Working with a 9′6″ slab
A loft is the difference between a usable Mumbai children’s room and a cramped one, but the arithmetic is tight. Here is what actually fits under each ceiling height we meet.
| Slab height | Common in | Loft over wardrobe | Loft bed possible? |
|---|---|---|---|
| 9′0″ (2,740 mm) | 1970s co-operative stock | 450 mm loft above a 7′0″ wardrobe | No — under-space falls below 1,400 mm |
| 9′6″ (2,900 mm) | 1990s–2010s mid-rise, the city norm | 600 mm loft above a 7′3″ wardrobe | Only as a study loft; sleeping clearance is marginal |
| 10′0″ (3,050 mm) | Newer towers, Powai, Thane, Navi Mumbai | 750 mm loft above a 7′6″ wardrobe | Yes — 1,500 mm under, 750 mm above the mattress |
| 10′6″+ (3,200 mm) | Hiranandani, premium towers, redevelopment | 900 mm loft; a mezzanine study is viable | Yes, comfortably |
Measure to the underside of the structural slab, then subtract the false ceiling depth. A 100 mm cove costs you a 100 mm loft.
The shared room, which most of these are
- Duplicate what is personal, share what is not. Two wardrobe bays with separate doors, two desks or one desk with two named halves, two task lights on two switches, two pinboards. One bookshelf, one floor, one ceiling.
- Use the bunk to make the territory, not just the beds. A stair-drawer unit between the two bunks reads as a wall and stores more than a ladder ever will.
- Give the older child the desk with the better light and the younger one the bed with the better ventilation. It sounds trivial and it settles most of the arguments.
- Plan for the room to be split later. If there is any chance of a partition at eleven, run the electrical now so both halves have their own circuit, switch and data point.
- Acoustically separate the desk from the bed. In a 95 sq ft room shared by two children on different schedules, a desk-height acoustic pinboard panel and a directional task light are the practical substitute for a second room.

The external wall problem
In Mumbai the second bedroom is usually the one on the open side of the building, which means its external wall takes four months of driven rain a year. A wardrobe fixed flush to that wall is a mould incubator, and we see the result on about one survey in four.
- 10 mm ventilated cavity behind any carcass on an external wall, with a vent slot top and bottom so air moves through it.
- BWP 710 backs, not 6 mm MDF, on that wall. The back is the panel that fails first.
- Check the wall from outside. A cracked external plaster band or a blocked AC drain above is the actual source on most damp walls; a cavity manages the symptom, fixing the outside removes it.
- Do not put the bed head against it. Ten centimetres of separation and an air gap is worth more than any anti-fungal paint.
- Test before you design. A protimeter reading above 18% on that wall in September means treatment first, joinery after.
Studying with the window open
Mumbai homes are noisy and, for eight months a year, the window has to be open. That fact belongs in a children’s room design, and it usually moves the desk.
| Noise source | Typical daytime level at the window | Where the desk goes |
|---|---|---|
| Western Express Highway or Eastern Express Highway flat | 70 – 78 dB | Internal wall, perpendicular to the window; heavy curtain and a lined pelmet |
| Harbour or Central line within 200 m | 68 – 80 dB in passes | Away from the window entirely; consider laminated glazing on that opening |
| Arterial suburban road | 62 – 70 dB | Beside the window, facing in, so the child is not looking into glare |
| Internal society courtyard | 52 – 60 dB | At the window, with an anti-glare position |
| Podium or upper floor, set back | 48 – 56 dB | Anywhere; plan for daylight instead |
Levels are indicative daytime readings at an open window. Laminated 6.38 mm glazing on one opening typically buys 5–7 dB and costs ₹950–₹1,500 per sq ft.
Every parent asks where the bed should go. The honest answer in a Mumbai second bedroom is that you place the desk first, because that is the thing that has to work for ten years.

