The BKC commercial mix
Bank and financial branches
Flagship and corporate branches serving institutional clients. Security specification, cash handling, a client floor and a back office in one demise.
Brand flagships and experience centres
Automotive, technology and luxury brands using BKC as an address rather than a shopping destination. Appointment-led, low footfall, very high finish.
Podium food and beverage
QSR, cafés and casual dining in the tower podiums and the food precincts. Ferocious weekday lunch peak, quiet evenings.
Clinical and wellness suites
Executive health, dental and physiotherapy serving the office population. Regulated requirements inside a Grade-A shell.
Brand standard against local reality
A global fit-out manual is written for a market with different codes, different climate and a different landlord regime. Reconciling it is a documented exercise we run in the first fortnight, and it saves months at approval stage.
| Brand standard requirement | What BKC requires instead | How it is resolved |
|---|---|---|
| Open ceiling with exposed services | Sprinkler coverage and access to every valve and damper | Coordinated services drawing, access panels detailed into the design language |
| Internally illuminated fascia signage | Landlord signage zone with format and luminance limits | Individual letters within the permitted band, illuminated to the landlord's limit |
| Proprietary floor build-up | Landlord deck loading and reinstatement terms | Floating build-up on a demountable grid, no bonding to the slab |
| Brand-nominated MEP contractor | Landlord's nominated vendor for base-build services | Brand contractor takes the tenant systems; nominated vendor takes base build |
| 24-hour construction working | Noisy scope restricted to roughly 10pm – 6am | Programme split; quiet scope by day, and it is planned that way from week one |
Worked example: 2,600 sq ft bank branch, G Block podium
| Scope | ₹ lakh | Detail |
|---|---|---|
| Landlord charges, security clearance, protection and lift bookings | 16.8 | Includes night-shift supervision for the noisy phase |
| Joinery — teller line, advisory pods, client lounge, back office | 28.4 | Solid surface and veneer; security glazing at the teller line |
| Electrical, UPS, data, security and surveillance containment | 14.6 | Redundant feeds; separate containment for the security system |
| Ceiling, lighting and controls | 12.9 | Access panels to every damper and valve, detailed into the ceiling language |
| HVAC modification, VAV rebalancing and BMS tie-in | 11.2 | Nominated vendor, passed through at cost |
| Partitions, acoustic advisory rooms and strongroom enclosure | 8.4 | Advisory rooms at Rw 45; strongroom to the bank's own specification |
| Flooring and stone | 5.3 | Stone to the client area, carpet tile to the back office |
| Management, commissioning and contingency | 3.8 | Includes brand-standard compliance sign-off |
| Total, ex-GST | 101.4 | ₹3,900 per sq ft on 2,600 sq ft |
Add 18% GST. Excludes the bank's own security hardware, ATMs and IT. Landlord and access charges are 17% of the build here, which is the BKC signature.

Brand delivery inside a Grade-A landlord's rules
The weekday-only trading pattern
BKC's population is commuters. Weekday footfall between 8am and 8pm is enormous and weekend footfall is close to nothing, which is the opposite of a Bandra West high street. For food operations that means designing for a forty-minute lunch peak that delivers most of the week's revenue: a queue that does not block the podium walkway, a service line that can run at three times average throughput, and a seating mix weighted to twos and fours rather than large tables. For retail and showrooms it means the space is a meeting venue as much as a shop, and the appointment room matters more than the display window.
Security, which is a design discipline here as well as a procedure
A BKC branch or flagship carries a security brief that a suburban unit does not, and it is cheaper to design than to add. Cash handling needs a route from the delivery point to the strongroom that never crosses the client floor. Surveillance needs its own containment, kept physically separate from data so that a cable fault in one does not take down the other. Advisory rooms need acoustic separation at Rw 45 or better, because the conversations in them are confidential and glass partitions are not quiet. Teller lines and cash counters need security glazing to the client's own standard, which sets the counter depth and therefore the plan. And the panic and duress systems need power and containment run before the ceiling closes. On our worked example those requirements added about ₹6.5 lakh across several line items — under 7% of the build, and impossible to retrofit neatly once the joinery is installed. We take the client's own security standard as an input to the first plan, alongside the brand standard and the landlord's manual, rather than as a review comment on the third one.

Frequently asked questions
Why is BKC commercial fit-out more expensive than Lower Parel?+
₹2,600–₹4,800 against ₹2,300–₹4,400, and most of the gap is access and landlord cost rather than specification. On our worked example landlord charges, security clearance, protection and lift bookings came to 17% of the build. Lower Parel's mill compounds have their own frictions but they are cheaper ones.
Will my global brand standard be approved in BKC?+
Parts of it. Open ceilings collide with sprinkler and access requirements, illuminated fascia signage collides with the landlord's signage zone, and bonded floor build-ups collide with reinstatement terms. We produce a reconciliation document in the first fortnight listing every conflict and the proposed resolution, and take it to the landlord as one submission rather than five.
Is weekend trade really that weak in BKC?+
For most categories, yes. The district empties at the weekend because its population commutes in. Food operations here make the large majority of their revenue on weekday lunches, and we design the service line and seating mix for that peak. Anyone underwriting a BKC unit on seven-day trade should revisit the model.
Can a clinic operate in a BKC office tower?+
Yes, and executive health and dental suites do well against the office population. The constraints are the landlord's — pressure-differential ventilation has to be achieved within the base-build system, clinical waste needs an agreed route through a building that was not designed for it, and any imaging shielding adds slab loading that needs checking. All three are solvable, and all three need agreeing before the lease.
How long does a BKC branch or showroom take?+
Twelve to eighteen weeks for 2,000–3,000 sq ft, with landlord approvals and the nominated-vendor services packages on the critical path rather than the visible construction. Security clearance for the crew takes the first week and a half and cannot be short-circuited.
