Hillside plots and highway towers
Mulund's housing does not sit on a spectrum, it sits in four groups, and they want different things from a designer.
LBS Marg and Nirmal-side towers
2012-onward high-rise, 25 to 60 floors, goods lifts, loading bays and a published fit-out procedure. Large formats and the highest finish expectation in the suburb.
Mulund West mid-rise — Zaver Road, Panch Rasta
Nineties and 2000s buildings, eight to fourteen floors. Well-run societies, working lifts, tired services. The steadiest work here.
Mulund Colony and Sarvodaya Nagar
1960s and 70s four-storey blocks, many with a redevelopment agreement signed or in discussion. Compact, walk-up, and often an interim specification.
Mulund East hillside plots
Independent houses and small buildings on sloping plots toward the national park boundary. Retaining walls, drainage and terrace waterproofing come before any interior decision.
Rates by construction era
| Building era | What you inherit | ₹ per sq ft | First thing we survey |
|---|---|---|---|
| Pre-1975 | Thick masonry, 2.9 m slabs, built-in cupboards, original wiring | ₹1,700 – 2,370 | Electrical circuit and the water riser |
| 1975 – 1995 | Sound RCC frame, 2.8 m slabs, patched plumbing | ₹1,760 – 2,490 | Bathroom waterproofing and the drain stack |
| 1995 – 2012 | Efficient plans, 2.75 m slabs, adequate services | ₹1,890 – 2,620 | Nothing structural — the joinery brief leads |
| Post-2012 tower | 2.9 – 3.0 m slabs, ducted AC provision, fit-out procedure | ₹2,070 – 2,850 | The fit-out procedure and the lift schedule |
| Hillside plot house | Slope, terrace, external walls on three sides | ₹2,010 – 2,800 | Drainage, retaining and roof waterproofing |
Ex-GST, carpet area. Hillside plot rates exclude external civil work, which is quoted separately because it varies by an order of magnitude. Every band here comes from Mulund flats and houses we have finished and billed, held at October 2026.

Four construction eras within a kilometre
Worked example: 1,250 sq ft three-bedroom, LBS Marg tower
A 2018 tower, thirty-first floor, two goods lifts booked in two-hour slots, developer fit-out procedure with a refundable deposit. Bought new, handed over as a bare shell with flooring.
| Scope | ₹ lakh | Note |
|---|---|---|
| Deposits, protection and estate compliance | 0.67 | Lift and lobby protection, crew registration, refundable deposit |
| Civil work and plumbing | 1.58 | Dry balcony drain repositioned; concealed lines to both bathrooms |
| Joinery — wardrobes, TV wall, crockery, study, entry | 13.87 | Veneer on the TV wall and master, laminate elsewhere |
| Modular kitchen, 14 running feet | 4.50 | L-shape with a separate utility run; quartz counter |
| False ceiling and lighting | 3.10 | Stepped ceiling in living and dining; the 2.95 m slab allows it |
| Electrical, AV and blinds wiring | 1.76 | 38 points, dimmable circuits, motorised blind provision |
| Painting and wall finishes | 1.52 | Full flat; fluted panelling in the living room |
| Two bathrooms | 2.01 | Counters, mirrors, fittings, one full re-tile |
| Soft furnishing and curtains | 1.52 | Motorised sheers in the living room; blackout in bedrooms |
| Project management and contingency | 0.55 | Against the balcony drain and lift slot risk |
| Total, ex-GST | 31.08 | ₹2,486 per sq ft carpet |
Add 18% GST. Deposits and compliance are a visible line here because the towers on this road charge for them; in a Zaver Road mid-rise the same line is under ₹15,000.
Two constraints that come up on every Mulund job
- The Eastern Express Highway does not let you unload. There is no legal stopping on the service roads, and the towers that front the highway are entered from the internal lanes behind. Deliveries route through Zaver Road or the Nirmal-side approach, which adds fifteen minutes and means a driver who does not know Mulund will waste an hour. We send the route with the delivery, every time.
- Hillside plots need a civil answer before an interior one. On the Mulund East slope, the recurring problems are surface water finding the plinth, retaining walls that were built without weep holes, and terrace waterproofing that has been patched rather than replaced. We survey those first and quote them separately, because a beautiful interior under a leaking terrace is a warranty claim waiting to be made.
What a Mulund client tends to want
Mulund households are long-settled, multi-generational more often than not, and they buy for keeping rather than flipping. That shows up in the brief in three ways. Storage is specified for real volumes — the annual crockery, the trunks, the sewing machine, the books — rather than for photographs. A pooja space is asked for in perhaps seven of ten homes, and asked for properly: a defined niche or a small room with its own ventilation and a stone or solid-surface base, not a shelf in a corner. And the kitchen is expected to work hard, with a separate utility run, a dedicated grinder position and enough counter for two people to cook at once. Where we usually save clients money is the living room, where the appetite for a large stone feature wall outruns what the room can carry visually.
Redevelopment, and what we advise
Around Mulund Colony and Sarvodaya Nagar a large number of societies are somewhere in the redevelopment process. Where the agreement is signed, we quote knocked-down joinery and a modular kitchen on adjustable legs rather than built-in work, and we skip ceilings and stone entirely. Where the society is still discussing, we say so plainly: the honest answer is to spend on the kitchen, the bathrooms and paint, and leave the joinery for the new flat. It costs us the bigger job and saves you from doing it twice.

Frequently asked questions
Why do you price by building age rather than by locality?+
Because in Mulund the age tells us what we will find. A pre-1975 block means original wiring and a water riser worth testing; a post-2012 tower means a fit-out procedure and lift slots. Two flats the same size on the same road, built forty years apart, are genuinely different projects.
What does a hillside plot house in Mulund East cost to do?+
Interiors run ₹2,010–₹2,800 per sq ft, but the external civil work is quoted separately and varies enormously — retaining wall repair, drainage and terrace waterproofing can range from ₹2 lakh to ₹15 lakh depending on what the survey finds. We will not fold that into a per-square-foot rate, because doing so is how those projects go wrong.
Our society has voted for redevelopment. What should we spend on?+
Kitchen, bathrooms, paint and lighting — the things you use daily and cannot take with you are the only built-in work worth doing. For storage, use knocked-down modular joinery that dismantles and re-installs in the new flat. Anything bonded to the structure is money you are giving to a demolition contractor.
How do deliveries reach a tower on LBS Marg?+
Through the internal lanes behind, not from the highway — there is no legal unloading on the service road. We send the driver a routed map with the delivery and book the goods lift slot in advance. It sounds trivial and it is the difference between a two-hour delivery and a five-hour one.
Do the new LBS Marg towers allow ducted air conditioning?+
Most provide for it, with a ceiling pocket and a designated outdoor unit position. What they usually prohibit is drilling into the slab beyond a stated depth, which decides how the indoor unit is supported. We read the fit-out procedure before designing the ceiling rather than redesigning it afterwards.
