Three things to settle before drawing
- Gas or electric. Several BKC residential towers are all-electric or restrict gas to a metered piped supply with its own conditions. That is not a minor specification point — it decides between a gas hob with a high-CFM ducted chimney and an induction surface with a downdraft or a lower-volume extract, and the two produce different kitchens.
- Where the extract goes. Kitchen extract in these towers discharges into a designated shaft with a stated maximum flow rate. Exceeding it is refused, and a chimney sized for a professional hob may not be permitted. We confirm the shaft's rated capacity with the facilities team before selecting the chimney.
- Whether it has to come out. On a corporate lease with a reinstatement clause the kitchen is the most expensive thing to remove. Designed demountably — scribed and screwed rather than bonded, services surface-routed behind the carcass, counter fixed mechanically — it comes out in three days instead of two weeks.
Worked example: 20 running foot kitchen with island, G Block
Lacquered and veneer at ₹62,000 per running foot, near the top of the Mumbai band. Twenty running feet of counter including the island.
| Component | ₹ lakh | Detail |
|---|---|---|
| Lacquered and veneer shutters — 20 rft base, 14 rft wall, island faces | 4.35 | Hand-finished; colour-matched across the island and the tall run |
| BWP carcass with Blum throughout, three tall units, WPC under the sink | 3.72 | Blum on every drawer, not only the daily ones |
| Counters — 44 sq ft book-matched natural stone | 2.06 | Island slab hoisted in one piece in a night lift slot |
| Island structure, services to the island and the seating edge | 1.05 | Power and water; the slab penetration agreed with the building |
| Sinks, filtered and boiling-water taps, sealed cut-outs | 0.48 | Undermount double bowl in the main run |
| In-cabinet lighting, servo openers and internal drawer systems | 0.36 | Full internal fit-out to every tall unit |
| Extract routed to the shaft's rated capacity, and the hob | 0.24 | Induction; the shaft rating was confirmed before selection |
| Installation, night lift slots, security passes and protection | 0.14 | Passes lodged nine days ahead of the stone hoist |
| Total, ex-GST | 12.40 | ₹62,000 per running foot on 20 running feet |
Add 18% GST. Excludes the appliance package — steam and combi ovens, dishwasher, wine cabinet and integrated refrigeration — which was ₹6.40 lakh, so ₹18.80 lakh all told, appliances being 34% of that. Reinstatement of this kitchen, designed demountably, was quoted at ₹2.1 lakh.

Apartment kitchens under tower rules
Getting a kitchen into a BKC tower
The units are the easy part. Booked service lifts, security passes for every fitter, escorted routes and a night slot for anything heavy or noisy all apply to a kitchen installation exactly as they do to a full fit-out. The stone island slab on the worked example above went up at 11pm on a Tuesday because that was the slot the building gave us, and the fitting crew's passes had been lodged nine days earlier. A kitchen supplier who has not worked in these towers will price four days of installation and spend nine.
Appliances first, cabinetry second
In this market the appliance schedule is not a late decision, it is the brief. A steam oven, a combi oven, integrated refrigeration, a wine cabinet and a dishwasher between them dictate the tall-unit module widths, the ventilation clearances behind and above each appliance, the circuit count and the load. Integrated refrigeration in particular needs a stated ventilation gap and a specific door-panel weight that the hinge has to be rated for — get that wrong and the door sags within a year. We fix the appliance schedule, with model numbers, before the carcass drawing is issued, and we raise the aggregate load with the building's facilities team at the same time, because on a central-plant tower with a metered supply you cannot simply assume another 12 kW is available in the apartment.
The second consequence of an appliance-led kitchen is lead time. Imported units run eight to fourteen weeks and a substitution late in the programme means re-cutting a tall unit. We place the appliance order at design freeze and build the cabinetry programme behind it rather than in front of it, which is why a BKC kitchen takes six to eight weeks of site time inside a longer overall programme.
A separate service kitchen sits behind the main one in most of these apartments, and it is where the real cooking happens. It is smaller, plainer and harder working — a gas or high-output induction surface where the building permits it, a heavy-duty extract, stainless surfaces, a double bowl with a drainer and bulk storage. Budget ₹34,000 to ₹42,000 per running foot for it. Apartments where the service kitchen was value-engineered out are the ones we get called back to.

Frequently asked questions
Can I have a gas hob in a BKC apartment?+
Sometimes. Several of the towers are all-electric and others restrict gas to a metered piped supply with conditions attached. Ask the facilities team before you specify, because the answer decides between a gas hob with a high-CFM ducted chimney and an induction surface with a lower-volume extract — two genuinely different kitchens, not two versions of the same one.
Why does a BKC kitchen cost more than the same kitchen in Powai?+
₹24,500–₹70,000 per running foot against ₹19,500–₹50,000, and roughly half the gap is specification — imported systems, natural stone, integrated appliances — while the other half is delivery. Booked lifts, security passes, escorted routes and night slots for heavy items turn a four-day installation into a nine-day one, and that is real cost.
What happens to the kitchen when a corporate lease ends?+
If the lease has a reinstatement clause, it comes out. Designed demountably from the start — mechanically fixed rather than bonded, services surface-routed behind the carcass — removal on our worked example was quoted at ₹2.1 lakh and three days. A bonded, chased installation in the same apartment would be four to five times that and a fortnight of night work.
Is an island worth it in a BKC apartment?+
If the room takes it and you can get power and water to it, yes — these are large kitchens and an island is how they stop feeling like corridors. The two checks are the slab penetration for services, which needs the building's agreement, and the stone slab's route into the apartment, which on our example meant a single-piece hoist in a night lift slot.
