Designing for three generations in one house
The brief we get in these houses is consistent. Grandparents who have lived here forty years and are now finding the stairs difficult. A middle generation running the household. Children or grandchildren who will inherit it. Nobody wants the house to look like it has been adapted, and everybody needs it to work for the next two decades. That is a design problem with real answers, and they are mostly structural and spatial rather than decorative.
- A home lift, planned early. A 630 kg three-stop residential lift needs a shaft, a pit and a structural opening through two floors. It has to be designed with the structural engineer before any interior layout is fixed, and it costs ₹9–12 lakh installed including the shaft works. In a house where one generation cannot manage stairs, nothing else in the contract comes close in value.
- One bedroom and bathroom at ground level, with a 900 mm clear door, a level-access shower with a concealed linear drain, and blocking built into the wall for grab rails that can be fitted later. Fitted now they look clinical; blocked for and left plain, they can be added in an afternoon when needed.
- Level thresholds throughout. No step between rooms, no raised sill at the balcony, and a flush transition at the entrance. This is free if decided before the floor screeds are laid and expensive afterwards.
- Lighting designed for older eyes. Roughly twice the illuminance of a standard scheme at stairs, thresholds and the kitchen counter, with no pools of shadow between zones, and a permanent low-level night circuit on the route from bedroom to bathroom.
- A room that can change use. One ground-floor room specified so it can be a study now and a care room later — power at bed height on two walls, a door that clears a wheelchair, and a bathroom within five metres.
Worked example: 3,200 sq ft plot house, comprehensive rebuild
A two-storey house in the older residential lanes, occupied by seven people across three generations. Structure sound, everything else original. A home lift, five bathrooms and a reorganised ground floor.

Add 18% GST. The lift and its shaft are ₹11.93 lakh — 9% of the contract, and the item this family would keep if they had to cut everything else. The rates on this page come from Chembur houses Greenbox has completed and billed, held at October 2026.

Built so nobody has to move out of it
Luxury that does not announce itself
Chembur's older families are not, in general, buying interiors to impress visitors, and the design language that works here reflects that. Good stone rather than rare stone. Solid joinery with honest detailing rather than visible brand references. A dining table that seats fourteen because it will need to, three or four times a year. A pooja room designed properly — its own ventilation, a stone or solid-surface base, dedicated lighting and storage for what is actually kept there — rather than a niche. And durability treated as a luxury attribute in its own right, because this house is expected to look like this in fifteen years without being redone.
The practical constraints have not gone away
- Refinery-side air applies at every budget. Sealed glazing lines, washable wall finishes and closed rather than open display storage are as sensible in a ₹1.2 crore interior as in a ₹18 lakh one. It is not a compromise — open shelving on this side of Chembur means someone dusts it daily for twenty years.
- The lanes are narrow and the neighbours are close. Plot houses here sit on lanes that take a tempo and not much more, with houses a few metres either side. Material deliveries are scheduled, scaffolding footprints are agreed with neighbours in advance, and noisy work runs 11am to 4pm. A house project on a narrow lane succeeds or fails on that relationship.

Frequently asked questions
Can a home lift be fitted into an existing house?+
Usually yes, and it has to be designed with the structural engineer before the interior layout is fixed. A 630 kg three-stop lift needs a shaft, a pit and openings through two floors — ₹9–12 lakh installed including shaft works. Retrofitting one after the interiors are finished means taking a good part of them apart again.
How do you make accessible design not look clinical?+
By building in the structure and leaving out the fittings. Level thresholds, 900 mm clear doors, a level-access shower with a concealed linear drain and blocking in the walls where grab rails might one day go. None of that reads as adapted. The rails themselves take an afternoon to fit when they are actually needed.
What lighting do older residents need?+
Roughly double the illuminance of a standard scheme at stairs, thresholds and work surfaces, with no dark gaps between lit zones, and a permanent low-level night circuit on the bedroom-to-bathroom route. It is a design decision rather than a cost one, and it is the single change residents notice most.
Is open shelving really a bad idea in Chembur?+
On the refinery side, yes, at any budget. The airborne deposit is fine and constant, and open display means someone dusts it every day for twenty years. Closed storage with good joinery and internal lighting shows the same objects better and does not become a daily chore.
How long does a full house rebuild take?+
Twenty-two to twenty-eight weeks where a lift and structural openings are involved, with the structural work and the lift shaft on the critical path at the front. The family usually moves out for the first twelve weeks and returns for the finishing stages, which we plan room by room.
