The four concealments
- The cistern. A 500 mm concealed frame in the wall with only the flush plate visible, ideally in a matching tile-clad plate. It frees the floor and removes the single most visually noisy object in a bathroom.
- The storage. A 300 × 600 mm recessed niche in the shower and a 150 mm one above the basin, both formed in the block work before tiling, plus drawers in the vanity for everything else. No shelves, no rails, no caddies.
- The light source. Trimless recessed downlights, a backlit mirror with a frosted edge and a concealed LED in the niches. No visible fitting, no exposed screw.
- The transitions. A linear drain at one wall so the floor tile runs in a single direction, a flush threshold, a shadow gap at the ceiling and a frameless glass panel fixed with a channel rather than clamps.
The minimalist bathroom palette
One stone tone in two finishes and nothing else. In a room this quiet, the only decisions that show are the tile's texture and the shadow the light throws across it.
- Pale stone
#EAE7E1— walls, floor to ceiling, in a matt large-format tile - Grey-beige
#CFCAC2— floor, a half-step darker, anti-skid in the same family - Niche interior
#DDD8D0— picked out one step lighter so the recess reads as depth - Warm grey
#8C8880— the vanity front, the only different plane - Matte black
#1D1E20— tap, shower, flush plate, drain
What the specification has to achieve
- Rectified large-format tile at 600 × 1,200 mm with a 2 mm joint and epoxy grout. Non-rectified tile cannot hold a 2 mm joint, and the joint width is what makes the wall read as a plane.
- A concealed cistern frame fixed to the slab or a 150 mm block wall, Geberit, Grohe Rapid or Jaquar. Never into a 75 mm partition with plugs.
- Trimless downlights with an IP44 rating and a plaster-in housing, set before the final skim. They cost two to three times a rimmed fitting and they are the reason the ceiling reads as a surface.
- A linear channel drain with a tile-insert grate, so the drain almost disappears. It requires a single-direction fall and a sunk slab deep enough to take the channel, so confirm both before specifying.
What a minimalist bathroom costs
| Element | Specification | 2026 Mumbai cost |
|---|---|---|
| Tiling | 240 sq ft rectified large format, 2 mm joints, epoxy grout, floor to ceiling | ₹92,000 |
| Sanitaryware and brassware | Concealed cistern and wall-hung WC, under-counter basin, concealed shower mixer | ₹1,05,000 |
| Vanity | 1,000 mm wall-hung with drawers and a solid-surface top, push-to-open | ₹52,000 |
| Civil and waterproofing | Strip-out, membrane, ponding test, single-direction fall, linear drain | ₹58,000 |
| Glass | 10 mm frameless fixed panel in a channel, no visible clamps | ₹42,000 |
| Lighting and niches | Trimless downlights, backlit mirror, two lit recessed niches, timed exhaust | ₹31,000 |
Total at this specification: ₹3,80,000 ex-GST. Add 18% GST. Concealed plumbing means every valve sits behind tile. Insist on a photographic record of the pipe runs before tiling; it is free at the time and invaluable later.
Three ways a minimal bathroom fails
- Nowhere for the bottles. A shampoo, a conditioner, a body wash, a razor and a face wash exist in every household. If the niche is 300 mm wide they will sit on the floor instead.
- Concealed plumbing with no access. A concealed cistern needs its inspection plate; a concealed shower mixer needs a serviceable cartridge. Tiling over either without access is a future demolition.
- A visible rimmed downlight in an otherwise trimless ceiling. One is enough to undo it. Decide the fittings before the ceiling is skimmed, not after.
Minimal bathrooms in Mumbai buildings
Concealment is limited by what the building allows. A concealed cistern needs a 150 mm block wall or a slab fixing; many Mumbai bathrooms have 75 mm partitions between the WC and the adjacent room, and in that case the frame has to be built forward in a 125 mm stud, which costs floor area. A linear drain needs the sunk slab to accommodate the channel plus the fall, and in an older building where the sunk portion has been filled with rubble you may not have the depth — clear it and re-screed, or accept a centre trap. Finally, concealed brassware needs serviceable cartridges and a documented pipe route, because the next plumber will not have the drawings and a wall of 600 × 1,200 tile is not a forgiving thing to open.

Frequently asked questions
Is a concealed cistern reliable?+
Yes, with a branded frame and the inspection plate kept accessible. The failure cases are unbranded frames and installations where the access plate was tiled over. Budget ₹28,000–₹65,000 for frame and pan together.
How much storage does a minimalist bathroom need?+
More than the look suggests. A 1,000 mm vanity with two drawers plus a 300 × 600 mm shower niche and a 150 mm basin niche is the working minimum for two people. Under-provide and the counter fills.
Is a linear drain worth it?+
It lets the floor tile run in one direction with a single fall, which is the whole point in a minimal room. It costs ₹14,000–₹32,000 more than a centre trap and needs the sunk slab depth. Where the depth is not there, a corner trap with a two-way fall is the honest compromise.
What tile size works best?+
600 × 1,200 mm rectified, floor to ceiling, with a 2 mm epoxy joint. In a 40 sq ft bathroom that is very few grout lines, which is exactly what the style is after.
