Five places a Mumbai home office actually goes
| Location | Usable width | Works when | Watch out for |
|---|---|---|---|
| Bedroom niche beside the wardrobe | 900 – 1,350 mm | One person works from home and calls are not constant | The backdrop is the bed; plan a panelled wall behind the chair instead |
| Converted passage or foyer | 1,100 – 1,800 mm | There is a dead corridor over 1,500 mm wide | Circulation — keep 700 mm clear past the chair |
| Enclosed balcony | 1,200 – 2,400 mm | The society and the plan permit it, in writing | Built-up area implications, heat gain, monsoon-driven rain |
| Under a loft in a taller flat | 1,500 – 2,200 mm | Slab height is 10′ or more | Head height — 1,400 mm minimum under the loft |
| Second bedroom, shared with a child | Full room | Schedules do not clash | Acoustics; one of you will be on a call while the other studies |
The balcony question, answered honestly
Enclosing a balcony to make a study is the most requested move in this city and the least straightforward. Here is the position as it actually stands.
- A balcony enclosure changes your usable area, which is a matter for the society and, depending on how it is done, for the BMC. Many societies permit a glazed enclosure that is removable and matches the elevation; almost none permit a masonry one.
- Get the society’s written permission before the design. A uniform elevation rule is common, and a committee that has allowed six sliding enclosures in your colour will not allow a seventh in a different one.
- Heat is the real design problem. A west-facing enclosed balcony in Mumbai reaches 38–42°C behind glass by three in the afternoon. Specify double glazing or a solar-control film, an openable section, and a ceiling fan point.
- The monsoon is the second one. Driven rain finds any sliding track that drains inward. A properly drained sill with weep holes, and a 100 mm upstand, are not optional.
- Keep the drain and the AC outdoor unit accessible. The balcony frequently carries the condensate drain and the outdoor unit; enclosing them without access creates a problem you will meet in year three.

Noise, power and connectivity
- Assume the window is open eight months a year. A desk facing a Mumbai arterial road will pick up 62–78 dB. Put the desk perpendicular to the window and the microphone away from it.
- A solid-core door is worth more than any panel. Where the study is a room, a 38 mm solid core with a drop seal costs ₹18,000–₹42,000 and does more than ₹80,000 of acoustic treatment.
- UPS in the joinery, ventilated. Mumbai outages are short and infrequent but they happen, and a router without backup means a dropped call regardless of what your laptop is doing. Allow a 400 × 350 × 300 mm ventilated bay with its own socket.
- Put the router on the desk circuit, not in the entrance lobby. The single most common cause of a bad home connection in a Mumbai flat is a router in a metal shoe cabinet by the door, three concrete walls away from the desk.
- Two ISPs if you work for yourself. A fibre line and a mobile failover. The joinery should accommodate both without a visible cable.
- Earth the desk circuit properly. Older society wiring frequently has no dedicated earth; a floating earth shows up as monitor hum and a tingling laptop chassis.
The backdrop is part of the brief
If you take client calls, what is behind you is a business asset and it costs almost nothing to plan. In a Mumbai flat this usually means turning the chair around.
| Backdrop | Verdict | What to do |
|---|---|---|
| A wardrobe shutter run | Poor — reads as a bedroom immediately | Rotate the desk so the backdrop is a plain or panelled wall |
| A window | Poor — you become a silhouette | Window to the side; if it must be behind, a lined roller blind on the call scene |
| A bed | Unacceptable for client-facing work | Rotate, or build a 1,500 mm half-height panelled screen |
| A fluted or slatted panel wall | Good — texture reads well on camera at 1,200 mm depth of field | 1,200–1,800 mm wide behind the chair, in a mid tone |
| Open shelving with books and objects | Good, if curated and lit | Two-thirds full, one warm accent light, nothing reflective |
| A plain painted wall | Acceptable and honest | Mid tone, not white; a wall wash at 3500K |
Half our home office briefs arrive after somebody has spent a year in a wardrobe on camera. It takes 1,500 millimetres of fluted panel and rotating the desk ninety degrees.

Ex-GST. Excludes the chair and the machine. Glazing on a balcony enclosure is priced separately at ₹850–₹1,600 per sq ft depending on the system.
Programme and the society
Three to four weeks on site for a niche or a passage conversion, five to seven for a balcony enclosure because the glazing is made to measure after the opening is surveyed. Society NOC, a deposit of ₹15,000–₹50,000 and 10am–6pm hours apply to all of it. A balcony enclosure additionally needs the committee’s written approval of the elevation, which is the item most likely to delay a start.
The general principles
Ergonomic dimensions, lighting positions, reverberation targets and cable management are the same wherever you are, and they are set out in full on study room and home office design. This page covers what the city adds. If the space is shared with a child’s study, kids room designers in Mumbai deals with that arrangement.

Frequently asked questions
Can I enclose my balcony to make a study in Mumbai?+
Often yes, with written society permission and usually only as a removable glazed enclosure that matches the building elevation. Masonry enclosures are rarely permitted and change your built-up area. Get the committee's approval in writing before any design work, because the elevation rule is the item most likely to stop the project.
How much does a home office cost in Mumbai?+
₹65,000–₹1.3 lakh for a bedroom niche workstation, ₹1.1–₹2.0 lakh for a passage conversion, ₹1.8–₹2.8 lakh for an enclosed balcony study, and ₹2.4–₹5.6 lakh for a dedicated room, all excluding 18% GST, the chair and the machine.
What is the minimum width for a usable workstation?+
900 mm of wall with 600 mm of depth for a laptop and a single monitor, and 1,350 mm if you want a dual-screen setup with any surface left over. Below 900 mm you have a shelf, not a desk, and the chair will not tuck under without fouling something.
How do I stop a west-facing enclosed balcony from overheating?+
Double glazing or a solar-control film, an openable section for cross ventilation, a ceiling fan point, and a light-coloured floor. Behind single clear glass a west balcony in Mumbai reaches 38–42°C by mid-afternoon, which is unusable regardless of how good the desk is.
Do I need a UPS for a home office in Mumbai?+
For the router, yes. Outages here are usually short, but a router that reboots ends a client call just as effectively as a long cut. Allow a ventilated 400 × 350 × 300 mm bay in the joinery with its own socket, and put the router on the desk circuit rather than in a metal cabinet by the front door.
What should be behind me on a video call?+
Not a wardrobe, not a bed and not a window. A 1,200–1,800 mm fluted or slatted panel in a mid tone, curated open shelving that is about two-thirds full, or a plain mid-tone wall with a soft wall wash at 3500K. Rotating the desk ninety degrees usually solves it without any extra joinery.
