustics and lighting quality instead, which is the right trade on a floor where nobody visits and everybody works.

Frequently asked questions
What does a consulting suite cost to build in Mulund?+
₹1,850–₹2,250 per square foot for a standard consulting and minor-procedure suite, excluding equipment and medical gas. Imaging rooms are quoted separately because lead lining, floor loading and power depend entirely on the machine. We need the equipment supplier's drawing before the layout is fixed.
Is Mulund viable for a city firm's back office?+
For teams whose staff already live on the central line, very much so. Seats cost around 45% of a Lower Parel equivalent, and staff retention improves because the commute halves. The brief has to be honest about it: high density, one excellent video room, secure storage and no reception.
Can we drill into the podium transfer slab?+
Usually only with the developer's written consent as well as the society's, and sometimes not at all. It matters because it decides how ducting and heavy ceiling elements are supported. We establish the position before finalising the services design rather than discovering it when the drilling crew is turned away.
What working hours will we get in a podium commercial floor?+
Typically 10am to 5pm on weekdays for noisy trades, because there are flats above. Quiet trades can run longer. Weekend working is possible in some buildings and refused in others, and the difference is worth two weeks of programme, so we ask the question at survey rather than assuming.
Do you handle coaching and training premises?+
Yes, and the whole job is acoustics and occupant density. Rooms need genuine separation — a partition to the slab with insulation, not a grid-ceiling-high partition — and the occupancy calculation drives ventilation, exits and washroom provision. Both are routinely underestimated in this category.
