False Ceiling Designers in Mulund

Mulund's older buildings were generous with height, and the new towers on LBS Marg are generous with restrictions. Both facts show up in the ceiling.

Fixing into a podium tower slab

The newer LBS Marg and Nirmal-side towers restrict anchor depth into transfer slabs and often into post-tensioned floor slabs as well, and the fit-out procedure states the limit. That changes how the ceiling frame is hung: a scan before fixing, shallow-set anchors to a published pattern, reduced spans so each hanger carries less, and independent frames spanning between walls for anything heavy — an indoor air conditioning unit, a blind motor, a ceiling fan or a pendant over the dining table. It adds ₹20 to ₹35 per square foot against an unrestricted slab. What it must not do is prompt a contractor to drill anyway, which happens and which is the sort of thing that gets a fit-out stopped and a deposit forfeited.

Height to spare, and a procedure that says how to hang it

Worked example: 720 sq ft of ceiling in a 1,250 sq ft flat

A 2018 LBS Marg tower with a 2.95 metre slab and a published fit-out procedure. Stepped ceiling in the living and dining area, cove in three bedrooms, blind pocket on the living-room glazing, and a detailed ceiling over the pooja niche in the passage.

The pooja niche, and why it needs its own detail

In a suburb where a pooja space is asked for in most homes, it is worth saying what the ceiling should do over one. Not a downlight, which throws a hard shadow and lights the top of a head rather than the space. What works is a shallow recess or a distinct plane directly over the niche with a concealed warm source washing down the back wall, on its own circuit with its own switch so it can be left on when the rest of the passage is dark. Where a lamp is lit daily, the ceiling directly above needs to be washable rather than a textured finish, because camphor and oil deposit will discolour it within a year. Both decisions cost almost nothing at construction stage and neither can be retrofitted without opening the ceiling.

Two practical notes

  • Access from the internal lanes. There is no unloading on the Eastern Express Highway service roads and the towers fronting them are entered from behind. Board is bulky and a driver who does not know the route loses an hour. We send a routed map with the delivery and book the goods lift slot.
  • Old stock is generous but not level. The pre-1975 blocks around Mulund Colony and Sarvodaya Nagar have 2.9 metre slabs and frequently 20 to 35 millimetres of level variation across a room. We laser-level before quoting and hang the ceiling level rather than parallel to the slab, which is what the rate difference between the old and new stock reflects.

Frequently asked questions

Why does a new tower cost more per square foot than an old flat?+

Because of how the frame has to be hung. Podium towers restrict anchor depth into transfer and post-tensioned slabs, which means a scan before fixing, shallow-set anchors to a published pattern, reduced spans and independent frames for anything heavy. That is ₹20–35 per square foot over an unrestricted slab.

What should the ceiling do over a pooja niche?+

A shallow recess or distinct plane directly above it with a concealed warm source washing down the back wall, on its own circuit and switch. Not a downlight, which throws a hard shadow. And a washable finish, because camphor and oil deposit will discolour a textured one within a year.

Can we hang a fan or a pendant from the false ceiling?+

Only from an independent support frame spanning to structure, designed into the ceiling before it is closed. The board itself carries almost nothing. In a tower with anchor restrictions that frame spans between walls rather than hanging from the slab, which is straightforward at construction stage and impossible afterwards.

Are the older Mulund flats easier to work in?+

Easier in some ways — no fit-out procedure, no anchor restriction, no lift slots. Harder in one: the slabs are frequently 20–35 mm out of level, so the ceiling has to be hung level rather than parallel, with a deeper void at one end. We laser-level at survey, which is why we can quote the old stock honestly.

How long does a ceiling take in a tower?+

Eight to twelve days including two days of unavoidable drying between jointing coats, plus the lift slot constraint on board delivery. It comes after electrical first fix and before flooring and joinery, because everything in the void has to be complete and tested before the board goes up.
