A phased package, in the right order
The order matters more than the phasing. Done in the wrong sequence, a phased project means opening finished work twice and paying for it three times. This is the sequence we use, and the reasoning behind each step is the same: anything that runs behind, under or above something else goes first.
| Phase | Scope | Why now | Typical cost, 1,050 sq ft 3BHK |
|---|---|---|---|
| Phase one — services and wet areas | Rewire, plumbing, both bathrooms, waterproofing, kitchen | Everything else closes over these. Doing them later means undoing the rest | ₹7.9 – 10.3 lakh |
| Phase two — bedrooms | Wardrobes, lofts, bed panels, bedroom ceilings and lighting | Self-contained rooms; can be done one at a time with the family in residence | ₹6.7 – 9.1 lakh |
| Phase three — living, dining and entrance | TV unit, crockery, ceiling, lighting, panelling, entrance bench | The most disruptive and the most deferrable | ₹5.5 – 7.9 lakh |
| Phase four — soft goods | Curtains, blinds, loose furniture, rugs | Best decided against finished rooms rather than drawings | ₹1.5 – 3.0 lakh |
Ex-GST. The phase costs come from Mulund flats we have completed and invoiced, held at October 2026. Total across phases runs 7–10% above a single continuous contract, because of repeat mobilisation and society files.
What phasing actually costs
Seven to ten per cent, and it is worth being precise about where that goes. Each phase carries its own mobilisation, its own protection and debris arrangement, its own society NOC and deposit cycle, and its own supervision period. Material is bought in smaller quantities at slightly worse prices, and there is a risk that a laminate or tile chosen in phase one is discontinued by phase three — which we manage by buying the full quantity of any discontinuation-prone item at the start and storing it, at the client's cost but usually for less than the price of a mismatch. Against that, phasing lets a family keep the money working elsewhere and avoid a loan, and for a household spending ₹22 lakh on a flat they will keep for thirty years, that is a rational trade. We print both numbers and let them decide.

Designed once, built in the right order
Worked example: 1,050 sq ft three-bedroom, Mulund West
A 2003 mid-rise off Zaver Road, wiring sound, flooring retained. A household of five across two generations. Quoted as a single continuous package, which is what they chose after seeing both numbers.
| Scope | ₹ lakh | Note |
|---|---|---|
| Civil work and plumbing | 1.22 | Both bathrooms re-plumbed; a second prep sink added to the kitchen |
| Joinery | 10.22 | Wardrobes in three bedrooms, TV wall, crockery, pooja niche, entrance bench |
| Modular kitchen | 3.65 | 13 running feet with a utility run and a quartz counter |
| False ceiling and lighting | 2.25 | Full ceiling in living and dining; cove in bedrooms |
| Electrical | 1.28 | 28 new points, dimmable living circuits, pooja niche circuit |
| Painting and wall finishes | 1.16 | Full flat with panelling behind the master bed |
| Two bathrooms | 1.58 | One rebuild, one refresh |
| Soft furnishing and curtains | 1.40 | Blinds throughout, sheers and curtains in the living room |
| Society interface, debris and handover | 0.24 | NOC file, debris disposal, snag list, deep clean |
| Total, ex-GST | 23.00 | ₹2,190 per sq ft carpet |
Add 18% GST. The same scope phased over three stages would have come to about ₹25.1 lakh — the ₹2.1 lakh difference is what spreading it costs.
Two conditions we attach to a phased package
- The whole flat is designed in phase one. Not sketched — drawn, specified and priced, with the material schedule fixed. A phased project designed in instalments produces three rooms that do not belong together, and it is the commonest failure of this approach.
- Discontinuation-prone materials are bought up front. Laminates, tiles and specific light fittings change or disappear within eighteen months. We identify which items are at risk, buy the full quantity at the start and store them. It costs a little in cash flow and saves a visible mismatch that cannot be undone.
One more thing we do on a phased contract: we store what has to be stored, and we say where. Materials bought up front for later phases are held in our Bhandup workshop, labelled against your project, photographed on receipt and inventoried in the contract. Clients are welcome to see them. It sounds like an unnecessary formality until you consider that a laminate bought in phase one and used in phase three has spent eighteen months somewhere, and 'somewhere' is a word that has caused a great deal of trouble in this trade.

Frequently asked questions
Is phasing a bad idea?+
No, it is a legitimate choice that costs 7–10% more in total. The money goes on repeat mobilisation, repeat society files, repeat protection and smaller material purchases. For a family avoiding a loan on a flat they will hold for thirty years, that is often a rational trade. We print both numbers.
What has to be in phase one?+
Everything that runs behind, under or above something else: the rewire, all plumbing, both bathrooms including waterproofing, and the kitchen. Deferring any of those means opening finished work later. Bedrooms, living room joinery and soft goods all defer comfortably.
Will the later phases match the first?+
They will if the whole flat is designed and specified at the start, which is a condition we attach. We also buy the full quantity of discontinuation-prone materials — laminates, tiles, specific fittings — up front and store them, because an eighteen-month gap is long enough for a laminate code to disappear.
Can you work while the family is living in the flat?+
Yes, and phasing suits it: bedrooms done one at a time, the kitchen out for around twelve days with a temporary cooking point, and the living room done last. It is the main practical reason families here phase rather than move out, and it works well with a household that can absorb one room being unavailable.
Do the new LBS Marg towers change anything?+
Yes — read the developer's fit-out procedure before designing the ceiling. Drilling into transfer and post-tensioned slabs is restricted, which decides how ducting and heavy ceiling elements are supported, and lift slots are rationed. Both belong in the programme rather than being discovered in week two.
