What residential BKC actually consists of
The district was planned as a business centre and the housing was an afterthought — a small cluster of high-specification towers in and around G Block, some MMRDA-allotted plots, and a spillover of leased apartments along the Bandra East edge. Put together it is a few hundred units, not a suburb.
- The G Block luxury towers. Large single-floor and duplex apartments, 2,800 to 8,000 sq ft, delivered as bare shells or with a developer base finish that most buyers strip.
- Corporate-leased apartments. Banks, consultancies and diplomatic missions house senior staff here on three- to five-year leases. The fit-out is paid for by the employer and the lease usually requires reinstatement at the end.
- The Bandra East edge. Older co-operative stock and government colony housing adjacent to the complex, which is ordinary Mumbai residential work at ordinary Mumbai rates, not BKC work.
The reinstatement clause, which nobody reads until the end
On a corporate lease in BKC the tenancy agreement almost always requires the apartment to be returned to its handover condition. That changes the design, not just the paperwork. Anything chased into a wall, bonded to a slab or cut into a ceiling has to come back out at the end of the term, at the tenant's cost.
| Approach | Cost at fit-out | Cost at reinstatement | When it makes sense |
|---|---|---|---|
| Built-in, chased and bonded | Baseline | ₹180 – 320 per sq ft to remove and make good | Owner-occupied flats only |
| Demountable partitions and free-standing joinery | 8 – 12% higher | ₹60 – 110 per sq ft | Three-year leases |
| Surface-mounted services, no chasing | 3 – 5% higher | Negligible | Any leased apartment |
Reinstatement rates ex-GST, based on what BKC landlords have actually charged tenants who left it to the landlord to do.
The practical consequence is a different drawing set. Services run in surface-mounted trunking behind joinery rather than chased into plaster, wardrobes are scribed and screwed to a batten rather than bonded, and every partition is a demountable system with a documented removal sequence. We issue a reinstatement schedule with the handover file listing what comes out, in what order, and what it will cost at the end of the term. Tenants who have been through one BKC exit ask for that document before they ask for the design.
Worked example: 3,200 sq ft apartment, G Block
| Scope | ₹ lakh |
|---|---|
| Shell preparation, levelling, partition layout | 14.4 |
| Joinery and wall panelling throughout | 56.6 |
| Ceiling, cove, lighting and controls | 17.3 |
| Flooring — stone, engineered timber, carpet to bedrooms | 16.5 |
| Paint, texture and specialist finishes | 10.2 |
| Four bathrooms and one powder room | 16.4 |
| HVAC modification and BMS coordination | 7.5 |
| Management, estate liaison and contingency | 5.1 |
| Total, ex-GST | 144.0 |
Add 18% GST. The rate used here is what Greenbox has completed and billed on apartments of this standard, held at October 2026. HVAC modification is a line item here because these towers run central systems with building-managed controls — you cannot simply add a split unit.

Apartment work run to a commercial tower's rules
Two constraints that govern every BKC apartment project
- The building runs on bookings. Material lifts are reserved in slots, crews carry photo passes issued in advance, and movement through the tower is escorted or routed. A delivery that arrives without a booking goes home. We hold a standing weekly slot for the duration of a project rather than booking ad hoc.
- Noisy work is restricted to a night window. Core cutting, chasing and demolition run between about 10pm and 6am in most BKC towers because the neighbours include occupied apartments and, in the mixed blocks, offices. Night working carries a labour premium of roughly 25–30% and it has to be in the quote from the start, not discovered in week three.
Who commissions these, and what they ask for
Three client types account for nearly all of it, and they want different things. An owner-occupier buying into a G Block tower is usually furnishing a primary residence to a standard set by the building — stone, veneer, integrated lighting control, a serious kitchen. A corporate lessee wants the apartment habitable, photogenic and reversible inside twelve weeks, with the invoice addressed to a company. And a landlord preparing a unit for lease wants durability and neutrality above all, because the flat will be shown to twenty prospective tenants and lived in by four.
- Owner-occupier: ₹4,380–₹5,600 per sq ft. Full design cycle, bespoke joinery, 26–34 weeks.
- Corporate lease fit-out: ₹3,530–₹4,260 per sq ft. Demountable, reversible, 10–14 weeks, reinstatement priced separately and disclosed up front.
- Landlord preparation: ₹3,530–₹3,890 per sq ft. Hard-wearing surfaces, a neutral palette, and every finish chosen for a five-year replacement cycle rather than a photograph.

Frequently asked questions
How many residential buildings are there in BKC?+
A handful, concentrated in and around G Block, plus leased apartments on the Bandra East edge. It is a few hundred units against tens of millions of square feet of office space. Anyone describing BKC as a residential market is selling you something.
Why is night working needed for a BKC apartment fit-out?+
Because the towers are occupied and, in the mixed-use blocks, share a structure with offices. Core cutting, chasing and demolition are permitted in a roughly 10pm–6am window. Quiet scope — joinery installation, painting, finishes — runs by day. The night premium is 25–30% on that portion of the labour and we show it as its own line.
What is a reinstatement clause and does it apply to me?+
It is a lease term requiring the apartment to be returned to handover condition when you leave. It applies to nearly every corporate-leased BKC apartment. If it applies, we design demountably: free-standing joinery, surface-routed services, no chasing. It costs 8–12% more at fit-out and saves several times that at the end of the term.
Can I change the air conditioning in a BKC apartment?+
Only within the building's system. These towers run central plant with building-managed controls, so adding a split unit or moving an indoor unit is a coordination item with the facilities team, not a decision you make with your contractor. We raise it in week one because the answer sets the ceiling layout.