Mumbai rate bands
| Area | Designed room, 90 sq ft | Local note |
|---|---|---|
| Bandra West, Juhu, Worli | ₹3.4 – 5.4 L | Salt-air hardware, older stock, tight lift access |
| Powai, Chembur, Ghatkopar | ₹2.6 – 4.0 L | Taller slabs; lofts and study mezzanines are actually possible |
| Andheri West, Goregaon, Malad | ₹2.4 – 3.8 L | The city baseline; 9′6″ slabs, compact second bedrooms |
| Borivali, Kandivali, Mulund | ₹2.2 – 3.4 L | Redevelopment possessions with taller slabs and smaller plans |
| Thane and Navi Mumbai | ₹1.8 – 3.0 L | Larger rooms, easier logistics, lower labour |
Ex-GST. Includes wardrobe with loft, bed with storage, study, lighting and ceiling. Excludes mattress, chair, curtains and flooring.
What we specify in a Mumbai children’s room
| Element | Mumbai specification | Reason |
|---|---|---|
| Wardrobe carcass | BWP 710 throughout, borate-treated near Aarey or the national park | Humidity and, on the park edge, active termite pressure |
| Loft shutters | Lift-up with gas struts, not side-hinged | A side-hinged loft shutter at 8 ft needs floor clearance the room does not have |
| Bed | Hydraulic storage box with a breather gap in the base | Bedding stored in a sealed box in this climate smells within a monsoon |
| Study surface | Post-formed laminate or 12 mm compact laminate | Survives humidity, ink and a decade of use better than veneer |
| Skirting behind joinery | Omitted; joinery carried to the floor on a 100 mm ventilated plinth | Removes the gap that collects dust and holds damp |
| Paint | Washable low-VOC acrylic emulsion, matte | Washable matters more than the colour in a child’s room |
| Fan and light | Separate switches; fan on a regulator the child can reach | Ceiling fans run nine months a year here and the room is used unattended |
The society, briefly
A single-room fit-out still needs the NOC. Expect 10am–6pm hours, a deposit of ₹15,000–₹50,000 for a one-room scope, worker ID copies and a lift booking for the carcass delivery. Programme is three to four weeks on site, and off-site fabrication is what keeps it there.
The national picture
Age staging, board emission grades, bunk dimensions and study lux levels are the same everywhere and are set out on kids room interior design. What is specific to this city is the 9′6″ slab, the shared second bedroom and the external wall. If the room also has to work as a home office for an adult, see home office designers in Mumbai.

Frequently asked questions
Can I fit a loft bed in a Mumbai flat?+
Only under a 10 ft slab or taller. At the city-standard 9 ft 6 in, once you deduct a false ceiling you cannot get 1,400 mm of usable space below and 750 mm of clear height above the top mattress. Under 9 ft 6 in, a study loft over a wardrobe works; a sleeping loft does not.
How much does a kids room cost in Mumbai?+
₹1.8–₹3.0 lakh in Thane and Navi Mumbai, ₹2.4–₹3.8 lakh across the western suburbs and ₹3.4–₹5.4 lakh in Bandra West, Juhu and Worli for a designed 90 sq ft room with wardrobe, loft, bed storage, study and lighting, excluding 18% GST and loose items.
How do you design a room for two children in a small Mumbai flat?+
Two wardrobe bays, two desks or two named halves of one desk, two task lights on separate switches and two pinboards; one bookshelf and one floor. A bunk with a stair-drawer unit between the beds creates the territory and the storage at once, and the electrical is run so the room can be partitioned later without chasing walls again.
Why does mould appear behind my child's wardrobe?+
Because the wardrobe is fixed flush to an external wall that takes driven rain from June to September. A 10 mm ventilated cavity with vent slots top and bottom, BWP backs instead of thin MDF, and a check on the external plaster and the AC drain above usually resolves it. Anti-fungal paint alone does not.
Where should a study desk go in a noisy Mumbai flat?+
Against an internal wall, perpendicular to the window, if the flat faces a highway or a railway line — that is 68–80 dB at an open window. In a quieter internal position the desk can sit at the window, facing in so the child is not working into glare. Laminated 6.38 mm glazing on one opening buys about 5–7 dB at ₹950–₹1,500 per sq ft.
How long does a single kids room take?+
Three to four weeks on site under 10am–6pm society hours, with the carcasses made off site in parallel. You will still need a society NOC, a deposit of roughly ₹15,000–₹50,000 for a one-room scope, worker ID copies and a booked lift slot for the delivery day.
